TENANT'S ACCESS TO PREMISES. 3.1. Landlord, in its sole discretion, may permit Tenant and Xxxxxx's agents or independent contractors to enter the Premises prior to the Commencement Date specified in the Lease in order that Tenant may do other work or alterations as may be required by Tenant to make the Premises ready for Tenant's use and occupancy. Such permission must be in writing. If Landlord permits such prior entry, then such license shall be subject to the condition that Tenant and Xxxxxx's agents, contractors, workmen, mechanics, suppliers and invitees shall work in harmony and not interfere with Landlord and its agents and contractors in doing its work in the demised premises or in the above building or with other tenants and occupants of the above building. If at any time such entry or occupancy shall cause or threaten to cause such disharmony or interference, Landlord, in its sole discretion, shall have the right to withdraw and cancel such license upon twenty-four (24) hours written notice to Tenant. Tenant agrees that any such entry into and occupancy of the Premises shall be deemed to be under all of the terms, covenants, conditions and provisions of the Lease, except as to the covenant to pay rent. Tenant further agrees that to the extent permitted by law, Landlord and its principals shall not be liable in any way for any injury or death to any person or persons, loss or damage to any of Tenant's work and installations made in the Premises or loss or damage to property placed therein prior to the commencement of the term of the Lease, the same being at Tenant's sole risk.

TENANT'S ACCESS TO PREMISES. Upon the execution of this Lease, Landlord grants to Tenant, Tenant’s employees, agents and invitees access to and from the premises by and through the building and adjoining property owned by Landlord and to use those parts of the building designated by this Lease for use by Tenant.
TENANT'S ACCESS TO PREMISES. Tenant and its employees shall be allowed full access to the Premises and use of passenger elevator service at all times, seven (7) days per week, twenty-four (24) hours per day.
TENANT'S ACCESS TO PREMISES. Tenant shall have access to the Premises (and with respect to satisfaction of the Title and Survey Condition under Section 2(d), to the Adjacent Parcel) at any and all times after the Effective Date for the purposes of enabling Tenant to accomplish work desired by Tenant, at Tenant's sole risk, cost and expense, with regard to the satisfaction of the Conditions, including, but not limited to, title work, surveying, environmental testing, evaluation and inspections of the Premises for determining the feasibility of the construction and operation of the Project, which inspections shall include, but shall not be limited to soil tests and subsurface borings (the "Predevelopment Work"). By undertaking whatever inspection, investigation or review concerning the Adjacent Parcel which Tenant deems necessary or appropriate, Tenant assumes no obligation or liability with respect to the Adjacent Parcel other than the direct costs and expenses associated with such inspection, investigation or review of the Title and Survey Condition of the Adjacent Parcel. It is understood and agreed that the environmental inspections to be conducted by Tenant shall include tests for hazardous substances including, but not limited to, oil drums or barrels, or other refuse, underground storage tanks, oil substances, printer's ink, or chemicals in the ground, or on or within the Premises, or within the water, asbestos, and other waste piles on or below the surface of the Premises. In the event Landlord or the County denies Tenant access to the Premises, Tenant shall have the right, by delivery of written notice to Landlord, to advise Landlord that Tenant is extending the Due Diligence Period one day for each day Landlord or the County has denied Tenant access to the Premises.

TENANT'S ACCESS TO PREMISES. Tenant and Xxxxxx's agents, at Xxxxxx's sole risk, may, with Xxxxxxxx's prior consent, which consent shall not be unreasonably withheld, enter the Premises prior to the Term Commencement Date in order to do such work as may be required to make the Premises ready for Tenant's use and occupancy thereof. If Landlord permits such entry prior to the Term Commencement Date, such permission shall be conditioned upon Tenant and Xxxxxx's agents, contractors, workmen, mechanics, suppliers and invitees, working in harmony with Landlord and the General Contractor and with other tenants and occupants of the Building. If at any time such entry shall cause or threaten to cause disharmony or otherwise interfere with the orderly completion of operation of the Building, Landlord shall have the right to withdraw such permission upon twenty-four (24) hours written notice to Xxxxxx. Any such entry into and occupation of the Premises shall be deemed to be under all of the terms, covenants, conditions and provisions of this Lease except the covenant to pay Rent. Landlord shall not be liable in any way for any injury, loss or damage which may occur to any of Tenant's work and installations made in the Premises or to properties placed therein prior to the Term Commencement Date, the same being at Tenant's sole risk.
TENANT'S ACCESS TO PREMISES. Subject to causes beyond Landlord's reasonable control, Tenant shall have access to the Sublet Premises throughout the term of this Sublease, 24 hours per day, 365 days per year.
TENANT'S ACCESS TO PREMISES. Tenant shall continue to have access to the Premises at any and all times after the Effective Date and prior to the Assignment Date. The access of Assignee and New Guarantor to the Premises prior to the Assignment Date shall be subject to the terms and conditions of the Early Entry License.
