NO SMOKING ALLOWED. Smoking and vaping of any kind is not permitted inside the property including the garage. Any and all damages resulting from smoking inside will be billed back to the Lessee including all remediation required to return the property to an acceptable condition and smell.

NO SMOKING ALLOWED. No smoking will be allowed inside the property. If the house has been smoked in, your security deposit will be forfeited. Should there be anyone that smokes outside, all cigarette butts should be removed when you leave. Should the housekeeper have to pick up any remaining cigarette butts from outside the property, there will be a deduction from your deposit. CANDLES & FIRE HAZARDS: No candles will be allowed inside or outside the property. No fire of any kind allowed ie: bonfires etc. BBQ smoker/cooker can be used outside. No cooking on or near wooden decking. All charcoal should be disposed of properly to not cause any fire or fire hazard and removed from the property when the Renter’s vacate the property. SECURITY DEPOSIT: The security deposit is $300 for 2-15 nights, $500 for 16-27 nights and $1500.00 for 28+ nights. Deposits can be made by credit card, money order or cash. Security deposit is refundable within 14 days after check out provided that the real and personal property are in the same condition as when the renter took possession of the vacation rental and all terms of this agreement are met. There is a $25 non- refundable reservation fee included in your security deposit. Any changes in dates for the property reserved will result in a $25 non-refundable fee. If there is a change in the property location, the $300/$500/$1500 deposit will be forfeited and a new deposit will be required. Renter is liable for all replacements & repairs that are outside what is normal wear & tear. All trash that is left behind in the rental will be removed by the property manager with a deduction from your deposit. Please see house rules as to garbage instructions. NO SMOKING ALLOWED. Lessee acknowledges that this building is a non-smoking building and that smoking is prohibited at all times in all apartments and all common areas, including, but not limited to, hallways, stairwells, elevators, courtyards, parking garages and adjoining grounds. In the event that evidence of smoking is found in the areas described herein by LESSOR, his agent(s) or employee(s), LESSEE shall immediately pay as additional rent $100.00 to LESSOR. Payment of said sums shall in no way grant LESSEE consent to smoke in the areas described and LESSEE shall be in breach of this AGREEMENT for violation of this Section even if the foregoing charges are paid. Lessees smoking in such prohibited areas or Lessee’s guests smoking in such prohibited areas are material violations of this Lease making the Lessee subject to eviction.

RESPONSIBLE PARTY: The responsible party will be the renter whose name and signature are on the rental agreement. The renter is responsible for the reservation and also for all guests included in the rental of the property. EARLY DEPARTURES: There will be no refund for early departures under any circumstances. The renter is responsible for the number of days reserved on the rental agreement with no exceptions. CANCELLATIONS: A thirty(30) day notice prior to the arrival date is required for cancellations. Kayaker’s Kabin is not responsible for weather conditions, personal illness or injures. EXIT CLEAN UP: Renter will be expected to remove all food items from the refrigerator. All dishes must be cleaned and put away. Upon inspection of the property following your stay the property manager reserves the right to charge for any additional services required to return the property to the state it was in prior to arrival. Excess garbage, broken fixtures or furniture, missing amenities and linens or damage to the property resulting in negligence are examples of chargeable items. Any additional fees will be charges to the credit card on file. Items left on the property are not the responsibility of the property manager to return and they will be disposed of after cleaning is complete. CHECK IN: Check in time is 4:00pm.
