Fitting Out. (a) To fit out the premises at Party B’s expense in accordance with plans and specifications approved by Party A (which approval shall not be unreasonably withheld) and the relevant Government departments and competent authorities in a good and proper workmanlike and diligent manner with good quality materials and in all respects in a style and manner appropriate to the Premises to the reasonable satisfaction of Party A (but any approvals given under this Article 3.2 shall not impose on Party A any liability in respect of any inadequacy or deficiency in the drawings, specifications or works). For the avoidance of doubt, if Party B intends to carry out any structural works or alterations to the Premises, other than complying with the requirement under this Sub-Article, Party B is obliged to supply any additional information as may be reasonably required by Party A or the Manager for the purpose of processing the approval application by Party B;

Fitting Out. If the Tenant has been granted approvals before the Lease Commencement Date to carry out Fitting-Out Works on the Premises under the Agreement to Develop and Lease, the provisions thereof shall apply to the exclusion of the Fourth Schedule. Where the Landlord’s approvals for further Fitting-Out Works or for such works in respect of any additional premises are granted after the Lease Commencement Date, the provisions of the Fourth Schedule shall solely govern the carrying out and completion of such works.
Fitting Out. At the Tenant’s own cost to obtain the Landlord’s approval (such approval not to be unreasonably withheld or delayed) for any fitting-out proposals and fitting-out plans and specifications of the Premises provided that the Landlord may impose such reasonable conditions as it deems necessary in its discretion for giving such consent and all requisite consents and approvals from the competent authorities (if necessary) for any proposed addition or alteration to the Premises before the commencement of the fitting-out of the Premises. Without limiting the foregoing, the Tenant shall observe the Fitting Out Guide of the Building as may be prescribed by, and the requirements of the Landlord and the Manager and as may be given, from time to time in the course of fitting out the Premises provided that the Tenant shall not be liable under this clause unless and until a copy of such rules, guidelines and manuals are produced to the Tenant.
Fitting Out. Before fitting out the leased properties, the Tenant shall obtain the written approval of the Landlord on the fitting-out suggestions, plans, and specifications (such approval shall not be rejected or delayed unreasonably, and the Landlord is entitled to raise necessary and reasonable requirements when determining whether to grant such approval or not) and the consent and approval of the competent authority (if necessary), and pay all expenses. Without limitation of the foregoing, the Tenant shall abide by the Fitting-out Guide, the Tenant Manual, and other requirements specified by the Landlord and Management at the time of the leased properties fitting-out. Unless a copy of any requirements, the Guide, and Manual is provided to the Tenant, the Tenant shall not be bound by this Article.
Fitting Out. The Tenant shall fit out the interior of the Premises in accordance with such plans and specifications as shall have been first submitted by the Tenant to and approved in writing by the Landlord under Clause 5.3(b) hereof in a good proper and workmanlike fashion using good quality materials and in all respects in a style appropriate to a first class commercial office and shall maintain the Premises including the furnishings, fixtures and fittings therein or thereto (if any) in good and substantial repair and condition to the reasonable satisfaction of the Landlord throughout the Term Provided That nothing herein shall make the Landlord responsible for any damages or claims arising from any defects in the design or quality of the fitting out carried out by the Tenant. The Tenant shall not cause or permit to be made any variation to the approved fitting-out plans and specifications or to the interior design or layout of the Premises without the prior written approval of the Landlord, such approval not to be unreasonably withheld. For the purpose of fitting-out or redecorating or renovating the Premises, the Tenant shall observe and comply with the following provisions:-
Fitting Out. The Tenant shall take possession of the Demised Premises on the date specified in paragraph 6 of Schedule 1 (the “Date of Possession”) or if not stated, then the Landlord shall give the Tenant at least seven (7) days' written notice of the Date of Possession. The Tenant shall be deemed to have taken possession of the Demised Premises on the date set out in the Landlord's notice regardless of whether the Tenant has actually done so. The Landlord shall not be liable in the event that the Tenant delays taking possession. The Tenant shall be given a rent-free fitting out period specified in paragraph 9(a) of Schedule 1 (the “Fitting-Out Period”) from the Date of Possession to carry out the fitting out works. The Base Rent and Service Charge will be charged from the expiry of the rent-free period, regardless of whether the Tenant is ready for business, or from the commencement date of business, whichever is earlier. The Demised Premises will be handed over to the Tenant in its “as is, where is” condition and the Landlord shall not be obliged to provide any other item or works. The Tenant shall carry out fitting-out works (the “Fitting-Out Works”) in the Demised Premises at its own expense and shall obtain all necessary approvals and licences (if any) from the relevant authorities at the Tenant‟s own cost and absolute responsibility in order to carry out the Fitting-Out Works. In carrying out the Fitting-Out Works, the Tenant shall comply with the requirements and abide by the terms set out herein and the Tenants' Fitting- Out Manual (a copy of which will be given to the Tenant). To keep with the overall image of the retail floor, the Tenant shall spend at least S$60 per square foot (or such other sum as the Landlord may instruct in writing) for the Fitting-Out Works. Upon the Landlord‟s request, the Tenant shall forthwith provide the Landlord with all relevant documents as proof of such expenditure. The Tenant shall before commencing Fitting-Out Works in accordance with this clause, pay the Fitting-Out Deposit specified in paragraph 9(b) of Schedule 1 as security for the due performance by the Tenant of the following obligations:
Fitting Out. To accept the condition of the Premises as at the commencement of this Agreement and to fit out the interior of the Premises in a good and proper workmanlike fashion using good quality materials and in accordance with the requirements and provisions of Section XI hereof and to maintain the same throughout the said term in good condition and repair to the satisfaction of the Landlord. In carrying out any approved work hereunder, the Tenant shall, and shall cause his servants agents contractors and workmen to co-operate fully with the Landlord and all servants agents and workmen of the Landlord and with other tenants or contractors carrying out any work in the Building. The Tenant shall obey and cause his servants agents contractors and workmen to obey and comply with all instructions and directions which may be given by the Landlord's servants or agents or other authorised representatives in connection with the carrying out of such work.,

(c) The Tenant shall be given a rent-free Fitting Out Period specified in paragraph 9(a) of Schedule 1 (the “Fitting-Out Period”) from the Date of Possession to carry out the fitting out works. The Base Rent and Service Charge will be charged from the expiry of the Fitting Out Period, regardless of whether the Tenant is ready for business, or from the commencement date of business, whichever is earlier unless otherwise stated.
Fitting Out. The Tenant shall not commence any fitting out works to the said premises without the prior written approval by the Landlord of plans and specifications submitted by the Tenant.
