DRAINAGE CULVERTS. All driveways must contain a culvert to allow drainage. The Restrictions requires that culverts must be a minimum length of 30-feet and may not exceed 50-feet in length (See Section 3.17 of Restrictions). These are subject to change and governed by the Association and the Paradise Shores Architectural Control Committee (the “ACC”). All culverts must be approved by the ACC prior to installation. __________ HOME CONSTRUCTION: It is the complete responsibility of the Tract Owner and/or the Home Builder to ensure structural reliability of the home, proper construction and proper design. It is highly recommended that the Owner determine the type of soil present on the Tract by conducting a Geotechnical Study (Soil Test) on the Tract prior to construction by a Professional Engineer. It is also recommended that a licensed structural Professional Engineer licensed in the State of Texas should design and seal the slab or foundation prior to construction. A licensed architect is recommended for the proper design and construction of a home. The approval supplied by the Architectural Control Committee is not a substitute for the use of qualified professionals to assist you in the construction of a home. ALL CONSTRUCTION OF ANY IMPROVEMENT OF ANY KIND MUST BE APPROVED BY THE PARADISE SHORES ARCHITECTURAL CONTROL COMMITTEE PRIOR TO THE COMMENCEMENT OF ANY CONSTRUCTION. __________ BOAT HOUSES/DOCKS: Docks/Boat Houses are allowed on the Lake and must be approved by the Xxxxx County Fresh Water Supply District No. 1 and the ACC. Both Paradise Shores, the ACC and the Xxxxx County Fresh Water Supply District No. 1 have restrictions as to size, location and design. City will provide Lessee with a radio for remote operation of the irrigation system, which Lessee shall use for the day to day maintenance, repair, and monitoring of the irrigation system. If the radio is lost, stolen, broken, or is rendered unusable, Lessee shall pay $1500 for the replacement radio. City is responsible for the maintenance and repair of the following irrigation elements, to the extent applicable: curb stops, backflow prevention devices, backflow enclosures, main line pipings, electric control valves, and controllers. Lessee shall notify Parks Division Water managers by email if any of these irrigation elements are malfunctioning or broken.

  • Plumbing fixtures and appliances shall be used only for the purposes for which designed, and no sweepings, rubbish, rags or other unsuitable material shall be thrown or deposited therein. Damage resulting to any such fixtures or appliances from misuse by a tenant or its agents, employees or invitees, shall be paid by such tenant.
