OCCUPANCY AND USE. The premises shall be used solely as a private dwelling for Tenant and no others without written permission from the Landlord. Tenant agrees to keep the premises clean, sanitary, and in good order, and agrees not to hamper, disturb, or interfere with other tenants in the community, and agrees to comply with all laws, ordinances, rules, regulations, and directions of governmental authorities and the Board of Fire Underwriters. Upon termination of this lease, Tenant agrees to surrender possession of premises in as good order and repair as when received. Tenant shall be responsible for any damage to the driveway and/or parking area of the premises caused by the Tenant, neighbors, or guests, including deterioration as a result of leaking automobile fluids.
OCCUPANCY AND USE. Occupancy is limited to a maximum of 2 (two) persons per yurt. At all yurts, in both Wimberley and Dripping Springs, additional guests staying or visiting, daytime or overnight without the prior approval of the owner are PROHIBITED and will result in an additional $500 charge per person to the credit card on file with respect to the relevant booking (regardless of the designation of ownership / user of such card) or otherwise payable by the relevant guest. No events, parties, gatherings, or weddings are permitted without the consent of the owner. Guests may not use the premises for purposes other than lodging. No guests are allowed access to the Xxxxxx River.
OCCUPANCY AND USE. Please note the number of occupants for your home is listed on Page 1 of this agreement, as well as Xxxxxxxx.xxx. Overnight guests shall not exceed the posted occupancy. If you are planning to invite guests during your stay, your maximum number of guests for daytime use is twice that of the home’s occupancy which is also listed on page 1 and Xxxxxxxx.xxx. Large groups are not allowed due to the limitations of the septic systems and the adverse impact to the home and neighbors. Failure to comply can result in your eviction from the property and the forfeiture of your entire rent. The parties agree that damage for breach of occupancy limits are difficult to ascertain, and therefore agree, when forfeiture and eviction remedies are not exercised that for rentals of three (3) days or less, each breach shall result in liquidated damages of $500; for a longer rental, each breach results in liquidated damages of $1,000. These damages will be charged to your credit card on file. All rental properties are designated for residential use consistent with the Marin County Ordinance. Large groups, receptions or like/kind events are not allowed. Pets: No pets of any kind are permitted in most of our rental homes. If any pets are found at strictly pet free home, including visiting pets, a $500 fine will be charged to your credit card on file and possible eviction. This includes pets left outside. An exception is those few private homes where dogs are specifically permitted. This must be arranged in advance with a $200 pet fee per dog. Leash laws must be obeyed. Please don’t leave your dog home alone barking. Please clean up after your dog prior to departure; otherwise you will incur an additional fee if we must have it cleaned for you. Noise: We ask that guests recognize Seadrift Realty’s dedication to maintaining a peaceful family atmosphere for all residents and visitors of Xxxxxxx Beach and Seadrift. Please respect the neighborhood and your neighbor’s right to quiet enjoyment of their home. Loud Music and noise is prohibited, please take special care at night as sound carries across water. Quiet time: 10 PM to 8 AM, please be a good neighbor! In addition, there is a 24/7 Hot Line for neighbors to report disrespectful or inappropriate behavior; possibly resulting in citations, fines and expulsion from the rented property without the possibility of a refund.
