Building and Grounds. Lessor will cause the Apartment to be generally cared for, and will provide for the maintenance of the landscaped areas, accidents and unavoidable delays excepted.
Building and Grounds. The Landlord shall be responsible for maintaining the building structure including footings and foundation, floor joists, load bearing walls, roof trusses and rafters, roof and wall sheathing, flooring, windows and doors, membranes, shingles, heating, ventilation and air conditioning, plumbing (excluding toilet back-ups) and bathroom fixtures (toilets and sinks), electrical systems (excluding light bulbs), drainage, parking lot (including snow removal), and landscaping (grass cutting) of the Premises. The Landlord will have priority for use of parking areas and will provide designated areas for Tenant parking.
Building and Grounds. The Tenant shall be responsible for maintaining in a good state of repair all wall coverings, paint on walls and ceiling, flooring upgrades, light bulbs using LED or comparable bulbs, cabinetry attached or not attached to walls, furnishings, smoke detector and fire protection, equipment including specialized connections to any utility system. The Tenant may redecorate using quality materials and installation the Leased Premises so long as it does not reduce the value of the said premises.

The Lessee is advised to pay special attention to the elevator weight limit. If unsure of the weight of your equipment, err on the side of lightness. Should anything happen to the elevator while you are loading or unloading, you will be billed for any subsequent repairs and/or overtime for Xxxxxxx maintenance or security personnel.

Building and Grounds. 296. Overtime assigned at discretion of the supervisor. OVERTIME DISTRIBUTION – OVERHEAD LINES Scheduled overtime: 297. A list of eligible employees, by seniority shall be generated each fiscal year. Scheduled overtime shall be initially offered by going down the seniority list. A refusal of scheduled overtime counts as "accrued scheduled overtime hours" for the purpose of scheduled overtime distribution. After seniority list has been gone through once, scheduled overtime is, thereafter, offered to employees with the least number of "accrued scheduled overtime hours." Scheduled overtime is generally voluntary; however, if there are no volunteers, scheduled overtime is assigned by reverse seniority.
Building and Grounds. Custodial and Maintenance Staff The standard working day shall be eight (8) hours plus one-half hour duty free unpaid lunch. Normal working hours: day shift – 7:00 a.m. to 3:30 p.m.; afternoon shift – 3:30 p.m. to 12:00 a.m. Two fifteen (15) minute breaks will be scheduled in coordination with an employee’s supervisor, one during the morning and one during the afternoon. If school is open, but an employee does not report for work due to inclement weather, the employee must use a personal leave or vacation day. In the event that all personal leave and vacation days have already been used, one day’s pay will be deducted for each day the employee does not report for work.
