COVERED PARKING. Tenant's Parking Allotment shall include twenty-six (26) reserved covered parking spaces at the market rate, which is currently Thirty-Five and 00/100 Dollars ($35.00) per month, per parking space. A separate license agreement shall be entered into by and between Landlord and Tenant for said reserved parking spaces.

COVERED PARKING. The Landlord will grant the Tenant 12 reserved covered --------------- parking spaces in the building's covered parking garage. This will be at no additional cost to the Tenants during the additional term.
COVERED PARKING. The covered parking in the rear of the building will continue, at the discretion of the Landlord, to be assigned in accordance with the January 26, 1993 letter from Landlord to Tenant.

EXHIBIT G JANUARY 30, 1998 07000 THERMAL AND MOISTURE PROTECTION ROOFING: -------- The roofing will be a mechanically fastened single-ply membrane (from an approved manufacturer) over a 2 inch thick rigid polyisocyanurate board (R-14). The roof will be designed to comply with the Unified Building Code/1997 and will carry a full 15 year warranty on labor and materials. All roof slopes will be a minimum of 1/4 inch per foot. The roofing system will have a Class A fire resistance rating. Roofing installation will be thoroughly inspected by the roof manufacturer's representative. ROOF HATCH: ----------- One insulated, galvanized, steel roof access hatch (4' x 4') will be provided at the roof access ladder location. The hatch will be designed to allow for locking from the interior of the warehouse. HEAT AND SMOKE VENTS: --------------------- Heat and smoke vents will be provided in the warehouse area as required by the Uniform Fire Code and Local fire department requirements. The vents will be Underwriters Laboratory listed with either a dome top metal lid or a dome acrylic lid. One (1) 4' x 8' vent with an acrylic lid shall be installed, when acceptable under local codes, in each 40' x 60' warehouse bay, adjacent to the truck loading areas. Four (4) acrylic lid vents are planned in the warehouse area. The heat and smoke vents shall be manufactured by Naturalite (model UFV- 55102) or approved equal.
COVERED PARKING. If available, Tenant shall, for the first year of the Term, have the use for a cost of $35.00 per space per month, of zero (0) covered parking spaces located in the covered parking facilities of the Project. Thereafter, the cost for such covered parking space shall be thirty five dollars $35.00 per space per month. Tenant may procure (one space for each whole 1,000 square feet of Actual Space, if available) the exclusive use of additional covered parking spaces, up to zero (0) spaces, in said covered parking facilities for an additional monthly charge of $35.00 per space, which charge shall be paid monthly at such time and place as set forth herein for the payment of Basic Rent.
COVERED PARKING. Tenant shall have the use of seven (7) covered parking spaces at a rate of $35.00 each, plus applicable rental tax, during the initial term of this lease.

COVERED PARKING. Sublessee shall have ten (10) reserved covered parking stalls at no charge for the term of this Sublease.
COVERED PARKING. Landlord will maintain (A) three (3) covered reserved parking spaces located directly beneath the Building (“Covered Reserved Parking Spaces”) for Tenant’s exclusive use, and (B) three (3) covered unreserved parking spaces located directly beneath the Building (“Covered Unreserved Parking Spaces”) for Tenant’s non-exclusive use. Commencing on the Commencement Date, and continuing until the Expiration Date or earlier termination of this Lease, Tenant shall pay Landlord a monthly fee (“Parking Fee”) at the rate of $65.00 per space per month for each Covered Reserved Parking Spaces and $55.00 per space per month for each Covered Unreserved Parking Spaces. All Parking Fees shall be payable, in advance and without demand, together (if applicable) with each installment of Monthly Base Rent.
COVERED PARKING. So long as no condition referred to in Section 1.F. shall have occurred, Tenant may, subject to the restrictions and conditions herein contained, at its sole expense, contract with the Landlord to construct ten (10) to twelve (12) parking spaces, the number of parking spaces being based upon existing parking lot configuration, at a mutually agreed upon location on the south side of the portion of the Building containing the Premises, which may be covered by canopies or other Landlord approved form of covering for parking spaces, which approval shall not be unreasonably withheld or delayed, which will thereupon be reserved to the Tenant. The design and manner of construction of the covering of the parking spaces shall be in conformance with the design of the Building and in conformance with the structure of the Building (formed concrete) subject to the reasonable approval of Landlord in addition to the approval of the Building Departments of the City of Boca Raton and/or the County of Palm Beach, as applicable. The design and construction of the covering structure shall be exclusively placed to bid by approved architects and contractors of Blue Lake Corporate Center whose bids shall be competitive with the market. Tenant shall, at its sole expense, be solely responsible for, in addition to the construction, the maintenance, upkeep and repair of any improvement to the parking spaces so as to avail covering of same. Tenant may contract with Landlord to have Landlord contract for maintenance and repair, the expense of which shall be that of Tenant. The covered parking spaces shall be relocated, at Landlord's expense, to a location reasonably proximate to the southern end of the Premises, upon notice from Landlord that such relocation is necessitated by any law or regulation or by virtue of the location of a raised parking facility to be constructed at a location proximate to the Building.
