Lessor also warrants that all building equipment is in good operating order as of the Commencement Date and that the Leased Premises and the Common Maintenance Areas are in compliance with all applicable laws and governmental regulations as of the Commencement Date, but makes no warranty as to conditions or compliance with laws and regulations thereafter.
The term "Common Maintenance Areas" as used herein means all areas and facilities within the Complex, but outside the boundaries of any lot within the recorded subdivision which comprises the Complex, including, however, any recorded lot owned by Lessor or an affiliate of Lessor which is used for the general benefit of the Complex, and further including, without limitation, streets (whether public or private), sidewalks, and landscaped areas, all as generally described on Exhibit "E" attached hereto.
