Lessee’s Maintenance. The Lessee acknowledges that at the Lease Start date the Premises and the furniture in the unit is in good order and condition and that all keys, locks, glass windows, electrical installations and other appurtenances are likewise in good order and condition. The Lessee hereby agrees and undertakes to keep and maintain the Premises and the furniture situate therein in good order and condition and in a clean, sanitary and tenantable condition during the currency of this lease and any renewal thereof and undertakes that at the termination of this lease it will return and redeliver the Premises and the furniture to the Lessor in like good order, condition, fair wear and tear only excepted. The keeping and maintenance of the Premises and the furniture in good order and condition shall be deemed to include, inter alia, maintenance and repairs where necessary to all furniture, doors, windows, electrical bulbs and connections, taps, drains, sewerage and the keeping of all sewerage free from blockage. Should it be found by the Lessee after taking occupation of the Premises that there are items of the Premises or of the furniture that are not in good order and condition, then the Lessee shall notify the Lessor of such other items within 7 (seven) days of the Lease Start date of this lease failing which such items shall be deemed to have been handed over in complete good order and condition. Should the Lessee fail to comply with the a foregoing conditions, the Lessor may on behalf of the Lessee expend any sum necessary for the maintenance etc. as referred to in this paragraph, and any amounts so spent shall be payable by the Lessee to the Lessor on demand.

Lessee’s Maintenance. 12.1 The Lessee acknowledges that at the Commencement Date the Premises and the furniture in the Premises referred to in 1.19 of the Schedule is in good order and condition and that all keys, locks, glass windows, electrical installations and other appurtenances are likewise in good order and condition. The Lessee hereby agrees and undertakes to keep and maintain the Premises and the furniture situate therein in good order and condition and in a clean, sanitary and tenantable condition during the currency of this lease and any renewal thereof and undertakes that at the termination of this lease it will return and redeliver the Premises and the furniture to the Lessor in like good order, condition, fair wear and tear only excepted. The keeping and maintenance of the Premises and furniture in good order and condition shall be deemed to include, inter alia, maintenance and repairs where necessary to all furniture, doors, windows, electric bulbs and connections, taps, drains, sewerage and the keeping of all sewerage free from blockage.
Lessee’s Maintenance. Lessee, at its sole cost and expense, shall maintain in good order and repair (making all necessary replacements, renewals, and alterations, thereto) the interior of the Premises and any improvements now existing or hereafter made upon the Premises by Lessee, and all furnishings, fixtures and equipment located therein, in a good, safe, sanitary and neat manner. Lessee’s maintenance obligations shall include, without limitation, any and all interior and non-structural walls; all water, drain, sewer, heating, electrical and other pipes, lines or ducts in the Premises; all fixtures, electrical and lighting facilities; all windows, doors, plate glass, window and door frames; and any Lessee signage in or about the Premises. Lessee shall keep all drainage pipes in the Premises free and open and will protect water, heating and other pipes within the Premises so that they will not freeze or become clogged, and will repair all leaks, and will also repair all damage caused by leaks or otherwise by Lessee’s failure to perform its obligations under this paragraph. Lessee shall, at its sole cost and expense, perform all ordinary maintenance and repair of the HVAC system serving the Premises as is customary and reasonable, under a net lease, to maintain it in good order and repair. All maintenance and repair work shall comply with applicable laws, ordinances, and regulations. Lessee shall further keep and maintain any sidewalk area in front of the Premises.
Lessee’s Maintenance. Lessee agrees to keep the Premises in good order and condition (except for ordinary wear and tear) and, except as provided in Section 7.2, will make all non-structural repairs, alterations, renewals and replacements, ordinary and extraordinary, foreseen or unforeseen, and shall take such other action as may be necessary or appropriate to keep and maintain the Premises in good order and condition, including, without limitation, doors, windows, ceiling tiles, frames, dock bumpers and levelers and utility lines from the point of entrance to the Premises to the point of actual use, and all furnishings and furniture. Except as expressly provided in this Lease, Lessor shall not be obligated in any way to maintain, alter or repair the Premises. Except with respect to repairs or restoration undertaken by Lessor, Lessor will not be liable for any labor, services or materials furnished or to be furnished to Lessee, or to anyone holding the Premises or any part thereof through or under Lessee. Lessee shall not cause or permit any Liens to attach to or affect the interest of Lessor in and to the Premises. Lessee’s obligations hereunder shall include, without limitation, maintenance, at its own expense, of all light bulb, fluorescent tubes, and lighting fixtures in the Premises, including all component parts such as starters, ballasts, and lenses or grills. All repairs made by Lessee shall be at least equal in quality to the original work. To the extent applicable, Lessee shall have the benefit of any warranties or repair and maintenance agreements covering any portion of the Premises and Lessor shall cooperate in good faith with Lessee in connection with any claims for coverage under any such warranties or agreements and cause the Condominium Association to cooperate in good faith with Lessee.
Lessee’s Maintenance. By executing this Lease, Lessee acknowledges that the premises are in good order and repair, unless otherwise indicated herein. Lessee shall, at his own expense and at all times, maintain the premises in good and safe condition, including, unless otherwise specified herein, plate glass, electrical wiring, plumbing and heating installations and any other system or equipment upon the premises, and shall surrender the same at termination hereof, in as good condition as received, normal wear and tear excepted. Lessee shall be responsible for all repairs required, excepting the roof, exterior walls, structural foundations, and major mechanical systems, subject to the obligations of the parties otherwise set forth in this Lease.
Lessee’s Maintenance. (X) Lessee will keep the premises clean, sanitary and in good condition and, upon termination of the tenancy, return the premises to Lessor in a condition identical to that which existed when Lessee took occupancy, except for ordinary wear and tear and any additions or alterations authorized by Lessor.
