Early entry. During the course of any Early Entry, all terms and conditions of this Lease, except for the obligation to pay Monthly Base Rent (as defined in Paragraph 5 below), Additional Rent (as defined in Paragraph 6 below) and utilities pursuant to Paragraph 16 below, shall apply.
