Chiller. Tenant acknowledges that Landlord is providing, as part of ------- the Base Building Allowance, an allowance to Tenant to enable Tenant to purchase and install a new chiller for the heating, ventilation and air-conditioning system within the Premises (the "Chiller"). Prior to purchasing the Chiller, ------- Tenant shall submit Tenant's selection of such Chiller for Landlord's prior approval, which approval shall not be unreasonably withheld or delayed so long as the proposed Chiller is reasonably suited for the Building (including the capacity thereof), is made by a manufacturer reasonably acceptable to Landlord, and has: (i) as to the Chiller itself, at least one (1) year and (ii) as to the compressor component, a five (5) year parts and labor warranty naming Landlord as the owner thereunder. During the Term of this Lease and any extension thereof, Tenant at its expense, shall provide proper, periodic and normal maintenance and inspection for such heating and air conditioning equipment so as to keep Chiller in good repair and condition and in accordance with law and with the Chiller manufacturers' suggested operation/maintenance program. Within thirty (30) days after the Commencement Date, Tenant shall enter into a regularly scheduled preventative maintenance/service contract for the Chiller, in compliance with Landlord's specifications and otherwise in form and substance and with a contractor reasonably acceptable to Landlord and the equipment manufacturer, and deliver a copy thereof to Landlord. At least thirty days before the end of the Term, Tenant shall deliver to Landlord a certificate from an engineer reasonably acceptable to Landlord certifying that the Chiller is then in good repair and working order. If the Chiller requires repairs or replacement of parts, or both, of a major or substantial nature (i.e., in excess of proper, periodic and normal maintenance and inspection), these repairs or replacements, or both, shall be made by Landlord at its expense, unless (1) Tenant's misuse or abuse of the same necessitates the repair or replacement, or both or (2) Tenant fails to keep the Chiller within the suggested operations/service program of the equipment manufacturer in question or otherwise allows the manufacturer's warranty to expire or lapse. Tenant shall transfer to Landlord all warranties received from the manufacturers, dealers and/or installers of such Chiller.
Chiller. Landlord will permit Tenant to use existing chillers serving the Building should there be sufficient capacity. If, in Landlord’s reasonable judgment, the existing chillers are insufficient to meet Tenant’s needs, Landlord shall provide an additional stand-alone, self-contained chiller sized to support Tenant’s laboratory cooling needs, to be located in the yard immediately north of the building. This separate chiller wil lbe separately metered, and Tenant will pay for the electricity used to run the chiller.
Chiller. Landlord is in the process of installing the Chiller. Landlord anticipates that the total cost of purchasing and installing the Chiller will be approximately $500,000, and that the installation of the Chiller will be completed on approximately April 1, 1999. Tenant shall reimburse Landlord for the cost of the Chiller in equal monthly installments based upon an assumed useful life for the Chiller of 20 years and an annual interest rate of 8.5%. When Landlord has actually completed the installation of the Chiller, Landlord will notify Tenant of the actual cost of the Chiller and of Landlord's determination of the amount of the monthly installments in accordance with the preceding sentence. The first monthly payment with respect to the Chiller shall be due on the first day of the month which is at least 30 days after Tenant's receipt of such notice, and shall continue until the earlier of (i) the expiration or cancellation of the term of the Lease, as renewed or extended from time to time, or (ii) 20 years. Chiller. The chiller cools the Linac and consists of a re-circulating pump, a water reservoir, and a refrigeration unit with chiller and temperature regulating control (used to maintain a stable operating temperature), water temperature indicator and status lamps. Chiller. The chiller maintains a constant temperature control of water based coolants that become heated during the peeling process. The chiller is a totally self-contained unit built to industrial standards and utilizes a chip strainer and sediment settling system. Compressors are welded, hermetic types; electricals meet NEC standards. The constant temperature of coolant liquids helps maintain the efficiency of the bearings, increase tool life, increase production, and improve quality index. The v-rollers are driven by oil motors, driving the bar to the unloading point and allowing the individual bars to be transferred to the intermediate/transfer table to be in alignment with the bar straightener. The table is height adjustable and in accordance with the turning centerline height to accommodate the various sizes of processed bars. Chiller. Landlord and Tenant acknowledge and agree that Tenant intends to place a chiller at the rear of the Premises for Tenant's sole use. Landlord and Tenant further agree that Tenant shall provide plans for the chiller and the placement thereof to Landlord not less than thirty (30) days prior to the date Tenant intends to install the chiller, which plans shall be subject to Landlord's reasonable approval. Landlord may withhold its approval if, in Landlord's sole determination, the placement of the chiller or other attributes of the chiller, will adversely affect Landlord's property or the use and occupation of another Tenant of the Building. Landlord makes no representation or warranty that the City of Plymouth will give its consent to the placement of the chiller, and Tenant agrees that it shall bear full responsibility for obtaining all necessary permits, licenses and approvals from the City of Plymouth for the installation, operation, repair and maintenance of the chiller. The chiller shall be considered an improvement pursuant to this Lease and shall be removed or left at the end of the term of this Lease in accordance with Paragraph 7 hereof. All costs of the chiller, including, without limitation, all costs of obtaining the consent of the City of Plymouth to install the chiller, all costs of the installation, operation, maintenance and repair of the chiller and the removal thereof shall be borne in their entirety by Tenant and no expense arising from the chiller shall be considered a part of Operating Costs hereunder.

  • Ventilation Where noxious or poisonous gases may accumulate, the City shall provide proper protection and ventilation. Proper lighting and ventilation shall be provided for all enclosed working spaces. All work in enclosed and confined spaces shall be performed in accordance with applicable Federal, State and local regulations. Spray painting shall be done only by qualified painters.

  • Lighting A system of fixtures providing or controlling the light sources used on or near the airport or within the airport buildings. The field lighting includes all luminous signals, markers, floodlights, and illuminating devices used on or near the airport or to aid in the operation of aircraft landing at, taking off from, or taxiing on the airport surface.

  • Heating The Hirer shall ensure that no unauthorised heating appliances shall be used on the premises when open to the public without the consent of the management committee. Portable Liquefied Propane Gas (LPG) heating appliances shall not be used.

  • HVAC A. Heating, ventilating and air conditioning equipment will be provided with sufficient capacity to accommodate a maximum population density of one (1) person per one hundred fifty (150) square feet of useable floor area served, and a combined lighting and standard electrical load of 3.0 xxxxx per square foot of useable floor area. In the event Tenant introduces into the Premises personnel or equipment which overloads the system’s ability to adequately perform its proper functions, Landlord shall so notify Tenant in writing and supplementary system(s) may be required and installed by Landlord at Tenant’s expense, if within fifteen (15) days Tenant has not modified its use so as not to cause such overload. Operating criteria of the basic system shall not be less than the following:

  • KITCHEN  Discard all leftover food in large trash receptacle in kitchen and empty any smaller trash receptacles if used into large trash can in kitchen.  Empty large trash bin into the dumpster, (if feasible). If not, please notify front desk.  Flatware is to be pre-soaked, washed in dishwasher, dried, returned to drawers and placed facing in the same direction.  Dishes, glassware, chopping boards, cooking utensils, pots/pans, baking sheets etc. should be washed in accordance with the instructions on the dish washing machine and returned DRY to dish carts and cupboards. Please check for lipstick/chap stick marks and clean those off accordingly before putting glasses/cups away.  Wipe down outside of dishwasher, empty dishwasher food trap into trash and wash out.  Counters and sinks wiped down with the water and bleach solution.  If used, please wipe inside and out microwave oven; wall/warming ovens, inside the refrigerator and refrigerator door.  Run garbage disposal in large double sink by dishwashing machine to clear food waste (Please do not put any food waste in small sinks).  Wipe out Alto-Shaam (Warming Ovens) and clean food trays if used.  Rinse out any Dish Tubs.  Empty any tubs of excess ice outside, if used.  Sweep floor of food debris.  Empty large trash bin into the dumpster (if feasible). If not please notify front desk. B BQ’s:  Make sure propane is turned off after use  Clean grill racks with wire brush and wipe up any spills /food debris from the BBQ  Leave outside to cool.  Please check with Front Desk regarding storage of cold and cleaned BBQ’s PATIO:  Return outdoor umbrellas and furniture to original positions.  Wipe down outdoor furniture if spills have occurred.  Dispose of trash/food waste and cigarette butts in trash receptacles. The following applies if any food and/or beverages have been served in these rooms: GREAT ROOM:  Wipe down tables with bleach /water solution. (Located under the sink in the kitchen next to the coffee maker).  If linens have been used or rented, please shake off any food debris in trash receptacles and place linens in mesh bags provided. Sorting by color or type is not necessary.  Notify front desk of any beverage spills as soon as they occur.  Empty any trash receptacles into large trash can in kitchen and then empty that into the dumpster (if feasible). If not please notify front desk.  Sweep/Vacuum carpet of any food debris. (These items are located in the cupboard next to Men’s restroom.

  • Intake Intake begins when you, or someone on your behalf, contacts the LIFE Provider or the Independent Enrollment Broker expressing interest in services. If it appears from this first conversation that you are potentially eligible, a LIFE Provider and Independent Enrollment Broker representative will contact you to explain the program, obtain further information about you, and to schedule in person or tele-visits. During these visits: • You will learn how the LIFE Program works, the services LIFE offers, and the answers to any questions you may have about LIFE. • The LIFE Provider and/or Independent Enrollment Broker will explain that if you enroll, you must agree that all of your healthcare services will be provided and/or coordinated by LIFE, including primary care and specialist physician services (other than emergency services). • The LIFE Provider will have you sign a release allowing the LIFE Provider to obtain your past medical records so the LIFE health team can fully assess your health conditions.   • Generators Temporary installation of generators, and permanent installation of generators that are placed inside existing non-residential buildings or that occupy an area under 50 square feet behind the building they serve.

  • Electrical Provide drawings for the following systems:

  • Moonlighting 24.01 The Company and the Union agree in principle to eliminate the practice commonly referred to as moonlighting.

  • Lockers Where working conditions or weather requires regular employees to have additional clothing available at their regular point of assembly, the Employer shall provide appropriate secure individual lockers within the assembly room building.
