Maintenance by Landlord from Lease

THIS LEASE (Lease) is made as of this 29th day of June, 2005, and is effective as of May 1, 2005, between AMSDELL AND AMSDELL, an Ohio general partnership (Landlord) and U-Store-lt, L.P., a Delaware Limited Partnership (Tenant).

Maintenance by Landlord. Landlord shall maintain, repair and replace the roof, exterior walls (excepting any doors or windows therein), heating, air conditioning, and ventilating equipment (including any of such equipment which may be mounted on the roof of the Premises) and any other structural portions of the Premises, make any repairs or replacements of the foregoing becoming necessary during the term of this Lease, unless occasioned by any act, failure to act or negligence of Tenant, its agents, contractors, invitees, customers or employees, in which event such repairs or replacements shall be made by Landlord, at Tenants sole cost and expense, and Tenant shall reimburse Landlord for the cost thereof immediately upon demand. If any of the foregoing are damaged and the cause of the damage cannot reasonably be determined, then such damage shall be repaired by Landlord, at Tenants sole cost and expense, and Tenant shall immediately reimburse Landlord for the cost thereof upon demand.
