Parking Area. All Common Area (except sidewalks and service delivery facilities) now or hereafter designated by Landlord for the parking or access of motor vehicles, including roads, traffic lanes, vehicular parking spaces, landscaped areas and walkways, and including any parking structure constructed during the Term. Landlord and/or its successors may, by written notice to Tenant, elect in their sole discretion to increase and/or decrease the Parking Area from time to time during the Term for any reason whatsoever (including without limitation an election by Landlord and/or its successors in their sole discretion to make changes to the buildings situated in the Project, and/or to subdivide, sell, exchange, dispose of, transfer, or change the configuration of all or any portion of the Parking Area from time to time), so long as such changes to the Parking Area do not reduce the number of parking spaces available for Tenant's use below the minimum requirements set forth in PARAGRAPH 37 for a period of sixty (60) consecutive days or more. No such subdivision, sale, exchange, disposition, transfer, or change to the configuration of all or any portion of the Parking Area shall cause the Parking Area to be increased or decreased unless and until Landlord has given Tenant written notice of such increase or decrease.
Parking Area. Developer shall provide a parking area for ADOT for at least 100 vehicles 27 (85 staff/15 visitors). The parking area must be reasonably level (all-weather surface and 28 all-weather access). The parking area must include an additional lockable fenced 29 parking area to accommodate 25 ADOT vehicles.
Parking Area. Tenant shall have the right to use in common with the other tenants in the building the parking spaces as provided by Landlord adjacent to the building for parking of Tenant's automobiles and those of its employees and visitors, subject to the rules and regulations now or hereafter adopted by Landlord. Tenant shall not use nor permit any of its employees, agents or visitors to use any parking area owned by Landlord other than the parking area adjacent to and assigned to the building. If Landlord deems it advisable, Landlord may set aside a part of the total parking field for use as a separate area for visitors. Landlord reserves the right to adopt any regulations necessary to curtail unauthorized parking, including the required use of "parking permits."
Parking Area. Tenant for itself, its employees, customers and invitees, shall have the non-exclusive right during the Lease Term and all renewals thereof, to use the parking area, adjacent to the Building, in common with Landlord and Landlord’s other tenants, their employees, customers and invitees. Said parking area shall be for the joint use of Landlord and all tenants in the Park and for the use of the customers, employees, visitors, and invitees of said tenants for driveway, walking or parking purposes. If an employee parking area is established, Tenant shall require Tenant’s employees to park therein. Tenant shall not at any time interfere with the right of Landlord and Landlord’s other tenants, their employees, customers and invitees, to use any part of said parking area.
Parking Area. Those portions of the Property adjacent to the Building designated for parking by Landlord, which Landlord may assign and re-assign from time to time, so long as such assignment or re- assignment to the Parking Area does not materially interfere with or materially disrupt the Tenant’s access or use of the Demised Premises as contemplated in this Lease or require the Tenant to incur any costs. At no additional cost to Tenant (except to the extent included in Operating Costs), Tenant shall be permitted to use a total of fifty-four (54) parking spaces in common with other tenants of the Building to be governed by Section 11.04 hereof, which is based upon a parking ratio of four (4) parking spaces for each 1,000 square feet of rentable area then being leased hereunder. Landlord represents that there are currently no reserved parking spaces at the Property other than as required by governmental laws, rules or regulations (i.e. handicap spaces), in connection with the proper operation of the Property (i.e. spaces for deliveries) or other commercially reasonable reasons (i.e. to accommodate an old person). In the event Landlord designates reserved parking spaces for reasons other than the reasons described in the previous sentence or the like, Tenant shall then be entitled to a commercially reasonable number of reserved parking spaces).
Parking Area. LESSOR shall provide a parking area for the common use of the occupants of the shopping center. LESSEE shall have the nonexclusive right, to use for its intended purposes, such parking area for itself, its employees, agents, invitees and licensees subject, however, to the rights given other LESSEES. LESSOR shall have the right to change the size, location, elevation and/or nature of the parking area. LESSEE to park all employee's cars in rear of parking lot, to make room for customer parking in front and sides. LESSEE agrees that it, any concessioner and their respective officers, employees, contractors and agents will park their automobiles and other vehicles only where it is permitted by the LESSOR. Provided however, that the resulting parking area(s) shall comply with KENT zoning regulations for the continued use and occupancy of the leased premises by the LESSEE and LESSEE'S business operation.
Parking Area. Those portions of the Real Estate designated for parking by Landlord, which Landlord may assign and re-assign from time to time. As of the Commencement Date, Tenant shall initially be permitted to use a total of thirty-two (32) parking spaces in common with other tenants of the Building to be governed by Section 11.04 hereof, which is based upon a parking ratio of three and a half (3.5) parking spaces for each 1,000 square feet of rentable area then being leased hereunder. As of the Expansion Space Effective Date, Tenant’s parking allocation shall be increased by one (1) parking space to reflect the addition of the Expansion Space, at which time Tenant shall be permitted to use a total of thirty-three (33) parking spaces in common with other tenants of the Building to be governed by Section 11.04 hereof, which is based upon a parking ratio of three and a half (3.5) parking spaces for each 1,000 square feet of rentable area then being leased hereunder.
