Maintenance of Premises. LESSOR will be responsible for all structural and roof maintenance of the leased premises but specifically excluding damage caused by the careless, malicious, willful, or negligent acts of LESSEE or others, chemical, water or corrosion damage from any source, and maintenance of the space heating, ventilating, and cooling units exclusively serving the leased premises (collectively, the "HVAC Unit") and of any non "building standard" leasehold improvements. LESSOR shall not be deemed to have breached its obligation to make the repairs required to be made by LESSOR unless LESSOR fails to make the same within a reasonable period (taking into consideration the type of repair involved) after receiving written notice from LESSEE of the need therefor. LESSEE agrees to maintain at its expense the HVAC Unit and all other aspects of the leased premises in the same condition as they are at the commencement of the term or as they may be put in during the term of this lease, normal wear and tear and damage by fire or other casualty only excepted, and whenever necessary, to replace light bulbs, plate glass and other glass therein, acknowledging that the leased premises are now in good order and the light bulbs and glass whole. If LESSOR so directs, LESSEE shall enter into a preventive maintenance/service contract acceptable to LESSOR with a maintenance contractor acceptable to LESSOR at LESSEE's sole cost and expense for servicing all air conditioning, heating, ventilating, and other equipment or other equipment located within or serving the leased premises. LESSEE will properly control or vent all solvents, degreasers, smoke, odors, etc. and shall not cause the area surrounding the leased premises to be in anything other than a neat and clean condition, depositing all waste in appropriate receptacles. LESSEE shall be solely responsible for any damage to plumbing equipment, sanitary lines, or any other portion of the building which results from the discharge or use of any acid or corrosive substance by LESSEE. LESSEE shall not permit the leased premises to be overloaded, damaged, stripped or defaced, nor suffer any waste, and will not keep animals within the leased premises. LESSEE will protect any carpet with plastic or masonite chair pads under any rolling chairs. Unless heat is provided at LESSOR's expense, LESSEE shall maintain sufficient heat to prevent freezing of pipes or other damage. Maintenance of Premises. Landlord shall be responsible for keeping and maintaining at its cost and expense the exterior walls, roofs, electric wiring, water, gas and sewage pipes, heating, system, and appliances (excepting any of the above for which the municipality is responsible) in good and sanitary order, except where the damage and disrepair thereto has been caused by abuse or negligence of Resident, Authorized Occupants, Resident’s family member(s), or guests, but Landlord in no way assumes liability for maintenance of areas otherwise maintained by any local municipality or by any state or federal agency, and/or not under the ownership or control of Landlord. Resident is responsible for keeping clean, clear, and unobstructed his or her own entrance and the steps and walkways, if any, leading to his or her private entrance from the parking lot sidewalk. Landlord is not responsible for repairing broken glass, window panes, screens, doors, or patio door glass broken or damaged under any circumstances, unless proximately caused by Landlord’s negligence or the negligence of any of the Landlord’s agents. Resident agrees to keep the Premises clean at all times, trash and garbage is to be removed at least twice a week; dirty dishes shall not be left out in order to prevent mice and xxxxx problems; carpets are to be vacuumed and cleaned regularly; floors are to be kept cleaned.
Maintenance of Premises. A. University shall provide Licensee with furnishings as noted on the Room Condition Inventory provided to Licensee upon move-in. Licensee agrees to give reasonable care to living unit and its furnishings and to make payment for any damage or loss promptly upon demand by University. Licensee shall vacate unit in good order and repair. Normal reasonable wear and tear is expected. It is the Licensee’s responsibility to clean a proportionate share of the living unit’s common areas. In the event Licensee fails to maintain the unit in good order and repair, Licensee shall pay University reasonable costs incurred in returning the unit to a condition of good order and repair. Charges for damages, cleaning or repairs will be applied to student account.
Maintenance of Premises. The Mortgagor shall not commit or ----------------------- suffer any waste on the Premises. The Mortgagor shall, at all times, maintain the Premises in good working order, condition and repair, reasonable wear and tear excepted, and shall use commercially reasonable efforts to make or cause to be made all repairs, structural or nonstructural, which are necessary or appropriate in the conduct of the Mortgagor's business. Except to the extent permitted pursuant to the provisions of Section 4.3(iii) hereof, the ---------------- Mortgagor shall not remove, demolish or alter the structural character of any Improvement now or hereafter erected upon all or any portion of the Premises, or permit any such removal, demolition or alteration, without the prior written consent of the Mortgagee, which consent shall not be unreasonably withheld.
Maintenance of Premises. (a) Lessee shall at its sole cost and expense keep, repair, and maintain the interior of the Premises in Good Condition and Repair, including, but not limited to, the interior walls and floors of all offices and other interior areas, doors and door closures, all lighting systems, temperature control systems, and plumbing systems, including any Required Replacements. Lessee shall provide interior and exterior window washing as needed.
Maintenance of Premises. (a) Throughout the Lease Term, Lessee, at its sole cost and expense, shall keep, maintain, repair and replace the Premises (except as provided in 6.01.(b)) and all improvements and appurtenances in or serving the Premises, including, without limitation, all interior and exterior walls, all doors and windows, the roof membrane, all elevators and stairways, all wall surfaces and floor coverings, all Tenant Improvements and alterations, additions and improvements installed during the Lease Term, all sewer, plumbing, electrical, lighting, heating, ventilation and cooling systems, fire sprinklers, fire safety and security systems, fixture and appliances and all wiring and glazing, in the same good order, condition and repair as they are in on the Commencement Date, or may be put in during the Lease Term, reasonable wear excepted, provided that wear which could be prevented by first class maintenance shall not be deemed reasonable.
Maintenance of Premises. University will provide Licensee with furnishings to include XL twin bed, closet/wardrobe, storage drawers, study desk, and study chair. The Licensee will have the opportunity to note the condition of the bed space during the check-in and check-out processes. Licensee agrees to give reasonable care to their living unit and its furnishings and to make payment for any damage or loss promptly upon demand by the University. Licensee shall vacate the living unit in good order and repair; normal and reasonable wear and tear are accepted. In the event Licensee fails to maintain the living unit in good order and repair, Licensee shall pay the University the reasonable costs incurred in returning the living unit to a condition of good order and repair. Public areas and community bathroom facilities which are shared by Licensees on the floor will be maintained by the custodial staff. Living areas and bathroom facilities which are located within the room or suite must be cleaned and maintained by the Licensees of the unit. The purchase of cleaning items, paper towels, and bath tissue are the responsibility of the Licensee(s) living in the unit. In buildings that have community bathrooms daily cleaning and stocking of bath tissue and paper towels are the responsibility of University Housing. In suites at University Village bathroom cleaning and stocking is done by the Licensee. UV and Konkow common lounge and kitchen area cleaning is the responsibility of the Licensee. All other communities lounge spaces are maintained by University Housing. Licensee shall make no alteration or addition to the University Housing facility, structure, and/or furnishings without the written permission of the University. Licensee agrees to be jointly responsible with other Licensees for the protection of the housing facility including furnishings and equipment. Cost for damage or loss of common area furnishings or equipment (unless assigned to specific individuals), may be divided among all members of the living community who have reasonable access to the common area. Security cameras are in various University Housing public locations for the purpose of determining person(s) responsible for property damage(s). Licensee will be financially responsible for all property damage Licensee and/or their guest(s) causes and may also be subject to student discipline.

Maintenance of Premises. A) The University shall provide Licensee with a bed space within the student housing facility and its furnishings and in the condition noted on the Room/Apartment Condition Form to be completed at the time of occupancy. Licensee agrees to give reasonable care to the living unit and its furnishings, all community common areas, laundry rooms and study centers and to make payment for any damage or loss promptly upon demand by the University. Licensee shall vacate the bed space within the student housing facility in good order and repair, except normal and reasonable wear and tear. In the event Licensee fails to maintain the living unit in good order and repair, Licensee shall reimburse the University the cost to remediate damages.
Maintenance of Premises. Landlord agrees to make repairs and do what is necessary to keep the premises in a fit and habitable condition as specified in the Alabama Uniform Residential Landlord and Tenant Act. The Landlord further agrees to maintain in reasonably good and safe working condition, all electrical, gas, plumbing, sanitary, HVAC, smoke detectors and other facilities supplied by him. Landlord is not responsible for changing batteries in smoke detectors.
