COVENANT TO PAY RENT. Tenant shall pay to Landlord the Annual Fixed Rental as set forth on Schedule "B" annexed hereto, in equal monthly installments, in advance, without setoff or defense, on the first day of each and every calendar month, beginning May 1, 1998, until the expiration of the term of this Lease and any Renewal Term.

COVENANT TO PAY RENT. All Rent payments provided for herein shall be due at the time stipulated and shall be due and payable in full without abatement, off-set, recoupment or deduction of any kind. Tenant's covenant to pay Rent shall at all times exist as an independent covenant.
COVENANT TO PAY RENT. All rents are payable to Landlord at 3000 Xxxxx Xxxx North, Suite 100, Plymouth, MN 55447. No receipt or acceptance by Landlord from Tenant of less than the monthly rent herein stipulated shall be deemed to be other than a partial payment on account for any due and unpaid stipulated rent; no endorsement or statement of any check or any letter or other writing accompanying any check or payment of rent to Landlord shall be deemed an accord and satisfaction, and Landlord may accept and negotiate such check or payment without prejudice to Landlord’s rights to (i) recover the remaining balance of such unpaid rent or (ii) pursue any other remedy provided in this Lease Agreement.
COVENANT TO PAY RENT. Lessee shall pay the rent and any additional rent as herein provided to Lessor at Lessor's address stated herein or at such other place as Lessor shall designate in writing without demand and without counterclaim, deduction or set-off. If the Monthly Rent Payment is not paid within seven (7) business days after its due date, Lessee also agrees to pay with said Monthly Rent Payment an additional rent equal to five per cent (5%) of the past due Monthly Rent Payment as a late fee.
