DEMISE OF LEASED PREMISES. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord for Tenant’s own use in the conduct of Tenant’s business and not for purposes of speculating in real estate, for the Lease Term and upon the terms and subject to the conditions of this Lease, that certain interior space described in Article 1 as the Leased Premises, reserving and excepting to Landlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant’s lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws and Restrictions governing the use or occupancy of the Leased Premises and the Property, (iii) all easements and other matters now of public record respecting the use of the Leased Premises and Property, and (iv) all reasonable rules and regulations from time to time established by Landlord.
DEMISE OF LEASED PREMISES. In consideration of the mutual covenants and agreements herein contained and subject to the same, Lessor hereby demises, leases and rents to Lessee and Lessee hereby takes and accepts from Lessor the Leased Premises for the term specified herein all upon the terms and conditions as set forth in this Agreement.
DEMISE OF LEASED PREMISES. In consideration of the rents hereinafter reserved and of the covenants and agreements hereinafter contained, Landlord does hereby demise and lease unto Tenant, and Tenant does hereby hire and take from Landlord, all those premises (the "Leased Premises") with the improvements and appurtenances now or hereafter located therein, in a building commonly designated as 000 X. Xxxxx Xxxxxx, situated in the City of Waukesha, Waukesha County, Wisconsin and outlined in red on the plan attached hereto as Exhibit A. This Lease for the Leased Premises is subject to municipal and zoning ordinances regulating and restricting the use of the Leased Premises and construction of any improvements thereon and recorded covenants, easements and restrictions affecting the Leased Premises.
DEMISE OF LEASED PREMISES. Section 1.01. In consideration of the mutual covenants and agreements of this lease, and other good and valuable consideration, Landlord demises and leases to Tenant--and Tenant leases from Landlord--the Premises situated in Houston County, Texas. The Premises are more particularly described in Exhibit "A:, attached to this lease, and are referred to as "the Premises" or "the Leased Premises." Tenant is to have and to hold the Premises, together with all rights, privileges, easements, appurtenances, and immunities belonging to or in any way appertaining to them, including abut not limited to necessary easement along roadway to State Highway 21, any other easements, rights, title, and privileges of Landlord, existing now or at any time during the lease term in, to or under adjacent streets, sidewalks, alleys, party walls, and property contiguous to the Premises and reversions that mat later accrue to Landlord as owner of the Premises by reason of the closing of any street, sidewalk, or alley.
DEMISE OF LEASED PREMISES. Subject to the terms and conditions set forth in this Lease, the Government hereby leases to Lessee, and Lessee leases from the Government, the Leased Premises subject to all existing easements, rights-of-way, and all other rights and interests of the Government or others (whether or not of record) encumbering the Leased Premises (collectively, “Existing Encumbrances”). A list of Existing Encumbrances that are known to and/or maintained in the records of the Installation as of the Effective Date (as hereinafter defined) is included in Exhibit B attached hereto and incorporated herein by this reference.
DEMISE OF LEASED PREMISES. Irvine hereby leases the Leased Premises to FirstWorld and FirstWorld hereby takes and hires the Leased Premises from Irvine for the purpose of installing, maintaining, operating, repairing, replacing and augmenting the Cable necessary for the operation of the Irvine Networks. The Leased Premises shall also include space within any additional Conduit installed or constructed by FirstWorld within the Spectrum and any Additional Areas, which additional Conduit shall upon construction thereof become the property of Irvine and a portion of the Conduit. Irvine does not currently anticipate that it will, and Irvine shall not be required to, construct building entrance conduit systems as part of any Available Conduit.
