Tenant’s Maintenance Obligation. Tenant shall (a) keep and maintain each Facility in good appearance, repair and condition, and maintain proper housekeeping, (b) promptly make all repairs (interior and exterior, structural and nonstructural, ordinary and extraordinary, foreseen and unforeseen) necessary to keep each Facility in good and lawful order and condition and in compliance with all Legal Requirements, Insurance Requirements and Authorizations and to maintain each Facility in a high quality operating and structural condition for use for its Primary Intended Use, and (c) keep and maintain all Landlord Personal Property and Tenant Personal Property in good condition and repair and replace such property consistent with prudent industry practice. All repairs performed by Tenant shall be done in a good and workmanlike manner. Landlord shall under no circumstances be required to repair, replace, build or rebuild any improvements on any Facility, or to make any repairs, replacements, alterations, restorations or renewals of any nature or description to any Facility, whether ordinary or extraordinary, structural or non-structural, foreseen or unforeseen, or to make any expenditure whatsoever with respect thereto, or to maintain any Facility in any way. Tenant hereby waives, to the extent permitted by law or any equitable principle, the right to make repairs at the expense of Landlord pursuant to any law currently in effect or hereafter enacted.

Tenant’s Maintenance Obligation. Tenant, at its sole cost and expense, shall maintain, repair, replace and keep the Demised Premises and all improvements, fixtures and personal property thereon in good, safe and sanitary condition, order and repair and in accordance with all applicable laws, ordinances, orders, rules and regulations of governmental authorities having jurisdiction. Tenant shall perform or contract for and promptly pay, as Additional Rent, for trash and garbage disposal (to the extent that Tenant’s trash and garbage disposal requirements exceed the usual requirements of tenants in the Building, as determined by Landlord), janitorial and cleaning services; security services, interior window washing services, interior painting, repair and replacement of all damage to doors, repair, maintenance and replacement of damaged or broken interior glass, plate glass and other breakable materials, and replacement of interior light bulbs, light fixtures and ballasts in the Demised Premises. Tenant shall operate, maintain, repair and replace the pipes and other equipment and facilities for water, sewage and other utility services in the Demised Premises from the point exclusively serving the Demised Premises, even if outside of the Demised Premises. All costs of maintenance and repairs by Tenant shall be considered Additional Rent hereunder. All maintenance and repairs to be performed by Tenant shall be done promptly, in a good and workmanlike fashion, and without diminishing the original quality of the Demised Premises or the Property.

All maintenance and repairs to be performed by Tenant shall be done promptly, in a good and workmanlike fashion, and without diminishing the original quality of the Demised Premises or the Property. Tenant shall maintain the heating, ventilation and air conditioning equipment located in or about the Building by a contractor reasonably acceptable to Landlord.

All maintenance and repairs (as set forth above) are to be performed by Tenant and shall be done promptly, in a good and workmanlike fashion. Landlord is responsible for the delivery, appropriate maintenance and repairs of the plumbing, electrical and other systems to the Premises from a public source; provided, however, that Tenant will promptly pay for such services once delivered to the Premises.

Tenant’s Maintenance Obligation. Tenant, at Tenant’s expense, shall take good care of the premises, Tenant’s obligation hereunder to include, without limitation, supplying light bulbs for other than standard lighting fixtures, replacing doors (both within and that provide access to the premises) that need to be replaced, maintaining in good condition and repair (and replacing, if necessary) all kitchen appliances and equipment, and maintaining in good condition and repair (and replacing, if necessary) all over building standard electrical, plumbing, heating, ventilating and air conditioning facilities and/or equipment (meaning any such facilities and/or equipment installed by Tenant).
Tenant’s Maintenance Obligation. Tenant shall, from and after the Commencement Date until the end of the Term and any extension thereof, maintain the Premises in as good condition and repair as the Premises are at the Commencement Date , reasonable wear and tear, damage to the Premises caused by fire and casualty or by eminent domain, damage or lack of repair or maintenance due to the negligence or willful misconduct of Landlord or its agents, contractors, officers and employees, excepted. Once Landscaping is complete in accordance with paragraph 13(j) of the Summary of Basic Terms, Tenant shall maintain in reasonably good condition all lawns and planted areas within the Land. Tenant shall also provide snow plowing of parking areas, walks and driveways within the Land as reasonably necessary or appropriate.
