Use of the Demised Premises. At the commencement of the Base Term of this Lease Agreement, the Demised Premises may be used by the Lessee for office space and related activities for Lessee. The Demised Premises shall not be used for any illegal purposes, or in violation of any valid regulation of any governmental body, nor in any manner to create any nuisance or trespass.

Use of the Demised Premises. Tenant's use of tractor trailers, forklifts, and other equipment normally used by Tenant pursuant to Paragraph 1(m) of the Lease shall not be deemed to violate Paragraph 7 of this Lease.
Use of the Demised Premises. Tenant shall use the demised Premises for the purpose of conducting legal business. Tenant covenants and agrees that Tenant will not use the Demised Premises for any other purpose than as herein set forth, and will not use the same for any unlawful purpose or for any use which will contravene or be in violation of existing laws or regulations of any governmental body.

In determining the reasonableness of the proposed use, Landlord may consider the character or reputation of the proposed business. It: (i) may not be one which would be harmful to the image and reputation of the Property; (ii) must reasonably be expected to perform the obligations of “Tenant” hereunder; (iii) will not use the Demised Premises in a manner that would conflict with any exclusive use agreement or other similar agreement entered into by Landlord with any other tenant of the Property; (iv) proposes to use the Demised Premises so as to not materially increase the pedestrian or vehicular traffic to the Demised Premises or Property; and without limiting the foregoing, Landlord may withhold its consent (and it shall not be deemed unreasonable), to any such change of use of the Demised Premises for any party (A) which is a governmental entity (or subdivision or agency thereof); (B) which intends to use, store, or generate any Hazardous Substances in, on, or about the Demised Premises other than amounts permitted under this Lease.
Use of the Demised Premises. For the avoidance of doubt, the Tenant shall be entitled to use the Demised Premises for the Permitted User twenty-four (24) hours per day and three hundred and sixty-five (365) days per year for the duration of the Term and the Tenant shall be permitted access to the Building including the Basement during all such hours.
Use of the Demised Premises. Lessee may use the Demised Premises exclusively for the purpose of conducting the development of computer software, provided, however, that such use shall not constitute a public or private nuisance or violate any applicable law, ordinance or regulation. No activity will take place which would interfere with the other tenants of the building. The Lessor shall have the right of approval of all electronic equipment installed in or on the Demised Premises. Such approval shall not be unreasonably withheld.

Use of the Demised Premises. 12.1. The Demised Premises shall be used solely for the Permitted Use. The Lessee shall not use or permit the Demised Premises to be used for any purpose or in any manner that would increase the insurance premium payable by the Lessor. It is clarified that the technical activities to be pursued by the Lessee in the Demised Premises shall be compatible with what is permitted by the jurisdictional Pollution Control Board and any other statutory authority/s prescribed under the Applicable Laws. The Lessee shall not change the Permitted Use of the Demised Premises without obtaining necessary approvals under Applicable Law and the Lessor’s prior written consent, which consent shall not be unreasonably withheld by the Lessor.
Use of the Demised Premises. Section 5.01 Tenant shall use and occupy the Demised Premises as an industrial warehouse and distribution center, including, without limitation, storing, picking, packing and shipping operations with ancillary general and executive office space (hereinafter the “Permitted Use”), and for no other purpose. Tenant acknowledges that Landlord has not made any representations as to whether the Demised Premises may be used for the specific use stated above pursuant to applicable building and zoning ordinances, rules and regulations.
