By LESSOR. If Lessee fails or refuses to make repairs which are required by the terms of this Agreement, Lessor may make the repairs and charge the actual costs of repairs to Lessee. Such expenditures shall be reimbursed by the Lessee on demand together with interest at the rate of ten percent (10%) per annum from the date of the expenditure. Except in an emergency creating an immediate risk of personal injury or property damage, Lessor may not perform repairs which are the obligation of the Lessee and charge the Lessee for the resulting expense unless at least fifteen days before work is commenced Lessee is given notice in writing outlining with reasonable particularity what repairs are required, and Lessee fails within that time to initiate such repairs in good faith.
