LANDLORD MAY, IN ITS DISCRETION, AFTER RECEIPT OF PARTIAL PAYMENT OF RENT, REFUND SAME AND CONTINUE ANY PENDING ACTION TO COLLECT THE FULL AMOUNT DUE, OR MAY MODIFY ITS DEMAND TO THE UNPAID PORTION.
PAYMENT OF RENT NO PERSON may ask for — (a) more than 2 weeks’ rent to be paid before or during the first 2 weeks of a tenancy agreement; (b) any rent to be paid until the period covered by the previous payment is finished; or (c) a post‑dated cheque or other such instrument in payment of rent.
PAYMENT OF RENT & BONDPrior to taking possession of the property, we require 2 weeks rent and 4 weeks bond.
IN THE EVENT THAT ANY OF THE ADDRESSES GIVEN ABOVE CHANGE, SUCH CHANGE SHALL NOT BE BINDING UPON OWNER UNLESS OCCUPANT HAS GIVEN OWNER WRITTEN NOTIFICATION OF THE CHANGE, EITHER BY PERSONAL DELIVERY OR BY DEPOSIT IN THE UNITED STATES MAIL WITH FIRST CLASS POSTAGE PREPAID ADDRESSED TO OWNER AT THE ADDRESS GIVEN FOR PAYMENT OF RENT.
PAYMENT OF RENT INTO COURT; EXPEDITED HEARING* * *(h) If the tenant fails to pay rent into court in the amount and on the dates ordered by the court, the landlord shall be entitled to judgment for immediate possession of the premises.
