USE AND RULES. Tenant shall use the Premises for general office purposes and no other purpose whatsoever, in compliance with all applicable Laws, and without disturbing or interfering with any other tenant or occupant of the Property. Tenant will comply with all Laws regulations and other requirements, including without limitation, environmental, health, safety and police requirements and regulations respecting the Premises, now or hereinafter in force, at its sole cost; provided, however, that Tenant shall not be obligated to make any structural or capital improvements to the Premises in order to comply with any particular Law unless such Law is applicable to the Premises due to Tenant’s specific use thereof or as a result of any alterations to the Premises made by Tenant. Tenant shall not use the Premises in any manner so as to cause a cancellation of Landlord’s insurance policies, or an increase in the premiums thereunder. Tenant shall comply with all rules set forth in Rider One attached hereto (the “Rules”). Landlord shall have the right to reasonably amend such Rules and supplement the same with other reasonable Rules (not expressly inconsistent with this Lease) relating to the Property, or the promotion of safety, care, cleanliness or good order therein, and all such amendments or new Rules shall be binding upon Tenant after five (5) days notice thereof to Tenant, provided that any amendment or supplement to the Rules does not materially and adversely affect any of Tenant’s rights under this Lease. All Rules shall be applied on a non-discriminatory basis, but nothing herein shall be construed to give Tenant or any other Person (as defined in Article 25) any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property, or out of the enforcement or waiver of the Rules by Landlord in any particular instance. To the extent there is a conflict between the Rules and this Lease, this Lease shall control.

All such rules shall be applied on a nondiscriminatory basis to all other tenants in the property, but nothing herein shall be construed to give tenant or any other person (as defined in article XXVI) any claim, demand, or cause of action against landlord arising out of the violation of such rules by any other tenant, lessee, occupant, visitor, or user of the property, or out of the enforcement or waiver of the rules by landlord in any particular instance. The business known as Entrée Vous, shall have the right to occupy a portion of the subject matter premises during any term, or renewal term, hereof, as the case may be at no charge to Entrée Vous as long as Entrée Vous does not interfere with any of the operations of the Tenant.

USE AND RULES. Tenant shall use the Premises for general, executive and administrative office use and ancillary uses and for no other purpose without Landlord’s express written consent, which consent shall not be unreasonably withheld, in compliance with all applicable Laws and all covenants, conditions and restrictions of record applicable to Tenant’s use or occupancy of the Premises, and without disturbing or interfering with any other tenant or occupant of the Property. Tenant shall not use the Premises in any manner so as to cause a cancellation of Landlord’s insurance policies or an increase in the premiums thereunder. The Premises may not include a fitness center, ATM, travel agency, child care facility, auditorium, servery or cafeteria (but lunchrooms and kitchens for use by Tenant’s employees are permitted provided cooking may only be performed with microwaves, toasters, and similar small appliances. Tenant shall comply with, and shall cause its permitted subtenants, permitted assignees, invitees, employees, contractors and agents to comply with, all rules set forth in Rider One attached hereto (the “Rules”), provided that in the event of a conflict between the Rules and this Lease, this Lease shall govern. In addition, all contractors shall be required to follow Landlord’s reasonable rules and regulations for construction in the Building and Landlord may require that, prior to performing any work in the Building, each contractor execute a copy of Landlord’s rules to evidence such contractor’s agreement to so comply. Landlord shall have the right to reasonably amend such Rules and supplement the same with other reasonable Rules (not expressly inconsistent with this Lease) relating to the Property, or the promotion of safety, care, cleanliness or good order therein, and all such amendments or new Rules shall be binding upon Tenant after ten (10) days’ prior written notice thereof to Tenant. All Rules shall be applied on a non-discriminatory basis, but nothing herein shall be construed to give Tenant or any other Person any claim, demand or cause of action against Landlord arising out of the violation of such Rules by any other tenant, occupant, or visitor of the Property, or out of the enforcement or waiver of the Rules by Landlord in any particular instance. Notwithstanding anything to the contrary contained in this Lease, the Premises may not be used for any of the purposes listed on Exhibit C.

USE AND RULES. Compliance On behalf of all of the Facility Users, the Member agrees and warrants to the Club that the Facility Users (i) will use the Fitness Center and the Equipment in a manner consistent with their intended design and purpose; (ii) will cause no damage to the Fitness Center or the Equipment; and (iii) will comply with any and all rules and regulations the Club may from time to time establish regarding the use of the Fitness Center and/or the Equipment. The Member hereby acknowledges receipt of a copy of the Club’s Rules and Regulations relating to the use of the Fitness Center and the Equipment effective as of the date of this Agreement.

USE AND RULES. (A) Tenant shall use the Premises for offices and for no other purpose whatsoever, in compliance with the “LIRP” zoning classification currently in place and all other applicable Laws and all covenants, conditions and restrictions of record applicable to Tenant’s use or occupancy of the Premises, and without disturbing or interfering with any other tenant or occupant of the Building or the Complex. Landlord has advised Tenant that Tenant’s use of the Premises as a corporate headquarters for executive office and ancillary administrative use is permitted under applicable Laws and the covenants, conditions and restrictions of record recorded against the Complex as of the date of this Lease. Tenant shall not use the Premises in any manner so as to cause a cancellation of Landlord’s insurance policies or an increase in the premiums thereunder.
USE AND RULES. (A) Tenant shall use the Premises for warehouse and office use (the “Permitted Use”), and for no other purpose whatsoever, in compliance with all applicable Laws and all covenants, conditions and restrictions of record applicable to Tenant's use or occupancy of the Premises, and without unreasonably disturbing or interfering with any other tenant or occupant of the Property. Landlord represents and warrants that, to its actual knowledge, (1) as of the date of this Lease, the Premises and the Property comply with all applicable Laws, including the ADA (as defined below), and (2) as of the date of this Lease, the Premises and the entire Building are fully sprinklered in accordance with all applicable building codes and fire department codes.
USE AND RULES. Tenant shall use and occupy the premises for offices and a treatment facility for patients with behavioral health issues and for no other purpose whatsoever, in compliance with all applicable laws.
