Sustainable Building Operations. (a) This Building is or may become in the future certified under the Green Building Initiative’s Green GlobesTM for Continual Improvement of Future Buildings (Green GlobesTM-CIEB), the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) rating system, or operated pursuant to Landlord’s sustainable building practices. Landlord’s sustainability practices address whole-building operations and maintenance issues including chemical use; indoor air quality; energy efficiency; water efficiency; recycling programs; exterior maintenance programs; and systems upgrades to meet green building energy, water, Indoor Air Quality, and lighting performance standards. Notwithstanding the foregoing, Tenant shall not be required to comply with any Green Building Initiatives or other rating systems as set forth above until the Building is certified as such, and Tenant shall only be required to comply with such Green Building Initiatives with respect to any upgrades, alterations or improvements made by Tenant after the Building is certified as set forth above. In no event shall Tenant be required to make changes, improvements and/or other repairs or replacements to the Premises in order to make the Premises compliant with the above stated initiatives and rating systems. All construction and maintenance methods and procedures, material purchase, and disposal of waste must be in compliance with minimum standards and specifications, in addition to all applicable laws.

Sustainable Building Operations. 2.10.1 This Building is or may become in the future certified under certain Green Agency Ratings or operated pursuant to Landlord’s sustainable building practices, as same may be in effect or modified from time to time. Landlord’s sustainability practices address, without limitation, whole-building operations and maintenance issues including chemical use; indoor air quality; energy efficiency; water efficiency; recycling programs; exterior maintenance programs; and systems upgrades to meet green building energy, water, Indoor Air Quality, and lighting performance standards. Tenant shall use commercially reasonable efforts to cause all of Tenant’s construction and maintenance methods and procedures, material purchases, and disposal of waste to be in compliance with minimum standards and specifications as outlined by the Green Agency Ratings, in addition to all Governmental Requirements.
Sustainable Building Operations. Tenant shall, at its sole cost and expense, comply with the requirements of the Sustainability Practices. Upon reasonable request from Tenant, Landlord shall promptly provide Tenant with a copy of Landlord’s then current Sustainability Practices, if any.

Landlord’s sustainability practices address (without limitation) the following: whole-building operations and maintenance issues including chemical use; indoor air quality; energy efficiency; water efficiency; recycling programs; exterior maintenance programs; and systems upgrades to meet green building energy, water, Indoor Air Quality, and lighting performance standards. Tenant shall use commercially reasonable efforts to ensure that Tenant’s construction and maintenance methods and procedures, material purchases, and disposal of waste are in compliance with minimum standards and specifications as outlined by any applicable Green Agency Ratings, in addition to all Governmental Requirements.
Sustainable Building Operations. In addition, provided that all other Building occupants are similarly required to do so, Tenant shall comply with all current or future Leadership in Energy and Environmental Design (“LEED”) purchasing and sustainability guidelines as put out by the U.S. Green Building Council for which the property holds or is attempting to hold a LEED Gold designation; provided, however, that in no event will Tenant be required to pay any capital expenditure (whether as part of Operating Expenses or on a “direct” basis) in connection with Landlord’s attempt to achieve any particular LEED or similar designation, unless such capital expense is a Cost Saving Capital Expenditure.
Sustainable Building Operations. LESSOR’S sustainability practices address whole-building operations and maintenance issues including chemical use; indoor air quality; energy efficiency; water efficiency; recycling programs; exterior maintenance programs; System upgrades must meet currently adopted energy, water, indoor air quality, and lighting performance standards. All construction and maintenance must comply with minimum standards and specifications, in addition to all applicable laws. Tenant shall use proven energy reduction measures. This includes energy efficient bulbs in task lighting; use of lighting controls; turning off lights and equipment at the end of the work day; and purchasing ENERGY STARqualified equipment, including but not limited to lighting, office equipment, commercial and residential quality kitchen equipment, vending and ice machines, and purchasing products certified by the U.S. EPA’s Water Sense program.

Sustainable Building Operations. 2.6.1 This Building is or may become in the future certified under certain Green Agency Ratings or operated pursuant to Landlord’s sustainable building practices, as same may be in effect or modified from time to time. Landlord’s sustainability practices address, without limitation, whole-building operations and maintenance issues including chemical use; indoor air quality; energy efficiency; water efficiency; recycling programs; exterior maintenance programs; and systems upgrades to meet green building energy, water, indoor air quality, and lighting performance standards. Tenant shall endeavor to cause its construction and maintenance methods and procedures, material purchases, and disposal of waste to be in compliance with minimum standards and specifications as outlined by the Green Agency Ratings, in addition to all Governmental Requirements, provided that in no event shall Tenant be obligated to directly incur any additional material cost in connection therewith.
Sustainable Building Operations. 3.4.1 The Building has been awarded the gold certification under the United States Green Building Council’s (“USGBC”) Leadership in Energy and Environmental Design (“LEED”) for Existing Building: Operations and Maintenance (“LEED-EBOM”) rating system. Tenant acknowledges and agrees that (i) Landlord shall have the right, but not the obligation to maintain the Building’s certification under LEED-EBOM including, without limitation, having the Building recertified under LEED-EBOM every five (5) years, and (ii) Landlord shall not be in default under this Lease if Landlord fails to maintain the LEED-EBOM certification or the certification of any other green building rating system for the Building. Landlord’s sustainability practices address whole-building operations and maintenance issues including chemical use; indoor air quality; energy efficiency; water efficiency; recycling programs; exterior maintenance programs; and systems upgrades to meet green building energy, water, Indoor Air Quality, and lighting performance standards.
Sustainable Building Operations. (A) Tenant acknowledges that Landlord may elect to operate the Building in accordance with sustainable building practices as designated by Landlord. Tenant shall, in the performance of Tenant’s maintenance obligations hereunder, as well as in connection with any work undertaken by or on behalf of Tenant pursuant to this Lease, comply with the minimum standards of such sustainability practices, in addition to all applicable laws. The foregoing obligation shall also apply to any material purchased by or for Tenant in connection with such maintenance and/or work, as well as the disposal of waste by Tenant or anyone performing work on behalf of Tenant.
