Minor Repairs. 12.1 If at any time during the Initial Term or Extended Term, if any, Tenant shall find in the Demised Premises items in need of repair or replacement, including, but not limited to, torn or damaged carpet, improper or inadequate lighting, faulty workmanship in construction, inoperative door locks or other similar deficiencies which affect Tenant’s use and enjoyment of the Demised Premises, Tenant shall give written notice thereof to Landlord and Landlord shall, at its sole cost and expense, repair, replace, or otherwise cure the deficiencies described by Tenant within thirty days of the date of Tenant’s notice thereof. In the event Landlord shall fail or refuse to repair, replace or cure the deficiency within the time aforesaid and the cost of such repair, replacement or cure is less than $1000, Tenant shall have the right, but not the obligation, to undertake such repair, replacement, or cure and, in such event, shall have the right to deduct the cost thereof from the next due monthly installment of Basic Rent. In the event Tenant does not undertake such repair, and Landlord shall not have repaired such deficiency within sixty days of the date of Tenant’s notice to Landlord, Tenant may, at its option, terminate this Lease, whereupon the Basic Rent and all other charges payable hereunder by Tenant shall be apportioned as of such date of termination.

Minor Repairs. Tenant agrees, at Xxxxxx’s sole expense, to keep and maintain the leased premises in a clean and sanitary condition at all times and to keep every part thereof in good order, condition and repair. All maintenance problems or damages must be brought to the attention of Landlord as soon as possible for determination of responsibility and proper disposition. Any repairs made or contracted by Tenant without the written consent of the Landlord shall be the responsibility of the Tenant. Tenant will be held liable for any damages caused by Xxxxxx’s negligence (such as tearing of linoleum during removal of washer/dryer), lack of upkeep (such as furnace damage caused by failure to clean or replace air filter), misuse, pets or any additional damage caused as the result of Tenant’s failure to report maintenance problems to Landlord in a timely manner. Tenant will be responsible for damage caused by negligent overflows of water and for repair or replacement as required of damage caused by others (i.e. vandalism, break-ins, etc.) which is not reported within 24 hours to police or insurance company and Landlord as appropriate. Tenant will reimburse Landlord for any repairs necessary within 30 days of delivery of the invoice for the charges unless otherwise agreed upon in writing. Xxxxxx agrees to attempt to remedy all of the below maintenance issues prior to notify Landlord:
Minor Repairs. Owner authorizes Manager to make any repair costing less than $200 that Manager deems reasonably necessary. Manager will promptly notify Owner of all such repairs.

Minor Repairs. All quotes for services will be based on a scope of works to be agreed between all parties prior to any work commencing. The scope of works will be based on a site visit and where a site visit cannot be completed it will be based on information provided by the company responsible for the site and agreed by all parties. Any applicable works information will be based on the quote. The asset will be available upon request, this includes uninterrupted access to the site for any external repairs, and immediate access to the tank internally if required, the client has the responsibility to drain the tank and ensure it stays dry during the whole of the works.
Minor Repairs. Minor repairs to mechanical items and oil consumption up to $50 will be reimbursed but You must keep and produce to Us the original tax invoices and receipts. Any entitlement to reimbursement is subject to there being no Major Breach of the Rental Contract.

Minor Repairs. Owner authorizes Manager to make any repair costing less than $500 that Manager deems reasonably necessary. Manager will promptly notify Owner by email of all such repairs. Manager does not add a surcharge on repairs. However, Manager may receive discounts, rebates, or referral fees from vendors that are not passed on to Owner. Major Repairs. Manager will make non-urgent repairs exceeding $500 only with the written or verbal authorization of Owner. If Manager determines that an urgent repair is required to (i) prevent further damage to the property or (ii) resolve any issue that could reasonably be perceived as a threat to tenant safety, then Manager will notify Owner and then proceed to make such repair with or without prior authorization.
Minor Repairs. The Lessor must make all minor repairs which may become necessary and more specifically, must maintain, at its expense, waste pipes, weep holes, tanks, sinks, cabinets and other accessories on the Leased Premises and repair all damage which might be caused to such accessory equipment. Notwithstanding the foregoing, minor repairs required to be made at the Leased Premises as a result of Lessee’s fault or neglect in the use of the Leased Premises or any material located therein shall be completed by the Lessor and reimbursed by the Lessee, plus a 10% administration fee.
