Maintenance and Repairs of Premises. At all times throughout the Term, Tenant, at its sole expense, shall perform or cause to be performed as required hereby such maintenance, repairs and replacements and upgrading to keep the Premises and all the contents thereof to Building Standard, and in accordance with all Laws, but excluding only the obligations of Landlord expressly provided in Section 10.6 hereof and reasonable wear and tear as would be permitted by a prudent owner which in any event does not detract from the overall Building Standard of the Premises or the function of any systems, facilities or improvements therein. For the purposes of this Section 10.1 only, Premises shall not include utility rooms and base Building mechanical and electrical systems, whether or not located within the Premises.

Maintenance and Repairs of Premises. At all times throughout the Term, Tenant, at its sole expense, shall perform or cause to be performed as required hereby such maintenance, repairs and replacements to keep the interior of the Premises and all the contents thereof to Building Standard, and in accordance with all Laws, but excluding: (i) the maintenance, repair and replacement obligations of Landlord expressly provided for in this Lease; (ii) reasonable wear and tear as would be permitted by a prudent owner which in any event does not detract from the overall Building Standard of the Premises or the function of any systems, facilities or improvements therein; (iii) all maintenance, repairs and replacements, covered by Warranty during the applicable Warranty Period as these terms are defined in Section 1 of Schedule "H" hereto; (iv) all repairs and replacements to the Premises or any part thereof to the extent that any damage is caused thereto by the act, fault, default or negligence of Landlord or Landlord's Parties or as a result of the breach by Landlord of any of its obligations pursuant to this Lease or any covenant, warranty or representation of the Landlord contained in this Lease, to the extent not covered by insurance carried by Tenant or insurance required by the terms hereof to be carried by Tenant; and (v) all repairs and replacements to all or any part of the Project for which the Landlord is required to insure against under the terms of this Lease or is otherwise insured for (together, the "Excluded Repairs"). For the purposes of this Section 10.1 only, Premises shall not include utility rooms and base Building mechanical and electrical systems, whether or not located within the Premises.
Maintenance and Repairs of Premises. ‌ LANDLORD’S OBLIGATIONS Landlord shall maintain in good condition the exterior of the Premises, including outside walls and roof, heating, electrical systems for the facility (excluding internal lights and fixtures) except in the event that repairs or replacements are necessary thereto because of negligence or misconduct of the Tenant or if Tenant fails to notify Landlord in writing within three (3) days of the need to repair. TENANT’S OBLIGATIONS Tenant shall maintain Premises, including, but not limited to, interior plumbing (i.e., sanitary sewer obstructions), interior walls, doors, hardware, alarms, internal lights and fixtures, etc., in as good order, condition and repair as they shall be upon the commencement of the term of this Lease. Any addition to the electrical system installed by Tenant shall remain the responsibility of the Tenant. Tenant shall keep drainage ditches and gutters free of debris.
Maintenance and Repairs of Premises. At all times throughout the Term, Tenant at its sole expense shall perform such maintenance (including painting and repair or replacement of any interior finishings), repairs and replacements as required to keep the Premises, all contents thereof and all services and equipment located in or primarily serving the Premises, in first-class appearance and condition, and in accordance with all Laws and Landlord’s reasonable requirements, subject only to the obligations of Landlord expressly provided in Section 10.7. For the purposes of this Section 10.1, the Premises shall include, without limitation, all leasehold improvements, perimeter walls and glass and doors.

Maintenance and Repairs of Premises. (a) Maintenance by Tenant Throughout the Term, Tenant shall, at its sole expense, subject to Paragraphs 5(a) and 12(b) hereof, (i) keep and maintain in good order and condition the Premises (including, without limitation, all equipment and fixtures therein), the Furnishings and Tenant’s Property, (ii) keep and maintain in good order and condition, repair and replace the Server Room HVAC Unit, (iii) keep and maintain in good order and condition, repair and replace all of Tenant’s security systems in or about or serving the Premises, and (iv) maintain and replace all specialty lamps, bulbs, starters and ballasts. Tenant shall not do nor shall Tenant allow Tenant’s Agents to do anything to cause any damage, deterioration or unsightliness to the Premises or the Building.
Maintenance and Repairs of Premises. During the term of this MOU, Libary shall maintain the Program and Premises utilized for the Program in good order and condition, including but not limited to the display signs, the book pages contained therein, and the surrounding area. Library shall be solely responsible for the costs of all materials associated with the implementation and maintenance of the Program. City shall assist with installation of any signs. City shall maintain and repair the structural portions of the concrete path and any existing city- owned improvements located along the bike path. City and Library shall keep Premises in a neat and orderly manner and shall comply with all applicable federal, state, county and City laws, ordinances and rules and regulations. Should City cause any damages to the signage, the City shall be responsible for all associated repairs of damages.
