Exterminating. Lessee shall, at its sole cost and expense, engage professional exterminators to service the Premises, including but not limited to all food preparation and food storage areas, at such frequency and to the extent necessary to keep the Premises free of insects, rodents, vermin and other pests and to prevent insects, rodents, vermin and other pests from the Premises infesting spaces leased to other Lessees or the Common Areas of the Project. Lessee shall provide to Lessor, upon demand, reasonable proof that Lessee is causing such exterminating to be performed not less frequently than quarterly. In the event that Lessee shall refuse or fail to have such exterminating regularly performed, then Lessor may arrange for such exterminating to be done, and Lessee shall pay the entire cost thereof plus Lessor's standard administrative fee. Lessor shall not be liable to Lessee for any loss or damage that may accrue to Lessee's stock in trade or business by reason thereof, including but not limited to any loss of revenues resulting from any required limitation or cessation of Lessee's business while such extermination is performed or as a result thereof. Lessor's arranging for such extermination shall not release Lessee from Lessee's obligations hereunder nor shall the same be deemed to be a waiver by Lessor of Lessee's default for the failure to have such extermination performed.

Exterminating. Unless prohibited by statute or otherwise stated in the Rental Agreement, Landlord may conduct extermination operations in Residents’ Premises several times a year and as needed to prevent insect infestation. Landlord will notify Residents in advance of extermination in Residents’ Premises, and give Resident instructions for the preparation of the Premises and safe contact with insecticides. Residents will be responsible to prepare the Premises for extermination in accordance with Xxxxxxxx’s instructions. If Residents are unprepared for a scheduled treatment date, then (a) Residents’ lack of preparation shall be deemed a default in the performance of the terms and conditions of this Addendum, and (b) Landlord may, at Landlord’s sole option, prepare Residents’ Premises and charge Residents accordingly. Residents must request extermination treatments in addition to those regularly provided by Landlord in writing. Residents agree to perform all tasks required by Landlord, Landlord’s Agent(s) and/or any exterminator prior to and on the day of interior extermination in order to ensure the safety and effectiveness of the extermination. These tasks will include, but are not limited to, the following: • Clean in all cabinets, drawers and closets in kitchen. • If roaches have been seen in closets, remove contents from shelves and floor. • Remove infants and young children from the Premises. • Remove pets, if authorized by Landlord, then place them in bedrooms, and notify Landlord of such placement. • Remove chain locks or other types of obstruction on day of service. • Cover fish tanks and turn off their air pumps. • Do not wipe out cabinets after treatment. In the case of suspected or confirmed bed bug infestation, resident will agree to the following: • Resident will wash all clothing, bed sheets, draperies, towels, etc. in extremely hot water. • Resident will thoroughly clean, off Premises, all luggage, handbags, shoes and clothes hanging containers, off Premises, and off of any of Landlord’s property. • Resident will cooperate with Xxxxxxxx’s cleaning efforts for all mattresses and seat cushions or other upholstered furniture, and will dispose of same if requested sufficient so as to eradicate the presence of any insects and insect eggs.
Exterminating. ➢ We have an extermination company come annually as a cockroach preventive measure. However, additional exterminations will be scheduled as needed. Please notify the Office if you notice any quantity of insects in your apartment. ➢ Bed Bugs. You could inadvertently infect your apartment by bringing in a piece of used furniture or in your luggage after taking a trip. You should not borrow or purchase a used mattress, box spring or other furniture without first verifying it is bug free. If your apartment becomes infected, there is a very strict procedure to follow before each treatment (a total of three are generally needed for bed bugs). This procedure and the associated cost could be at the Lessee’s expense. ➢ Your cooperation in preparing your apartment when notified that your apartment will be exterminated is required. If you fail to ready your apartment, you make Puffton Villages' effort useless in ridding an apartment of any type of infestation and repeat calls become necessary. You may be charged for the cost of a treatment if you are not prepared or for repeat calls required by your failure to cooperate. SMOKE and/or CO2 DETECTORS: At least twice a year the smoke and CO detectors in all apartments are checked by Puffton Village maintenance personnel to ensure their proper working condition for your safety. These smoke and CO detectors are a permanent fixture to the apartment and are not to be removed or tampered. In the event they are removed or tampered, you will be assessed replacement cost. Management requires that you test each smoke detector on a monthly basis, between 9 am and 4 pm by pushing in the test button in the center of the fixture. If you are having any problems with the smoke or CO detectors, notify Management by calling 000.000.0000.

Exterminating. Leased homes within our community will be given bait stations for insects at regular intervals at no cost to the resident.
Exterminating. Xxxxxx agrees to cooperate with Landlord or its exterminating service, if Landlord provides same. Tenant shall permit Xxxxxxxx’s exterminating service company access to the Apartment for the purposes of spraying, baiting or other type of service deemed necessary by the exterminating service company, to control and/or rid the Apartment of insects, rodents or other pests. Upon notice from Landlord, Tenant shall remove all items from the cupboards, cabinets and drawers in the Apartment, including all food, food products, dishes and other items stored in same, in order to enable the exterminating service company to spray the Apartment. Tenant’s failure to so cooperate shall be considered a material breach of the terms of this Lease.

Exterminating. Tenants must report any pest problems – in writing – within seven (7) days of the lease commencement date. If not reported within the allocated time period, it is agreed that the property has no infestation of any kind. Landlord has no responsibility for the control of roaches, ants, mice, fleas, stink bugs, or other pests, including bed bugs. Except for termites, any future infestation of any kind is the responsibility of the Tenant.
Exterminating. LANDLORD shall provide exterminating service for all public areas of Building. TENANT shall at TENANT’S expense provide exterminating service for the Premises from time to time to the reasonable satisfaction of LANDLORD and shall employ such licensed exterminating company or companies as shall be approved by LANDLORD.
