For Lease or "For Sale" signs which Tenant shall permit to remain thereon.

For Lease. Signs — The Landlord shall have the right during the last 12 months of the Term to place upon the Leased Premises a notice of reasonable dimensions stating that the Leased Premises are “for lease” and the Tenant shall not obscure or remove such notice or permit the same to be obscured or removed.

For Lease or "For Rent" signs on the premises at any time within ninety (90) days of the expiration of the Lease, if Lessee has not exercised any option to renew, if provided for herein, and Lessee agrees to permit Lessor to do so. Landlord shall not be liable to Tenant for any inconvenience, interferences, annoyance, loss or damage resulting from work done in or upon the Premises or any portion of the Premises or adjacent grounds. Tenant agrees that if Landlord during the Term hereby demised shall be required by the City and County of Honolulu, the State of Hawaii, by any other governmental authority to repair, alter, remove, reconstruct or improve any part of the Premises or of said Building then such repair, alteration, removal, reconstruction or improvement may be made by and at the expense of Landlord and shall not in any way affect the obligations or covenants of Tenant herein contained, and Tenant hereby waives all claims for damages or abatement of rent because of such work.

For Lease or "For Sale" signs. Additionally, Landlord shall have the right to enter the Leased Premises at times of emergency. Any entry into the Leased Premises or portions thereof obtained by Landlord in accordance with this Article shall not under any circumstances be construed or deemed to be a forcible or unlawful entry into, or a detainer of, the Leased Premises, or an eviction, actual or constructive, of Tenant from the Leased Premises or any portion thereof.
