THE FOURTH SCHEDULE. (EXCEPTIONS AND RESERVATIONS) There are excepted and reserved out of this demise for the benefit of the Lessor, the Manager and Lessees or other occupiers of the other parts of the Estate: Easements, rights and privileges over, along and through the Premises equivalent, mutatis mutandis, to those set forth in paragraphs 1, 2, 3, 4, 5 and 6 of the Third Schedule. Right of the Lessor and its surveyor or agents with or without workmen and others at all reasonable times upon giving at least ……………. (…..) hours prior written notice (except in cases of emergency) to enter the Premises for the purpose of carrying out its obligations contained in this Lease. The right for the Lessor and the Manager to temporarily construct and erect scaffolding for the purpose of inspecting, repairing, maintaining, renewing, altering or cleaning the Estate (including for the avoidance of doubt the Premises) causing as little disturbance as possible. The right to subjacent and lateral support and to shelter and protection from the Premises and from the site and roof (if any) thereof. The right to unimpeded access of light, electricity and air to the Common Areas of the Estate. Subject to the provisions of paragraph 4 of this Fourth Schedule the right to construct on the Land such additional amenities and facilities from time to time as the Lessor or the Manager may in its reasonable discretion decide for the benefit of the Lessee and other lessees of the Estate. THE FOURTH SCHEDULE. The Basic Rent The monthly Basic Rent for the Premises shall be HONG KONG DOLLARS EIGHTY THOUSAND SEVEN HUNDRED FIFTY ONLY (HK$80,750.00) but the Tenant is entitled to three rent-free periods of total 93 days, namely, from the 15th day of January 2007 to the 14th day of February 2007, the 15th January 2008 to the 14th February 2008 and the 15th day of January 2009 to the 14th day of February 2009 Provided That all Government rent, rates, Service Charge, Cooling Water Charge and all other outgoings during the said rent-free periods shall be borne by the Tenant solely.
