OCCUPANTS AND GUESTS. No occupants other than those listed on Rental Application and Lease will be allowed to establish residency without prior written permission of Owner or Management. Anyone occupying the dwelling for longer than seven (7) days will no longer be considered a guest. TENANTs shall be responsible and liable for the acts of their guests. Acts of guests in violation of the lease, or Management’s rules and regulations, may be deemed by Management to be a breach by TENANT.

LANDLORD may also exclude from any patio/balcony or anywhere on the PROPERTY a person who refuses to or cannot identify himself or herself as TENANT, OCCUPANT or TENANT’S Guest. TENANT’S failure to comply with LANDLORD’S request of exclusion of a guest will result in the eviction of TENANT. ALL TENANTS, OCCUPANTS AND TENANT’S GUESTS MUST CARRY A GOVERNMENT-ISSUED PHOTO IDENTIFICATION CARD AT ALL TIMES WHILE ON THE PROPERTY. TENANT must notify LANDLORD in writing of any expected guest, delivery service, maid service, etc. No key or other access to the PROPERTY or the UNIT will be given to any guest, delivery service, maid service, and etc. without prior written permission from LANDLORD. No more than a total of ten persons are allowed in the UNIT at any one time and order and tranquility must prevail at all times. TENANT will be responsible for the cost of repairs for any and all damages caused by an excess number of people within the UNIT. Any guest staying overnight for more than two consecutive 24-hour periods must receive written approval from LANDLORD. TENANT will be charged $250 per night and will be subject to disciplinary/legal action, up to and including eviction for any violation of this rule. TENANT will also be responsible for paying all fines as a result of OCCUPANT’S and TENANT’S Guest’s behavior that violates any rule and any provision of the LEASE, these RULES AND REGULATIONS or any policy posted in the Common Areas of the Apartment Community. In addition, TENANT is responsible for payment for all damages or costs to LANDLORD from any claim based upon the acts of TENANT, OCCUPANT or TENANT’S Guests. OCCUPANTS AND GUESTS. The landlord has selected the tenant on the basis of the number of occupants among other criteria. The tenant agrees that only those persons listed as tenants and occupants, including those listed in the List of Additional Tenants and Occupants, if any, are allowed to live in the rental unit during the term of this tenancy, unless the landlord otherwise consents in writing. Any change in the number of occupants is material and of great importance to the landlord and entitles the landlord at its discretion to end this tenancy agreement. The tenant agrees to notify the landlord promptly of any change in the occupants. If the tenant is eligible for a rent subsidy, the tenant agrees that any person that resides with the tenant in excess of 14 days, whether or not consecutive, in any 12 month period, without the written consent of the landlord, will be considered an occupant and: (a) that person’s income must be declared to the landlord immediately; (b) that person, if 19 years or older, must agree to be a tenant under this tenancy agreement by signing an addendum to this tenancy agreement; and (c) failure to comply with these provisions entitles the landlord to end this tenancy agreement, and the following also apply: (d) The landlord must not stop the tenant from having guests under reasonable circumstances in the rental unit. (e) The landlord must not impose restrictions on guests and must not require or accept any extra charge for daytime visits or overnight accommodation of guests. (f) If the number of occupants in the rental unit is unreasonable, the landlord may discuss the issue with the tenant and may serve a notice to end a tenancy.
