Lease Premises. 9.1 The parties hereto agree that during the term of this Lease, in the event title to any of the Leased Premises is contested by any person or persons, corporation or corporations, or governmental agencies, Lessee will, at its own election and expense, defend the title to any of the Leased Premises before any court of competent jurisdiction or any administrative body. Lessee will defend any actions for damages relating to exploration, development, or mining activities by Lessee on Leased Premises.

Lease Premises. LESSEE assumes responsibility for the condition of the premises and LESSOR shall not be liable or responsible for any damages or injuries caused by any vices or defects therein to LESSEE or to any occupant or to anyone in or on said premises who derives his right to be thereon from LESSEE.
Lease Premises. Paragraph 1.8 of the Lease is deleted and the following new Paragraph replaces it: "Approximately 4,364 rentable square feet of office space located on the 2nd floor of the Building and commonly known as Suite 207 and 201. Furthermore, Suite 207 consists of approximately 3,100 rentable square feet and Suite 201 consists of approximately 1,264 rentable square feet.
Lease Premises. 1.1 Landlord hereby leases to Tenant and Tenant hereby leases from Landlord during the term of this Lease, on the terms and conditions set forth herein, those certain premises (“Premises”) consisting of approximately 2,973 square feet of Rentable Area in the building (the “Building”) at 0000 Xxxxxx Xxxx Xxxxxx, Xxx Xxxxx, Xxxxxxxxxx, on real property legally described on Exhibit A attached hereto and incorporated herein by this reference. The Premises consist of approximately 2,973 square feet of Rentable Area on the third floor of the Building. The Building consists of approximately 105,500 square feet of Rentable Area. The Building, the real property upon which the Building is located, and all landscaping, parking facilities, and other improvements and appurtenances related thereto are hereinafter collectively referred to as the “Project.” The site plan for the Project is attached hereto as Exhibit B, and the Premises are outlined on Exhibit C. All portions of the Project which are for the non-exclusive use of tenants of the Project, including without limitation interior entrance ways, lobbies, corridors, stairwells, elevators, equipment rooms, and rest rooms, and exterior roadways, driveways, sidewalks, parking areas, and landscaped areas, are hereinafter referred to as “Common Areas.”
Lease Premises. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord for the term identified below, at the rental and upon the conditions set forth herein, approximately Six Thousand Seven Hundred Fifty (6,750) rentable square feet known as Suite 220 on the Second floor of the South Wing (“Second Floor Premises”) and One Hundred Fifty-One (151) rentable square feet known as Suite 190 on the First Floor of the South Wing (“First Floor Premises”) and identified on Exhibit A attached hereto (collectively, the “Premises”) of that certain building located at 10300 Spotsylvania Avenue, Fredericksburg, Virginia (the “Building”) (if there is more than one building on Landlord’s land operated as xxxx xx x xxxxxx xxxxxxx, xxxx xxxxxxxxx xx “Xxxxxxng” hereunder shall mean and refer to all such buildings) The parcel(s) of real property on which the Building is located together with the Building are hereinafter collectively referred to as the “Property.” The Premises do not include exterior faces of exterior walls and exterior window glass; anything beyond the interior face of demising walls; or any pipes, ducts, conduits, wires and fixtures serving other parts of the Building, except for Tenant-specific pipes, ducts, conduits, wires and fixtures which are wholly located within and serve only the Premises, and measurement will be based on the BOMA standard of measurement dated June 7, 1996 (ANSI/BOMA Z65.1-1996). Tenant may use the common areas of the Building in common with other tenants subject to and in accordance with the terms and conditions hereinafter set forth. The common areas (the “Commons Areas”) include the Building’s common lobbies, corridors, stairways, and elevators, the common walkways and driveways necessary for access to the Building, the common toilets, corridors and elevator lobbies of any multi-tenant floor, and the parking area for the Building. All use of the Common Areas shall be only upon the terms set forth at any time by Landlord. Tenant acknowledges and agrees that the roof of the Building is under the exclusive control of Landlord, that Tenant shall have no access to the roof without Landlord’s prior written consent and that Landlord reserves the right from time to time to install or allow the installation of telecommunications devices on the roof.
Lease Premises. Landlord leases to City and City leases from Landlord, subject to the provisions of this Lease, those premises identified in the Basic Lease Information and shown on the plan attached hereto as Exhibit A (the "Premises"). The Premises contain the rentable area specified in the Basic Lease Information. City shall have the non-exclusive right to use, the restroom facilities located in the Building (collectively, the "Common Areas"), the non-exclusive right of access to and from the Premises by the main entrances to the Building and the Property across the parking lot operated by Landlord located adjacent and to the south of the Premises (the “Adjacent Premises”), and the non-exclusive right to use the restrooms located within the Building during regular hours of operation.

The Building consists of approximately 48,218 square feet of Rentable Area, and the building at 0000 Xxxxx Xxxxx Drive consists of approximately 39,080 square feet of Rentable Area. The two buildings, the real property upon which the buildings are located, and all landscaping, parking facilities, and other improvements and appurtenances related thereto are hereinafter collectively referred to as the “Project.” The site plan for the Project is attached hereto as Exhibit “A”, and the Premises are outlined on Exhibit “B”. All exterior portions of the Project which are for the non-exclusive use of tenants of the Project, including without limitation roadways, driveways, sidewalks, parking areas, and landscaped areas, are hereinafter referred to as “Common Areas”.

Lease Premises. In consideration of the Rent, terms, provisions and covenants of this Lease, Landlord leases to Tenant and Tenant accepts from Landlord the Premises (as outlined on the plan attached hereto as Exhibit A) located in the Building, together with the non-exclusive right to use, in common with Landlord and others, the following portions of the Building: the entrance foyer and lobby; the corridors and lavatories on the floor on which the Premises are situated; and the stairways, and elevators (sometimes referred to as the "Common Areas").
