Full Management Service. Fees payable to the Agent for our ‘Full Management Service’
Full Management Service. In addition to the Letting and Rent Collection Service items: The Agent will use its best endeavours to arrange minor repairs, general maintenance and replacements to the property without necessarily consulting the Landlord beforehand up to the limit agreed in writing upon giving instruction, (or up to the value of one month’s rent where no figure has been specifically agreed). The Agent will not be responsible for damage or loss incurred to the Property or the Landlord in the event of repairs, general maintenance or replacements not being carried out. The Agent will make periodic visits to the property and send a report to the Landlord but such visits and reports can only be regarded as general oversight of the Property and its care by the Tenant. The Agent does not accept responsibility for actual variance between the report and the items reported upon. The Agent will liaise with the Tenant on all day to day matters arising. The Agent will use its best endeavours to recover possession of the Property in accordance with instructions received but cannot be liable for any delays, damages or costs incurred because such vacant possession is not achieved within the time scale requested. It will be the responsibility of the Landlord to instruct solicitors with whom the Agent will liaise. The Agent will not be liable for any legal or other costs incurred in any action against current or previous tenants undertaken on the Landlord’s instructions.
Full Management Service. We offer a widespread marketing strategy and our services include a thorough checking of prospective tenants, all legal and general administration. Our service includes: Free consultation and assessment of market rental values Marketing your property Accompanying prospective Tenant/s on viewings and matching suitable Tenant/s Rigorous Tenant/s referencing and credit checks (where necessary additional security would be requested by means of a Guarantor) Undertaking all administration and preparation of the Tenancy Agreement (it is agreed that the Agent may sign the Agreement on behalf of the Landlord) Preparing a detailed Inventory and Schedule of Condition report prior to and after a tenancy Collection of Deposit monies which we will retain in a client account and will be held until the end of the tenancy A property inspection every 3 months and written report sent for your review Rent and Legal insurance guaranteed through HCC – in the event a Tenant/s defaults on the rent HCC will pay the rent to us, in arrears, until the tenancy terminates or when the Tenant/s is evicted (all Landlord legal costs for eviction will be covered by HCC) Day to day management of property issues – arranging for a maintenance contractor to attend the property and make any necessary repairs deemed necessary once your approval is gained Rent collection each month and issuing a statement of account, less our agreed fees and expenses, into your nominated bank/building society account Finding replacement Tenant/s at the end of Tenancies Rent reviews The Landlord confirms that he/she is the sole or joint owner of the property. You must ensure that the premises are appropriate to let and all appliances conform to the following safety regulations. All appliances, boilers and electrical goods should be in full working order, should have been recently serviced, checked for safety and have clear instructions for use. You will need to provide us with the necessary safety certificates for our file. □ The Furniture & Furnishings Regulations 1993 □ Gas Safety (Installation & Use) Regulations 1998 □ Electrical (Safety) Regulations (Law April 2021) Payments relating to council tax will be the responsibility of the Tenant/s in the property, however, if the property remains vacant it will be the Landlords responsibility to meet the necessary payments. Full Management Service. In addition to the Letting Service and Rent Collection Service above: • The Agent shall pay the Owner’s premiums for insurance of the Property (but the Agent is not able to arrange insurance cover for the Owner). • The Agent shall not make any payment unless it has received an invoice or demand. • The Agent shall be entitled to accept and pay invoices and demands that appear to be valid. • The Owner may instruct the Agent not to make some or all the types of payment referred to in this clause. • The Agent shall, if requested by the Owner and at the Owner’s cost, arrange for gas and electricity safety checks to be carried out in order to comply with the Owner’s obligations in the Gas Safety (Installation and Use) Regulations 1998 and the Electrical Equipment (Safety) Regulations 1994. • If it appears to the Agent that there are or may be at the Property any of the “hazards” specified in the HHSRS Regulations the Agent shall either:
i) advise the Owner of the hazards and the steps that need to be taken; or
ii) recommend that the Owner seek advice from a suitably qualified person.
i) in order to minimise the hazards specified in HHSRS Regulations;
ii) in response to a notice or order issued by the local authority under the HHSRS Regulations.
i) arrange for the installation of any smoke and carbon monoxide alarms required under The Smoke and Carbon Monoxide Alarm (England) Regulations 2015;
ii) check that each alarm is in proper working order on the day a new tenancy begins;
iii) carry out any remedial action specified in a remedial notice relating to the Property served under The Smoke and Carbon Monoxide Alarm (England) Regulations 2015.
i) all Rent received;
ii) all expenses incurred;
iii) the Commission due to the Agent and
i) the Commission; and
ii) remit the balance to the Owner within 5 working days.
iii) If there are insufficient funds to pay the Commission the Agent shall notify the Owner of the sum required from the Owner.
Full Management Service. All the above services stated in Let Only are included in Full Management as well as the following:
Full Management Service. At the end of the tenancy agreement we will attempt to secure you contest and the consent of the tenant for the allocation of the deposit is held in our chosen scheme we will deal with any adjudication procedure provided by the scheme. Please note that under our chosen scheme only a tenant can raise a dispute. Where the deposit is held in your own preferred scheme you will be responsible for dealing with the scheme administrators for the release of the deposit or any dispute.

Informing landlords at all times of repairs to their properties unless emergency repairs are necessary to prevent an escalation of damage to the property, to the health and safety of the tenant, or to allow the landlord to comply with the statuary obligations. The Agent will not be responsible for damage or loss incurred to the Property or the Landlord in the event of repairs, general maintenance or replacements not being carried out. The Agent will make quarterly visits to the property and send a report to the Landlord, but such visits and reports can only be regarded as general oversight of the Property and its care by the Tenant. Full Management Service. 12% of the gross rent for the period of the agreed tenancy term, payable monthly from rental collected. £295 setting up fee due on the initial letting, then £175 for subsequent lettings. Renewal of tenancy to the same tenant at the Landlords request – £180.
Full Management Service. Unless stated, this includes the marketing, accompanied viewing, referencing, credit searches, deposit registration and tenancy agreement set up. This also includes the collection of rental payments each calendar month. Unless instructed otherwise, we would also be responsible for issuing safety checks and certificates, respond to any emergency maintenance work and carryout remedial repairs up to an instructed limit. Plus, two annual property visits with follow up reports and an annual rent review. 60% of 1st months’ rent set up fee + VAT PLUS 9.5 % + VAT of rent received each month (Subject to a minimum set up fee of £350 + VAT = £420)
Full Management Service. 15.1 Where you have indicated that you wish us to provide a Full Management Service by marking the applicable box within the ‘Commission Fees’ ‘Long term rentals’ in the attached Information Sheet, we will provide the further services set out in this clause.
15.2 We will charge an additional six per cent (6%) plus VAT (7.2%) of the total rent reserved for the duration of the Tenancy Agreement (which together with our eleven per cent (11%) plus VAT (13.2%) Commission for the Introduction and Rent Collection service equates to a total of seventeen per cent (17%) plus VAT (20.4%) of the total rent reserved for the duration of the tenancy agreement).
15.3 Our minimum period for the provision of the Full Management Service is six months. This service can be terminated by not less than 30 days notice in writing thereafter, such notice not to expire before the end of the first six months.
15.4 The Full Management Service includes:
(a) Arranging with the tenant for the transfer of all utility accounts. Upon termination we shall advise the relevant suppliers that the tenancy has terminated
(b) Keyholders’ service. We will obtain a set of keys from you prior to commencement of the tenancy agreement and hold them in a secure system. The keys will only be used to permit access to your Property for inspection, repairs, the admission of any utility suppliers and viewings by prospective tenants within the last 60 days of the term of a tenancy.
