Rental Payment. Commencing on the Commencement Date, Tenant agrees to pay Rent (defined below) in monthly installments on or before the first day of each calendar month during the Term, in lawful money of the United States of America to the following address or to such other address as Landlord may designate from time to time in writing: PKY International Plaza II, LLC, c/o Parkway Properties LP, ▇.▇. ▇▇▇ ▇▇▇▇▇▇, ▇▇▇▇▇▇▇, ▇▇▇▇▇▇▇ ▇▇▇▇▇-▇▇▇▇; provided, however, that the first full monthly installment of Base Rent due under this Lease shall be paid in advance on the date of Tenant’s execution of this Lease and shall be applied to the first full monthly installment of Base Rent due hereunder. Tenant agrees to timely pay all Base Rent, Additional Rent, defined below, and all other sums of money which become due and payable by Tenant to Landlord hereunder (collectively “Rent”), without abatement, demand, offset, deduction or counterclaim. If Tenant fails to pay part or all of the Rent within five (5) business days after it is due, Tenant shall also pay (i) interest at the Default Rate, defined below, on the unpaid Rent, plus (ii) a late charge equal to five percent (5%) of the unpaid Rent or the maximum then allowed by law, whichever is less. Landlord may assess a reasonable fee to Tenant for any checks made payable to Landlord that are returned unpaid by Tenant’s bank for any reason. If the Term does not begin on the first day of a calendar month, the installment of Rent for that partial month shall be prorated.

Rental Payment. ▇▇▇▇▇▇ agrees to pay to Lessor an hourly rental fee for occupied business flight hours at a rental rate of ($ ) per flight hour (prorated for fractions) of operation during each Rental Period (the “Rental Payment”). The hourly rental fee may be adjusted by mutual agreement during the Term based on fair market pricing. Such rental fees include delays, detours, cancellations caused by weather, routing, maintenance or other similar occurrences during each Rental Period, except that Lessor, at its sole discretion, may reduce the rental fees in the event of such occurrences. In addition, Lessee shall pay a two-hour minimum rental fee per flying day during a Rental Period, except for (i) short positioning flights the night before or (ii) when flying time exceeds two hours, in which case only the actual flying time will be charged. There shall be no minimum daily charge for nonflying days during a Rental Period.

Rental Payment. Tenant shall pay a monthly rent of $ and it shall remain in effect unless adjusted by the Authority in accordance Section VII below. If the Lease Start Date is not the first day of the calendar month, then the prorated rent for the first calendar month of the lease term is $0.00. The monthly rent is DUE and PAYABLE in advance on the first day of the month and is delinquent thereafter, except that any prorated rent for the first calendar month of the lease term is due and payable on the Lease Start Date. Any other charges that are due and owing shall be paid at the same time as the monthly rent. The monthly rent and other charges shall be paid at the City Hall, Utility Office, ▇▇▇ ▇▇▇▇▇ ▇▇▇▇▇▇▇ ▇▇▇▇▇▇, ▇▇▇▇. ▇, ▇▇▇▇▇▇▇▇, ▇▇▇▇▇▇▇ ▇▇▇▇▇, or at such other location as may be subsequently designated in writing by the Authority. No partial payments of any rent that is due and payable will be accepted.

Rental Payment. 5.1 When concluding the Rental Agreement, the User must have a valid credit card as a payment guarantee. 5.2 The User agrees with the debit of the pre-authorization of the credit card in an amount that depends on the category of the rented vehicle. The pre-authorized amount is not paid to the Lessor’s account, but remains reserved / blocked on the User’s account. Once the rental is completed and all expenses have been paid, including the expenses from the item 5.7 of the General Terms of Lease, the card issuing bank returns the pre-authorized amount to the User. The deadline for returning the pre-authorized amount does not depend on the Lessor, but solely on the card issuing bank, and the Lessor cannot influence the above. 5.3 The credit card holder must be present when collecting the rented vehicle and his details must be stated in the Rental Agreement as the Lessee or Driver. It is not possible to use a credit card as a payment guarantee without the presence of the credit card holder. 5.4 The User is obliged to pay the basic rental price and all additional services he contracted (e.g., child seat, GPS, after hour fee, etc.), as well as all additional fees, services and costs specified in the Rental Agreement. 5.5 The means of payment can be: credit card, electronic / debit card, banknotes or transaction payment (only with the prior consent of the Lessor). 5.6 If the User settles his costs for renting a vehicle with a credit card, by signing the Rental Agreement he authorizes the Lessor to charge the rental costs directly to the credit card holder without a signed slip form. 5.7 By signing the Rental Agreement, the User authorizes the Lessor to charge the credit card holder the cost of indemnity up to the amount of damage excess or the full amount of damage if he did not comply with the General Terms of Lease in accordance with the agreed insurance package. 5.8 The User agrees to have his credit charged or to issue some other method of payment to the Lessor for all repairs, breakdown or any other costs discovered after the vehicle is returned of which the User did not inform the Lessor when returning the vehicle. 5.9 If the User settles his obligations for renting a vehicle on the basis of the submitted offer of the Lessor, he is obliged to pay the indicated amount within the deadline and under the conditions specified in the offer. 5.10 The User undertakes to settle the invoice at the time of collecting the vehicle, or exceptionally at the latest at the ...

Lessee shall not be subject to any daily minimum Rental Payment on any day during the Rental Period.

Families may change rent calculation methods at any recertification. Families who have chosen the flat rent option may request a reexamination and change to the formula rent at any time if the family’s income has decreased; on-going expenses for child care or medical expenses have increased; or such other situations as determined by the Landlord. This amount is due on the first day of each month at the Housing Authority of the Town of Glastonbury office and shall remain in effect until adjusted in accordance with the provisions of this lease. If a reasonable accommodation on where to pay rent is needed, other arrangements can be made. If Resident fails to make the rent payment by the tenth day of the month, Landlord may terminate this lease. A late charge will be imposed by the Landlord which will become due and collectible as part of the rent. Any check returned for non-sufficient funds shall be considered non-payment of rent and in addition to the late charge a returned check fee will be charged. The late charge, returned check fee, or any additional charges relating to summary process eviction, including but not limited to notices to quit, writs, and other legal proceedings, are listed in the Schedule of Charges, which is hereby incorporated by reference. All such charges imposed shall become due and collectible as part of the rent. If a family is paying the minimum rent and its circumstances change creating an inability to pay the rent, the family may request suspension of the minimum rent because of a recognized hardship. In the event legal proceedings are required to recover possession of the premises, the Resident will be charged with the actual cost of such proceedings.

Rental Payment. 3.1 The Customer will pay the Rental Payment and any Additional Costs to 3.2 If daily, weekly and four weekly rates are specified in the Order Form the Rental Payment will be calculated based on the length of the Rental Period as follows: (a) if the number of days in the Rental Period is 5 days or less, the lesser of: (i) the number of days in the Rental Period multiplied by the daily rate; or (b) if the number of days in the Rental Period is more than 5 days but less than 20 days, the lesser of: (i) the sum of: A the number of full 5 week day periods within the Rental Period multiplied by the applicable weekly rate; plus B the remaining number of week days in the Rental Period after subtracting the time in (i) multiplied by the applicable weekly rate and divided by 5; or (ii) the four weekly rate; (c) if the number of days in the Rental Period is 20 weekdays or more, the sum of: (i) the number of 20 day periods the Equipment is in the Customer’s possession multiplied by the four weekly rate; plus (ii) the remaining number of days in the Rental Period after subtracting the time in (i) multiplied by the four weekly rate and divided by 20, plus any Additional Hours charges payable under clause 3.3 and Additional Costs payable under clause 3.5. 3.3 Unless expressly agreed otherwise in writing by Equipt prior to commencement of the Rental Period, the daily, weekly and four weekly rates include the use of the Equipment for 6 Machine Hours per day, 30 Machine Hours per week (5 week days) and 120 Machine Hours per month (20 week days) (Included Hours). The total Included Hours for the Rental Period will be calculated by reference to daily, weekly or four weekly rate applicable in accordance with clause 3.2. The Customer must pay for all Machine Hours that exceed the total Included Hours (Additional Hours), such charges for the Additional Hours to be calculated as a pro-rata amount of the daily, weekly or four weekly rate applicable in accordance with clause 3.2. 3.4 If the Order Form provides for a Machine Hour Rate and a minimum number of machine hours for the Rental Period, clause 3.2 and clause 3.3 will not apply and the Rental Payment will be the greater of: (a) the minimum number of Machine Hours listed in the Order Form multiplied by the Machine Hour Rate; or (b) the Machine Hours recorded for the Rental Period multiplied by the Machine Hour Rate, plus any Additional Costs payable under clause 3.5.

Rental Payment. The undersigned agrees that the undersigned shall be responsible for payment of the rental amount as follows: see fee schedule attached. Payment made within two weeks of event must be made in cash or money order. The undersigned also affirms and warrants that, if acting upon and under the authority of a specific organization, that organization shall also be responsible for the rental payment and shall be bound by all of the terms and provisions of this Agreement. The undersigned represents and warrants that he/she has authority to act on behalf of the organization and bind the organization to the terms and provisions of this Agreement.
