Tenant's Standard Electrical Usage definition

Tenant's Standard Electrical Usage means weekly electrical consumption in an amount determined by (i) multiplying 3.5 xxxxx/square foot by 59 hours and (ii) multiplying the product thereof by the number of rentable square feet in the Premises. "Ordinary Business Hours" means 7:00 a.m. to 6:00 p.m. Monday through Friday and 9:00 a.m. to 12:00 p.m. on Saturdays, Legal Holidays excepted. "Legal Holidays" mean New Year's Day, Xxxxxx Xxxxxx Xxxx Xxx, Presidents' Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and such other national holidays hereafter established by the United States Government.
Tenant's Standard Electrical Usage as used herein, shall mean and refer to weekly electrical consumption in an amount equal to multiplying three and one-half (3.5) xxxxx/square foot by fifty-nine (59) hours and by then multiplying the product thereof by the number of rentable square feet in the Premises. "Ordinary Business Hours" as used herein shall mean and refer to 7:00 a.m. to 6:00 p.m. Monday through Friday and 9:00 a.m. to 12:00 p.m. on Saturdays, Legal Holidays excepted. "Legal Holidays," as used herein, shall mean New Year's Day, Xxxxxx Xxxxxx Xxxx Xxx, Presidents' Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and such other national holidays as may be hereafter established by the United States Government.
Tenant's Standard Electrical Usage means electricity for normal office purposes including fluorescent and incandescent lighting (including task and task ambient lighting systems) and for normal office equipment, including duplicating (reproduction) machines and personal computers (provided they do not require any additional voltage, special electrical or HVAC requirements beyond the systems existing in the Premises), and internal communications systems. “Ordinary Business Hours” means 8:00 a.m. to 6:00 p.m. Monday through Friday and 9:00 a.m. to 12:00 p.m. on Saturdays, Legal Holidays excepted, “Legal Holidays” mean New Year's Day, Xxxxxx Xxxxxx Xxxx Day, Presidents’ Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and such other national holidays hereafter established by the United States Government.

  • Excess Usage" means any usage of electricity (1) ------------ during other than Ordinary Business Hours: or (2) in an amount in excess of Tenant's Standard Electrical Usage; or (3) for "Special Equipment"; or (4) for any requirement for standard HVAC services during other than Ordinary Business Hours.

  • Excess Usage" shall be defined as any service usage (i) during other than Ordinary Business Hours; or (ii) electricity in an amount in excess of Tenant's Standard Electrical Usage or water in the Premises; (iii) for Special Equipment (as defined herein); or (iv) for heat and air conditioning service, during other than Ordinary Business Hours.

  • Excess Usage" means any usage of electricity (1) during other than Ordinary Business Hours; or (2) in an amount in excess of Tenant's Standard Electrical Usage; or (3) for "Special Equipment"; or (4) for any requirement for standard HVAC services during other than Ordinary Business Hours.

  • In addition, Landlord shall have the right, if it determines based on its reasonable judgment that Tenant is using electric current in excess of Tenant's Standard Electrical Usage, to require Tenant at Tenant's sole cost and expense, to install a check meter and/or flow meter to determine the amount of such Excess Usage, and the cost of the check meter and/or flow meter, including monitoring, installation and repair, shall be paid by Tenant.

  • Landlord shall provide electrical facilities to provide sufficient dedicated electrical capacity (transformed to a panel box located in the core of each floor of the Premises) of at least six (6) xxxxx per rentable square foot of the Premises in the aggregate rated electrical connected load, or whatever unmetered power exists as of the Commencement Date, whichever is greater, for all of Tenant's Standard Electrical Usage, as hereinafter defined.

Any security system or other security measures (collectively "security") that Landlord may undertake are for protection of the physical structures only and shall not be relied upon by Tenant, its agents, employees or invitees to protect their person, or property, including Tenant's Property. Tenant shall not do anything to circumvent or allow others to circumvent security. Tenant shall have a right to install its own security system in the Building provided that such system is installed in such a manner as to permit the continued operation of Landlord's security and life safety systems or is a substitute security system (for the Building and Premises and Tenant's allocated portion of parking level four of the parking garage, as referred to in Section 29, but excluding the security system for the main access controls for the parking garage), reasonably approved by Landlord, that interfaces with Landlord's life safety systems to permit their continued operation. Landlord shall have the right, at Landlord’s option, to install a separate meter to properly meter the actual expenses incurred in the Premises, and to charge those expenses directly to Tenant as Additional Rent.
