Commencement and Ending Date of Term. The Tenant shall have and hold the Premises for and during the Term, unless sooner terminated pursuant to the other provisions of this Lease, beginning on the Commencement Date.

Commencement and Ending Date of Term. (a) The term of this Lease shall commence on the date (the ("Commencement Date") on which Landlord delivers the Leased Premises to Tenant with Landlord's Work (as defined in Section 27.28 hereof) substantially complete. Landlord's Work will be deemed substantially complete when Landlord's Work is completed but for minor construction items which do not materially interfere with Tenant's ability to complete Tenant's initial alterations to the Leased Premises or conduct business therein. Landlord agrees to perform Landlord's Work in a good and workmanlike manner, in conformity with the Plans and Specifications attached as Exhibit C and in compliance with all applicable laws and codes. Landlord will correct any defects in materials or workmanship or incomplete items within thirty days after Tenant provides a list of all such defects, such list to be provided within ninety days of Landlord's delivery of possession (provided that if the defects are not reasonably capable of correction within said thirty day period, Landlord agrees to commence correcting the defect within said thirty day period and thereafter complete correcting the defects with due diligence).
Commencement and Ending Date of Term. The Tenant will have and hold the Leased Premises for and during the Term which will be, unless sooner terminated under other provisions of this Lease, the period of three (3) years commencing on December 1, 2019 (the “Commencement Date”) and to be fully completed and ended on the November 30, 2022 (the “Expiry Date”}, unless otherwise terminated, renewed or extended pursuant to the provisions of this Lease.

If the Prior Tenant does not enter into such an Agreement with the Landlord, or if it does not actually vacate and surrender the Premises on or before the Commencement Date, then the Commencement Date shall be extended until such Agreement is signed and Prior Tenant vacates and surrenders the Premises. In such event, the Rent Commencement Date and Term shall be extended for the same number of days. If the Prior Tenant does not enter into such Agreement and actually vacate and surrender the Premises on or before March 1, 2023, then either Landlord or Tenant may terminate this Lease, all rent and security deposits paid by Tenant shall be refunded to it, and neither party shall have further recourse under this Lease. Subject to the foregoing, the Landlord shall deliver the Premises on the Commencement Date in accordance with the provisions of Section 3.01 below. In addition, Landlord shall cause the Prior Tenant to remove the moose head prior to Commencement Date. Provided that the Prior Tenant provides its consent to the Tenant (which it shall be the responsibility of the Tenant to obtain) and without cost or expense to Prior Tenant, Tenant shall have the right to enter the Premises after the execution of this Lease and prior to the Commencement Date, at reasonable times and with prior written notice to Landlord, for the sole purpose of the installation of telephone and computer wiring and of furniture, fixtures and equipment, provided that (i) the Tenant has paid the Security Deposit and first month’s rent as provided herein, (ii) Tenant and its contractor shall provide evidence of insurance naming Landlord as an additional insured in accordance with Section 6.01 below, and (iii) Tenant shall coo...

Commencement and Ending Date of Term. The term of this lease and Tenant's obligation to pay rent hereunder shall commence on August 1, 1992. The term of this lease shall end on the last day of the eight (8th) consecutive full lease year as said term "lease year" is hereinafter defined. Tenant shall have the option to renew the within lease for three five-year terms, each at the then fair market rental value of the Leased Premises commencing at the end of the term and at the end of each renewal period. In the event that the Owner and the Tenant can not agree on the "then fair market rental value" at the end of any term, the following procedure shall be utilized: the Owner shall select one qualified real estate appraiser; the Tenant shall select one qualified real estate appraiser, the two appraisers shall select a third qualified real estate appraiser; the three appraisers so selected shall, by majority vote, determine the then fair market rental value of the Leased Premises in accordance with the application of the economic provisions of this Lease.
