Full Management Service. Fees payable to the Agent for our ‘Full Management Service’ A fee of 12% (% Inclusive of VAT) of the monthly rent (the “Commission”), payable monthly, upon receipt of the rent. In addition to the above there is a ‘Set Up’ charge which includes the compilation of the inventory, schedule of condition, writing of the tenancy agreement and tenant check out which is equivalent to one weeks’ rent subject to a minimum sum of £150.00. In addition to a fee of £50.00 to register the deposit with the TDS. These charges are subject to VAT. The Agent reserves the right to charge a fee of £25 per hour to deal with any dispute arising with the Tenant over the return of the Deposit and any other matter at the end of the tenancy if the time incurred on such dispute becomes excessive.

Full Management Service. In addition to the Letting and Rent Collection Service items:  The Agent will use its best endeavours to arrange minor repairs, general maintenance and replacements to the property without necessarily consulting the Landlord beforehand up to the limit agreed in writing upon giving instruction, (or up to the value of one month’s rent where no figure has been specifically agreed). The Agent will not be responsible for damage or loss incurred to the Property or the Landlord in the event of repairs, general maintenance or replacements not being carried out.  The Agent will make periodic visits to the property and send a report to the Landlord but such visits and reports can only be regarded as general oversight of the Property and its care by the Tenant. The Agent does not accept responsibility for actual variance between the report and the items reported upon. The Agent will liaise with the Tenant on all day to day matters arising.  The Agent will use its best endeavours to recover possession of the Property in accordance with instructions received but cannot be liable for any delays, damages or costs incurred because such vacant possession is not achieved within the time scale requested. It will be the responsibility of the Landlord to instruct solicitors with whom the Agent will liaise. The Agent will not be liable for any legal or other costs incurred in any action against current or previous tenants undertaken on the Landlord’s instructions.

Full Management Service. We offer a comprehensive management service aimed at landlords who prefer not to have the Inconvenience of dealing with day to day issues. This service is strongly recommended for landlords who are too busy to deal with the day to day management, clients who are new to lettings or overseas landlords. The standard fee for the management is taken as a percentage of the gross rents due for the period of the tenancy and a set-up fee will be levied at the outset for taking references and arranging the tenancy. The Standard Management Service includes: • Advising as to the likely rental income. • Arranging an Energy Performance Certificate (where required* at an additional cost) • Advertising and generally marketing the property. • Conducting viewings with prospective tenants. • Applying for appropriate references including credit search, employer’s reference and previous landlord (where applicable). • Negotiate the terms of the tenancy between landlord and tenant, ensuring an appropriate tenancy agreement is prepared and signed by or on behalf of the landlord and tenant. • Prepare an inventory and schedule of conditions prior to the commencement of the tenancy* at additional cost • Conduct a check in service with the tenants on move in (where required) • Taking a deposit from the tenant to be held by the Deposit Protection Service until the end of the tenancy when the property and contents will be checked for unfair wear and tear. • Collect the monthly instalments of rent and forward net rents to landlord’s bank accounts or forward a cheque less any fees or expenses due or incurred for the period. • Prepare and submit monthly statements • Chasing late or non-payments of rent • Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy. • Arrange for a gas safety certificate to be carried out annually during the tenancy in line with the Gas Safety (installation and use) Regulations 1994 (as amended) • Arrange for a valid EICR Electrical Certificate to be carried out, annually or at the beginning of each tenancy [subject to agreement]. • Carry out a routine inspection of the property at 3-6 monthly intervals (provided no serious defect or issue requiring our inspection has not been reported to us in the meantime) and provide a report to the landlord detailing our findings and any recommendations. • Co-ordination of repair or mainten...
Full Management Service. Unless stated, this includes the marketing, accompanied viewing, referencing, credit searches, deposit registration and tenancy agreement set up. Full Management Service. At the end of the tenancy agreement we will attempt to secure you contest and the consent of the tenant for the allocation of the deposit is held in our chosen scheme we will deal with any adjudication procedure provided by the scheme. Please note that under our chosen scheme only a tenant can raise a dispute. Where the deposit is held in your own preferred scheme you will be responsible for dealing with the scheme administrators for the release of the deposit or any dispute.
