Payment of Electric Expense. Tenant shall pay for a portion of the electric energy consumed within the Premises (the "Electric Expense") subject to the provisions of this Section 5.04. During the first Lease Year Tenant shall pay to Landlord, monthly in advance, an Electric Expense at the per annum rate of $2.25 per rentable square foot of the Premises. During the remainder of the term of this Lease, Tenant shall pay to Landlord an annual Electric Expense equal to the sum of (x) $2.25 per rentable square feet plus a portion of the increase of the actual per rentable square foot electric expense calculated as follows: The actual per rentable square foot electrical expense for the first Lease Year shall be subtracted from the actual per rentable square foot electrical expense for the second Lease Year. The resulting number shall be multiplied by a fraction, the numerator of which is the said result and the denominator is the actual per rentable square foot electrical expense for the first Lease Year. This same calculation shall be made from year to year. For example, if the actual per rentable square foot electrical expense for the first Lease Year is $3.00, and the actual per rentable square foot electrical expense for the second Lease Year is $3.10, the Tenant would owe a per rentable square foot electric expense for the second Lease Year of $2.25 plus an amount equal to $3.10 - 3.00 = .10, with the resulting figure of .10 being multiplied by the quotient of .10/3.00 or 0.033, which equals 3.3 cents, for a total per rentable square footage electrical payment in the second year of $2.25 plus 3.3cents or $2.28.3. This same calculation would be applied in subsequent years by substituting Lease Year two for Year one and Lease Year three for Lease Year two and so on. The Electric Expense payable in respect of the Premises shall constitute Additional Rent under this Lease (but shall not be included as an Operating Expense), and shall be due and payable quarterly in arrears beginning on the Commencement Date and continuing on the first day of each calendar month during the Term.

Payment of Electric Expense. In addition to Base Rent and/or any Additional Rent, Tenant shall pay Landlord the sum of $578.06 per month for electricity ("Electric Expense") on the first day of each month, which payment shall continue throughout the term of the Lease.

Landlord represents and covenants to Tenant that said Estimated Electric Charge of $1.75 per rentable square foot is applicable to each of the tenants in the Building as of the Effective Date. During the Term, Tenant’s rate of payment shall increase or decrease from time to time based upon the increases or decreases in rate charged by the utility company to the Landlord or Tenant’s Share of the actual tenant electrical expense for the Building; and Landlord shall have the right to issue supplemental billing to Tenant from time to time for its Electric Expense to account for such increases or such decreases. Tenant’s Electric Expense shall also be subject to increase and decrease based upon a change in Tenant’s electric consumption as determined in good faith, absent manifest error, by Landlord’s independent consultant. The Electric Expense payable in respect of the Premises shall constitute Additional Rent under this Lease (but shall not be included as an EAST\126610515.10 Operating Expense), and shall be due and payable monthly in advance beginning on the Commencement Date, and continuing on the first day of each calendar month during the Term. Landlord shall have the right to separately meter or check-meter the Premises for electricity, at Landlord’s expense, and, in any event, with respect to electricity utilized by Tenant with respect to any specialized supplemental cooling systems for any server room of Tenant, such electricity shall be separately or check metered by Tenant...
Payment of Electric Expense. Tenant agrees to pay, or cause to be paid, all charges for electricity consumed in the Premises (or by special facilities serving the Premises). Tenant will comply with all contracts relating to any such services. Tenant’s charges for such utility usage shall be based upon Tenant’s actual usage (without markup by Landlord) based on check metering (i.e., submeters) or separate meters provided as part of the Finish Work for lights, plugs and VAV fan circulation only (not for heating), and specifically excluding the roof top HVAC units serving the Premises, and at Landlord’s option, shall be paid (i) to Landlord or Landlord’s representative (as determined by Landlord) as Additional Rent or (ii) directly to the utility company. On the Commencement Date and thereafter during the Term, Landlord shall have the right to charge Tenant an estimated amount, payable as Additional Rent on the first of each month, in advance, together with payments of Base Rent, on account of Tenant’s estimated electricity usage based on prior Building history for the first month of the Term and thereafter on Tenant’s actual usage, with an annual reconciliation based on actual meter readings such that Tenant will pay the amount due hereunder.
Payment of Electric Expense. (i) Tenant shall pay for the full cost (the "Electric Expense") of the electric energy consumed within the Premises for convenience outlets, lighting fixtures, any supplemental HVAC equipment, any rooftop HVAC equipment or High Usage Equipment (hereinafter defined) exclusively serving the Premises (excluding electricity for base building HVAC which is included in Operating Expenses) as reasonably determined by Landlord from time to time based upon the measurement of such use by a submeter in the Premises installed by Landlord on or prior to the Commencement Date at Landlord's expense. The Electric Expense payable in respect of the Premises shall constitute Additional Rent under this Lease (but shall not be included as an Operating Expense), and shall be due and payable monthly in arrears on the first day of each calendar month during the Term.

Payment of Electric Expense. Beginning on the Commencement Date and continuing throughout the Term, Subtenant shall pay for Subtenant’s electric energy usage in the Subleased Premises, as set forth under Section 2.07 of the Prime Lease, to Sublandlord as Additional Rent.
