RESIDENT’S OBLIGATIONS. Resident agrees as follows:
RESIDENT’S OBLIGATIONS. The resident and all resident authorized members must comply with this section. Failure to comply will subject the family to lease termination. A criminal conviction is not needed to demonstrate serious violations of the Lease. Residents and resident authorized members are obligated: (a) To comply with all responsibilities imposed upon the resident and resident authorized members by applicable provisions of the building and housing codes materially affecting health and safety, and to allow the CHA to make necessary inspections of the resident's dwelling unit pursuant to Section VI. D. of the ACOP. (b) To obtain and maintain utility connections and comply with the CHA utilities policy (ACOP, Section IX). The utility bill must be in the name of a consenting adult authorized member of the household. (c) To personally refrain from and to cause resident authorized members, pets/animals, guests and other persons under the residents’ control to refrain from destroying, defacing, damaging, littering, or removing any part of the dwelling unit or development, and to immediately notify the CHA of any damage in the dwelling unit. (d) To keep the dwelling unit and other such areas as may be assigned to the resident for the family’s exclusive use in a clean and safe condition, and to cure housekeeping violations within 30 calendar days of notice. (e) To buy and install working batteries in smoke and carbon monoxide detectors within the unit. (f) To act and cause resident authorized members, pets/animals, visitors, and/or guests to behave in a manner that will not disturb other residents’ peaceful enjoyment of their accommodations and that will contribute to maintaining the building and/or development in a decent, safe, and sanitary condition. This includes refraining from alcohol abuse, or any other activity that interferes with the health, safety, or right to peaceful enjoyment of the premises by other residents, CHA employees, agents of the CHA, or other persons. (g) To use in a reasonable manner all electrical, plumbing, sanitary, heating, ventilation, air conditioning, and other appurtenances, including elevators. Reasonable behavior includes, but is not limited to, not splicing, stealing, running extension cords, or other wiring throughout the property to produce utility connections. RESIDENT’S OBLIGATIONS. Resident agrees that Resident shall: GENERAL a) Pay all rent and other charges promptly when due or assessed, including utilities for which Resident is responsible (electrical, water, sewer, garbage, heating oil, telephone/TV/internet, etc.); b) Execute all revised rental agreements upon request; c) Provide the Owner with emergency contact information within 10 days of commencement of tenancy and to provide updated or new information whenever such information is available; d) Notify and deliver to Owner any legal notice received from any person or governmental agency which relates to the Premises. Fines assessed to Owner by any governmental agency resulting from a Resident's negligent behavior, including but not limited to failure to observe burn bans, or Resident's maintenance of a nuisance, shall be the responsibility of the Resident to pay; e) Not do or keep anything in or about the premises which will increase the present insurance rate thereon. Resident agrees to reimburse Owner for any increase that might occur for violation of this rule; CONDUCT f) Be responsible for Resident's own proper conduct and of all guests, including the responsibility for understanding and observing all policies and rules; g) Reimburse Owner immediately upon demand in the amount of the loss, property damage, or cost of repairs or service (including plumbing trouble) caused by negligence or improper use by Resident, their invitees, family, or guests. Owner's failure or delay in demanding damage reimbursement, late payment charges, returned check charges, or other sums due from Resident shall not be deemed a waiver thereof; and Owner may demand the same at any time; h) Not permit any person to occupy the Premises other than those persons identified in Paragraph 11. See Paragraph 11 for Guest rules. All unauthorized occupants shall, in addition to any other remedy, result in imposition of a per day charge of $100; i) Not copy keys for unit or give keys to anyone other than those listed as Lease Occupants without the Owner's prior written consent; j) Comply with all laws and ordinances and the directions of all proper officers in relation thereto;
RESIDENT’S OBLIGATIONS. In addition to the other obligations of the Resident under this Lease, during the term of this Lease, Resident shall: a) Use the Premises for residential use only and in a manner so as not to disturb Resident’s neighbors; b) Not use the Premises for any unlawful or immoral purposes or occupy them in such a way as to constitute a nuisance; c) Keep the Premises, including, but not limited to, the apartment, all plumbing fixtures, facilities and appliances, and yards used by Resident in connection with the Premises in a clean, safe, sanitary and presentable condition; d) Comply with any and all obligations imposed upon Resident by applicable building and housing codes; e) Dispose of all rubbish, garbage, and other waste in a clean and safe manner and comply with all applicable ordinances concerning garbage collection, waste and other refuse; and remove all trash, waste, and debris from the premises a minimum of once per week; f) Use in a proper and reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air conditioning, and other facilities and appliances, if any, furnished as a part of the Premises. Resident is liable to Landlord for any damages caused by Resident’s failure to comply with this requirement; g) Be responsible for all damage, disturbance, and negligence caused by their guests to the premises. h) Be responsible for cost of repairs to any clogged drains or toilets during their tenancy, caused by anything Resident has intentionally or unintentionally put down the drain or into the toilet. i) Be responsible for and liable to Landlord, and not deliberately create, damage to, defacement of, or removal of property from the Premises, whatever the cause, except such damage is caused by ordinary wear and tear, acts of the Landlord, or of third parties not invitees of the Resident, and natural forces.
RESIDENT’S OBLIGATIONS. You agree to make payment of all fees as identified. You will agree to observe all policies and procedures of the University of Wisconsin-Whitewater and University Residence Halls which are published in the University Student Handbook, UWS Chapter 17, and the Policies and Procedures on University Housing website and are incorporated by reference as a part of this contract. Further, you agree to honor all the terms and conditions stated in this agreement. If you are a first or second year student, you also agree to subscribe to one meal plan offered at the University.

RESIDENT’S OBLIGATIONS. Violation of this section may result in termination of this Lease Agreement. Resident agrees: A. To refrain from, and to assure that household members and guests refrain from creating or maintaining a threat to the health and safety of other Residents, Management’s employees, or the public, or engaging in illegal or offensive behavior, including but not limited to: (i) committing a crime that subjects a Resident or any household member to a lifetime sex offender registration requirement imposed by any State sex offender registration program; (ii) being in possession of an unregistered or illegal gun or other firearm; (iii) shooting guns or other firearm; (iv) threatening others with a gun or other firearm, knives or weapons; (v) verbal threats of criminal activity; (vi) lighting, exploding, storing or possessing firecrackers, explosives or flammable or combustible materials such as expired fire extinguishers or fluids; or (vii) engage in a Hate Crime in violation of California Penal Code 422.6 which includes but is not limited to the use of force or threat of force, willfully injure, intimidate, interfere with, oppress, or threaten any other person in whole or in part because of that person’s race or ethnicity, disability, gender, nationality, religion, sexual orientation or association with a person or group with one or more of these actual or perceived characteristics and knowingly deface, damage, or destroy the real or personal property of any other person for in whole or in part because of that person’s race or ethnicity, disability, gender, nationality, religion, sexual orientation or association with a person or group with one or more of these actual or perceived characteristics. Resident understands and acknowledges that committing any of the acts described in this subparagraph (A) is a material breach of this Lease and that Management may proceed with termination of the Lease for any such violation on three (3) day’s notice.

RESIDENT’S OBLIGATIONS. The Resident agrees to meet all of resident’s obligations; including: A. Taking affirmative action to insure that nothing exists which might place the owner in violation of applicable building, housing and health codes. B. Keeping the dwelling clean, and sanitary; removing garbage and trash as they accumulate; maintaining plumbing in good working order to prevent stoppages and or leakage of plumbing, fixtures, faucets, pipes, etc. C. Operate all electrical, plumbing, sanitary, heating, ventilating, a/c, and other appliances in a reasonable and safe manner. D. Assuring that property belonging to the owner is safeguarded against damage, destruction, loss, removal, or theft. ▇. Conducting him/herself, his/her family, friends, guests and visitors in a manner which will not disturb others. Resident warrants that he/she will meet the above conditions in every respect, and acknowledges that failure to do so will be grounds for termination of this agreement and loss of all deposits without further recourse.
RESIDENT’S OBLIGATIONS. At all times during the tenancy the Resident shall: (a) Comply with all obligations primarily imposed upon residents by applicable provisions of any building, housing or fire code materially affecting health and safety; (b) Keep the unit (home) and his area of responsibility (home site) in a clean and sanitary condition, free of garbage and rubbish; (c) Keep the supplied basic facilities including any plumbing fixture, cooking and refrigeration equipment and electrical fixtures in a clean and sanitary condition and exercise reasonable care in their proper use and operation; (d) Dispose of any rubbish, garbage and other waste material in a clean and sanitary manner; (e) Not willfully or negligently destroy, deface, damage, impair or remove any part of the premises (home site) or permit any other person to do so; (f) Observe all reasonable rules (“Lake Erie Rules and Regulations, Entry Requirements and Standards”) concerning the use, occupation and maintenance of the premises (home site); (g) Occupy the dwelling unit (home) only as a dwelling unit; (h) Conduct himself and require other persons on the premises (home site) with his consent to conduct themselves in a manner that will not disturb his neighbor’s peaceful enjoyment of the premises or constitute a nuisance or serious nuisance; (i) If Judgment has entered against a member of the resident’s household for serious nuisance by using the premises (home site) for the illegal sale of drugs, not permit such person to resume occupancy of the dwelling unit (home); (j) He, his family, guests, visitors, and pets shall not cause or permit any waste or injury to said Premises or home and shall keep said Premises free from any and all objectionable noises, odors, rubbish and debris, and abandoned/unused, or unlicensed vehicles;
