Office Complex definition

Office Complex means the development comprised of the three office buildings commonly known as Watergate Towers I, II and m addressed, respectively, as 0000 Xxxxxx Xxxxxx, 0000 Xxxxxx Xxxxxx and 0000 Xxxxxx Xxxxxx, respectively, Emeryville, California.
Office Complex as used in this Lease, shall mean (i) the Building, and the “Common Areas,” as that term is defined in Section 1.3 below, (ii) the Land (which is improved with landscaping, open-use parking lots and other improvements) upon which the Building, and the Common Areas are located, and (iii) at Landlord’s discretion, any additional real property, areas, buildings or other improvements added thereto pursuant to the terms of Section 1.4 of this Lease.
Office Complex means a group of businesses, other than retail or industrial businesses that form a centralized unit with a joint parking area available for use by patrons of any single business on the same site or contiguous sites and wherewith (a) common access drive(s), landscaping and parking area(s) may be utilized in order to access all buildings and provide shared amenities.
