TRANSPORTATION DEMAND MANAGEMENT PROGRAM. (a) Landlord may elect or may be required to develop and implement a Transportation Demand Management (“TDM”) program for the Building in order to reduce the traffic-related impacts resulting from development of the Property. One element of any such TDM program will require tenants of the Building to adopt programs and offer incentives to their employees to reduce auto use and support the increase of alternative modes of transit. The following are examples of such programs and incentives:

TRANSPORTATION DEMAND MANAGEMENT PROGRAM. Landlord may elect or may be required to develop and implement a Transportation Demand Management (“TDM”) program for the Building in order to reduce the traffic-related impacts resulting from development of the Property. One element of any such TDM program will require tenants of the Building to adopt programs and offer incentives to their employees to reduce auto use and support the increase of alternative modes of transit. The following are examples of such programs and incentives: • Alternative commute subsidies and/or parking cash-out, where employees are provided with a subsidy if they use transit or commute by alternative modes; • Opportunities to purchase commuter checks which allow employees to purchase transit tickets at discounted rates from their before-tax income; and • Compressed work weeks and flex time where employees adjust their work schedules to reduce peak hour trips to/from the Building. In order to support any such TDM program for the Building, Tenant agrees that it shall use commercially reasonable efforts to adopt programs and offer incentives to its employees in order to reduce auto use and support the increase of alternative modes of transit. The specifics of Tenant’s programs and incentives shall be tailored to the needs of Tenant’s workforce and shall be determined by Tenant in its good faith efforts to meet the goals of the TDM program. Upon request by Landlord from time to time, but not more often than once per calendar year, Tenant shall provide to Landlord a written report summarizing the programs and incentives being offered by Tenant to achieve the goals of the TDM program.
TRANSPORTATION DEMAND MANAGEMENT PROGRAM. (PrideShare) Unit members must participate in the PrideShare program as identified in the City’s Personnel Manual of Policies and Procedures. Solo drivers are required to pay $35 per month ($17.50 per pay period). Non-Solo drivers have benefits provided per the policy.
TRANSPORTATION DEMAND MANAGEMENT PROGRAM. The Lease is hereby amended to include the following provision: Landlord and Tenant acknowledge that in connection with the development of the Project, the Peninsula Congestion Relief Alliance, on behalf of the Inter-City and Multi-City TSM Agencies, San Mateo County, will propose a Transportation 39 Demand Management ("TDM") program which will focus on reducing traffic congestion in the vicinity of the Project. The parties further acknowledge that implementation of the TDM program is expected to be required by the City of South San Francisco as a condition of approval of the development of the Project. Tenant agrees to cooperate with Landlord in the implementation of the TDM program, to participate in the TDM program, and to pay Tenant's Proportionate Share of the costs related to the TDM program.
TRANSPORTATION DEMAND MANAGEMENT PROGRAM. Unit employees represented by the Union who are assigned to the power plant (which is exempted from AQMD trip reduction requirements by regulation) will not participate in the City's PRIDEshare Program. This exemption is due to all of the following:
TRANSPORTATION DEMAND MANAGEMENT PROGRAM. Tenant acknowledges the City of Mountain View may require Landlord to institute or participate in a transportation demand management program intended to manage parking, transportation or traffic in and around the Real Property (“TDM”). Tenant shall take responsible action for the transportation planning and management of all employees and other personnel located at the Premises by working directly with Landlord, any governmental transportation management organization or any other transportation-related committees or entities. Such TDM programs may include, without limitation: (a) restrictions on the number of peak hour vehicle trips generated by Tenant’s employees; (b) increased vehicle occupancy; (c) implementation of an in-house ridesharing program and an employee transportation coordinator; (d) working with employees and an area-wide ridesharing program manager; (e) instituting employer-sponsored incentives (financial or in-kind) to encourage employees to rideshare; and (f) utilizing flexible work shifts for employees. Any costs or expenses associated with a TDM program that are not provided and paid for by Tenant, such as a TDM coordinator, may be provided by Landlord with such costs being included as Operating Expenses. As part of the TDM Program, and to the extent required, directly or indirectly, by the City of Mountain View, Tenant its sole cost and expense, shall cause its staff to participate in the TDM program and shall make available to its employees, at no cost, (i) Caltrain Go-Passes or Eco Passes (or the equivalent), (ii) car sharing programs and/or (iii) other TDM recommended incentives.
TRANSPORTATION DEMAND MANAGEMENT PROGRAM. If, during the Term, the City of Santa Xxxxx so requires, then Tenant shall institute and maintain for its employees working at the Building a Transportation Demand Management Program ("TDMP") which shall involve, as so required, measures such as shuttle services, carpool matching, guaranteed ride home program and employee subsidies for travel costs. Upon request of Landlord, Tenant shall report to Landlord and the City of Santa Xxxxx on the status of Tenant's TDMP.

TRANSPORTATION DEMAND MANAGEMENT PROGRAM. ‌ New non-residential uses on the Property (applicable to new tenants/uses after the termination of the existing leases as of the Effective Date) shall be subject to a Transportation Demand Management Program that achieves a 15% reduction in single-vehicle-occupancy trips consistent with the Approvals. Owner has submitted a proposed TDM Program to the City for approval, which approval shall not be unreasonably withheld or delayed. The TDM Program will contain contingency provisions to ensure the program can be modified as appropriate over time.
TRANSPORTATION DEMAND MANAGEMENT PROGRAM. ‌ New non-residential uses on the Property (applicable to new tenants after the termination of the existing leases as of the Effective Date) shall be subject to the TDM Program that achieves a 15% reduction in single-vehicle-occupancy trips consistent with the Approvals. In addition, Owner shall implement, for tenants under existing leases as of the Effective Date, those elements of the TDM Program that that may be implemented by Owner without a lease amendment. The TDM Program contains contingency provisions to ensure the program can be modified as appropriate over time and the City’s approval of requested modifications to the TDM Program will not be unreasonably withheld or delayed.
