Repairs Maintenance and Alterations. You must keep the Room in a clean and tidy condition at all times. You must not build up rubbish in the Room You shall only put rubbish in the bins provided by UCD. You must segregate rubbish and place recycled rubbish in designated recycling bin areas. You must leave the Room in the same condition at the end of your Period of Residence as when You found it at the beginning (fair wear and tear excluded) You must not make any alterations to the Room (including fitting any aerial or satellite dish) or make any alterations whatsoever in the internal arrangements or external appearance of the Room. You must not remove, alter or damage any furniture, equipment, windows, locks or curtains in the Room. You must not drill any holes or to affix any nails, tacks, screws, drawing-pins in the windows, doors, woodwork walls, floors or ceiling of the Room. Items may be attached to the notice board in the Room with pins, blu tack and sellotape; You must not hang any flags, banners, clothes or other items from the windows or the outside of the Room. You must report all maintenance and repair issues to Residence Management through SISWeb as soon as You become aware of them.

Repairs Maintenance and Alterations. City will: (a) maintain and repair the City Poles as needed, in its sole judgment, for its street light, utility, or municipal operations; and (b) correct any immediately life-threatening or hazardous condition. Except as specified in Article 27 (Special Provisions), neither City work on the City Poles, nor the condition of the City Poles, will entitle Licensee to any damages, relieve Licensee of the obligation to pay the License Fees and Additional Fees or perform each of its other covenants under this Master License, or constitute or be construed as a constructive termination of this Master License.

Depending upon the nature of ---------- repairs undertaken by Landlord, the cost of such repairs will be borne solely by Landlord or reimbursed to Landlord either by a particular tenant or tenants or by all tenants as an Operating Cost as provided in this Lease.

Repairs Maintenance and Alterations. Owner shall, at its own cost and expense, keep or cause to be kept the Property in good condition, repair and working order, reasonable wear and tear excepted, and in as reasonably safe condition as its operation will permit and will make all necessary repairs thereto, interior and exterior, structural and non-structural, ordinary as well as extraordinary and foreseen as well as unforeseen, including any repairs required by any law, ordinance or regulation, and all necessary replacements or renewals. Owner shall not commit or cause or permit to be committed any waste with respect to the Property. Owner shall keep and maintain or cause to be kept and maintained all grounds, sidewalks, roads, parking and landscape areas which are part of the Property in good and neat order and repair and not to commit, suffer or permit any act to be done in or upon the Property in violation of any law, ordinance or regulation.
Repairs Maintenance and Alterations. You agree: 2.9.1 to keep the Accommodation and the Contents (and, where applicable, the Communal Areas) hygienically clean and tidy through the Period of Residence; 2.9.2 not to carry out any unlawful or illegalact; 2.9.3 to place any rubbish and recyclablematerials in designated areas in the Hall or designated external Hall areas; 2.9.4 not to: a) xxxx or change the decorative finish of the Accommodation or the Communal Areas; b) make any alteration to the fabric or surfaces of the Accommodation or the Communal Areas or any installation or equipment in them; c) apply sticky tape or Blu Tack or similar adhesive on the walls; d) stick pins, nails or screws into the walls; e) flush sanitary items or wet wipes down the toilet; f) pour oil or grease down the drains nor do anything else likely to block or harm the drains; g) remove any of the Contents; 2.9.5 save for bedding, not to bring any soft furnishings or other furniture (including, but not limited to, inflatable furniture and bean bags) into the Accommodation and/or the Hall except where the University’s Accommodation Office has given prior written consent (acting reasonably). All such furniture must comply with any relevant fire safety legislation and you will be required to remove (at your own expense) any furniture that you have brought on to the Accommodation without our permission and/or which does not comply with legislation; and 2.9.6 not to leave any personal belongings (including bicycles)or other obstacles in the Communal Areas or make these areas dirty or untidy or unsafe. If you do and we have to remove anything or arrange for additional cleaning, wemay charge you for the reasonable cost of doing so.
