Balconies. The Tenant(s) agrees not to use the balcony for the purpose of barbecuing. The Tenant shall maintain any patio or balcony area forming part of the Leased Premises in a neat and tidy condition at all times to the satisfaction of the Landlord and in no case shall the Tenant install or place carpeting or floor covering of any kind on the balcony. The Tenant(s) further agrees that no awnings, shades, flowers, containers, TV or satellite aerial antennae, dish , apparatus or any other extensions or obstructions shall be erected over the outside windows, doors or balconies without the written consent of the Landlord and if any such television or radio antennae, aerial or dish or apparatus is erected without such written consent, to immediately remove the same upon request of the Landlord or his agent or representative. The Tenant(s) further agree that if any such television or radio antennae, device or apparatus is erected on the said building (whether with or without the consent of the Landlord) will at his or her own expense, repair any damage done to the building or premises by reason of the erection, maintenance or removal thereof and will indemnify and save harmless the Landlord or agents from all liability for damages to persons or property as a result of the erection, maintenance or removal thereof.

Tenant further agrees to indemnify, defend and hold Landlord harmless from and against any and all losses and claims relating to or arising out of the use or misuse of the balconies by Tenant or Tenant’s employees, officers, shareholders, directors, agents, representatives, contractors and/or invitees. Pursuant to Landlord’s written approval thereof (which approval shall not be unreasonably withheld), Tenant shall have the right to install and use outdoor furniture and planters on the balconies. Tenant furthermore agrees (a) not to store or place any personal property or other items upon said balconies without the prior consent of Landlord, which may be withheld in Landlord’s sole discretion, (b) to use and keep the appearance of the balconies in a manner consistent with a first-class office building, (c) not to use the balcony as an area for people to congregate or as a smoking area or for other similar purposes, and (d) not to keep the balcony door(s) ajar.
Balconies. The balconies, if any, adjacent to and accessible from the Premises shall be common areas and shall not be a part of the rentable square footage of the Premises; provided, however, that Tenant shall have an exclusive license at no additional expense (with other tenants whose premises are adjacent to and accessible from such balconies) to use any such balconies in a manner consistent with a first-class office complex containing balconies, on the terms and conditions set forth herein and subject to all limitations and restrictions on use of the Premises in this Lease. Tenant shall not make any improvements to the balconies. Tenant shall seek Landlord’s advance written consent to all proposed furniture, fixtures, plants or other items of any kind whatsoever which Tenant desires to affix or to place on the balconies. Landlord may withhold its consent to Tenant’s proposed furniture, fixtures, plants or other items in Landlord’s sole discretion, including without limitation, on wholly aesthetic grounds (e.g., as to size, color THE WATER GARDEN Cornerstone OnDemand, Inc. or design). Without limiting the generality of the foregoing, any umbrellas on the balconies must be white or green. Landlord hereby approves of the furniture that Tenant currently has on the balcony of the Building. Tenant shall not be permitted to display any graphics, signs or insignias or the like on the balconies. Subject to Section 1.1.4, Landlord shall have the right to make any improvements to the balconies or display any graphics, plants or other items from the balconies which it desires in its reasonable discretion in connection with overall Project graphics or improvements. Tenant, in conjunction with other tenant users, shall clean, maintain and repair the balconies as a result of their use by Tenant or any party accessing the balconies through Tenant in a manner consistent with the Premises. Tenant shall permit Landlord and its agents access to the balconies at reasonable times for cleaning, general maintenance and plant maintenance.
Balconies. Children are never to play on a balcony. There has to be a lock on the balcony door that is in good working order and should only be accessible/operableto adults only,for opening, closing and locking.

Balconies. Resident acknowledges and agrees that the balconies are not to be used as storage. Only non-­upholstered, single seat furniture can be put on the balconies. Bicycles, couches, grills, kegs, satellite dishes, trash, banners, towels (hanging items of any kind), posters, etc. are strictly prohibited. No materials of a flammable or combustible nature will be utilized or stored on the exterior balcony. Resident agrees to comply with reasonable requests made by Owner to immediately remove unauthorized items from the balcony and the Owner may remove unauthorized items from the balcony. Any Resident who throws any object from a window, balcony or roof may be subject to immediate eviction, and civil and/or criminal prosecution. Resident acknowledges that behavior that violates the terms of this Community Policy is grounds for a fee of $375 per occurrence to be charged to the rental account and/or termination of the Lease by Owner, eviction and other charges.
