Monthly Rent Payments. Tenant shall pay, as rent for the Premises, estimated monthly Base Rent in advance, on or before the first (1st) day of each calendar month of the Term, as set forth below:

Monthly Rent Payments. Rent under Sections 4.1(a) and (b) shall be due and payable in twelve (12) equal installments of one-twelfth (1/12) each on the first day of each calendar month during the Lease Term and any extensions or renewals thereof without demand, counterclaim or offset. If the Lease Term commences on a day other than the first day of a calendar month or ends on a day other than the last day of a calendar month, then the Rent under Sections 4.1(a) and (b) for the first and last fractional months shall be appropriately prorated. If the Lease Term commences on a day other than the first day of a calendar year, for purposes of calculating Expense Rent, the Operating Expenses for such year and for the Base Year shall each be reduced by the proportion that the number of days of the Lease Term falling within such calendar year bears to three hundred sixty-five (365) days. Rent under Section 4.1(c) and any other amounts due under this Lease shall be collected pursuant to written notices from Landlord and payment shall be due within fifteen (15) days of such notice.
Monthly Rent Payments. Tenant shall pay, as rent for the Premises, the monthly installment of the Annual Rent in advance on or before the first (1st) day of each calendar month of the Term. Each monthly installment of Annual Rent due from Tenant shall be an amount equal to one- twelfth (1/12th) of the total Annual Rent due for the current Fiscal Year.
Monthly Rent Payments. Lessee’s obligation to pay Base Rent shall commence on the Lease Commencement Date, subject to the rent abatement set forth herein, and shall thereafter be due and payable in advance on the first day of each month during the Lease Term and any extensions or renewals thereof, without demand or prior written notice; provided, however, Lessee shall pay Base Rent for the first month of the Lease Term for which Base Rent shall be due concurrently with Lessee’s execution of this Lease, and such payment of Base Rent shall be credited to Base Rent due and payable for the first month for which Base Rent is payable, provided, however, if said month is a partial calendar month (due to the fact that the Lease Commencement Date is other than the first day of a calendar month) any unapplied Base Rent shall be credited towards Base Rent due for the next following month. In addition, if the Lease Term commences on a day other than the first day of a month or ends on a day other than the last day of a month, then Rent payable under Articles 4.1(a) and (b), as the case may be, for the first and last fractional months shall be appropriately prorated based on a 30 day calendar month.

Monthly Rent Payments. Subtenant shall pay Sublandlord “Rent” for the Term, in addition to all other amounts hereunder, as listed in Exhibit “E.” If, on any date set forth on Exhibit “E” for commencement of any Phase, all or a portion of the Subleased Premises, which was to first become Subleased Premises on such date, is not available for occupancy by the Subtenant, Subtenant’s obligation to pay Rent as set forth thereunder shall be reduced by the Rent attributable to that portion which is unavailable, until such portion is actually made available. If Subtenant does not exercise its option to lease the Option Space and/or the Office Option Space, Subtenant shall have no obligation to pay the Rent attributable to such Option Space and/or the Office Option Space. Subject to the provisions of Section 7.1 below, it is agreed between Sublandlord and Subtenant that this lease shall be “gross”, that the Rent includes, without limitation, all costs of repairs and maintenance to the Subleased Premises, including capital expenditures (except as set forth in Section 3.3 below), property tax, property insurance, landscaping, snow removal, gas, water, electricity, light, heat, power, steam, and air-conditioning or other utility or service used (except for telephone and other communication services), building supplies, janitorial supplies, alarm systems, pest control service, and the costs of certain personnel of Sublandlord (which personnel agreements are more specifically set forth in the Ancillary Services Agreement between Sublandlord and Subtenant dated of even date herewith), and that Subtenant shall have no further obligation for payment for any utilities or services to be provided by Sublandlord hereunder. Rent for each calendar month, being calculated as one-twelfth of the applicable annual rental, is payable in advance on the first day of the month without demand or offset. Notwithstanding the foregoing, Lessee shall commence paying rent upon the execution of this Sublease Agreement with such payment including arrearages, if any, for prior periods.

If the Lease Term commences on a day other than the first day of a calendar month or ends on a day other than the last day of a calendar month, then the Rent under Sections 4.1(a) and (b) for the first and last fractional months shall be appropriately prorated. If the Lease Term commences on a day other than the first day of a calendar year, for purposes of calculating Expense Rent, the Operating Expenses for such year and for the Base Year shall each be reduced by the proportion that the number of days of the Lease Term falling within such calendar year bears to three hundred sixty-five (365) days. Any other amounts due under this Lease shall be collected pursuant to written notices from Landlord and payment shall be due within thirty (30) days after such notice unless a different due date is expressly provided therefor in this Lease.
Monthly Rent Payments. Xxxxxx agrees that the Monthly Rent shall be paid in lawful money of the United States via the Xxxxx Resident App. Xxxxxx agrees that the Monthly Rent will be deemed paid only once Landlord or Xxxxxxxx’s agent receives the Monthly Rent. If there are multiple Tenants signed to this Lease Agreement, all such Tenants are jointly, severally and individually bound by, and liable under, the terms and conditions of this Lease Agreement. A judgment entered against one Tenant shall be no bar to an action against other Tenants. Xxxxxx agrees that If the Monthly Rent is not paid by the end of the fifth (5th) business day following the Payment Date, Tenant shall pay a late charge equal to the greater of (i) fifteen dollars ($15) or (ii) five percent (5%) of the Monthly Rent, as allowed under the applicable North Carolina law. Tenant’s failure to pay any portion of the Monthly Rent or fee or expenses due hereunder, shall constitute a default under this Lease Agreement. In that event, Landlord may, without limiting any of its other rights and remedies, terminate Tenant’s occupancy and commence eviction proceedings, and to take any actions available to Landlord under applicable law. Tenant shall continue to be liable for all portion of the Monthly Rent and all other fees or expenses payable hereunder, as well as any fees or expenses incurred by the Landlord in connection with the collection of any unpaid portion of the Monthly Rent by the Tenant.
Monthly Rent Payments. The Lessee covenants and agrees to pay Lessor as rental for said Premises a monthly Rent of one hundred fifty dollars and eighty cents ($150.80), payable in advance on the first day of each month during the term of this Lease, beginning on the Beneficial Occupancy. If the parties cannot agree upon such new Rent, then the Lease shall terminate.
