Common Maintenance Area definition

Common Maintenance Area shall have the meaning set forth in paragraph 18.
Common Maintenance Area means all real property (including the improvements thereto) which are maintained by the Association for the common use and enjoyment of the Owners. The Common Maintenance Area shall include, but not be limited to, the fire pond, roadways, sewage system, meandering drainage easements, the front entrance, pump house, and the mailbox area. The fire pond, although part of the Common Maintenance Area, is specifically not for recreation or other general use by the Association or Owners.
Common Maintenance Area means all real property, easements and rights of way maintained by the Association for the common use and enjoyment of the Owners.

  • The Common Maintenance Area shall consist of that portion of Xxx 0, Xxxxxxx Xxxx Xxxxxxxxxxx, Xxxx, Xxxx, that is exterior to the commercial building containing the Leased Area and which is north of the drive south of the commercial building.

  • Landlord may grant to other persons the right to erect signs in the Common Maintenance Area.

  • Tenant shall keep the Common Maintenance Area in good condition, including lawn mowing, weed and debris removal, and snow removal.

  • Landlord may not allow any other sign in the Common Maintenance Area without Tenant’s prior consent.

  • Tenant, its employees, customers, agents and invitees shall have the right to park automobiles in the Common Maintenance Area.

  • Tenant and its employees, customers, agents and invitees, shall have the nonexclusive right to use, for ingress to and egress from the Leased Area, the Parking Area, the Common Maintenance Area and any common hallway, door, sidewalk and driveway providing reasonable and convenient access between the Leased Area and a public right-of-way.

  • Notwithstanding anything herein to the contrary, the Common Maintenance Area shall not include any of the Property involved in the Environmental Matters or the Environmental Facilities or groundwater therefrom.


More Definitions of Common Maintenance Area

Common Maintenance Area means all property from time to time designated by the Declaration or by the Developer as a maintenance responsibility of the Association for the common use and enjoyment of some or all Owners, together with all improvements, fixtures, intangible personal property now or hereafter situated thereon. Common Maintenance Areas may or may not be owned by the Association.
Common Maintenance Area means the Common Area and all other properties and facilities for which the Association has maintenance responsibility under the Governance Documents or for which the Association agrees to assume maintenance responsibility. The initial Common Maintenance Area is described in Section 9.3.

Related to Common Maintenance Area

  • Maintenance area means any geographic region of the United States previously designated nonattainment pursuant to the CAA Amendments of 1990 and subsequently redesignated to attainment subject to the requirement to develop a maintenance plan under §175A of the CAA, as amended.

  • Generator Maintenance Outage means the scheduled removal from service, in whole or in part, of a generating unit in order to perform necessary repairs on specific components of the facility, if removal of the facility meets the guidelines specified in the PJM Manuals.

  • mixed-use building means a building or structure containing a residential and non- residential use other than a home occupation;

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.

  • Operation and Maintenance Costs means the costs of:

  • Operation and Maintenance Expenses or ‘O&M expenses' means the expenditure incurred on operation and maintenance of the project, or part thereof, and includes the expenditure on manpower, repairs, spares, consumables, insurance and overheads;

  • Routine maintenance means activities to keep an impervious surface as near as possible to its constructed condition. This includes ordinary maintenance activities, resurfacing paved areas, and exterior building changes or improvements which do not materially increase or concentrate stormwater runoff, or cause additional nonpoint source pollution.

  • Parking Garage means a building or portion of a building, other than a private garage, that is used for the temporary parking of motor vehicles;

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Office Building (Premises), means a building or premises or part thereof whose sole or principal use is for an office or for office purposes or clerical work. "Office purposes" includes the purpose of administration, clerical work, handling money, telephone, telegraph and computer operation; and "clerical work" includes writing, book-keeping, sorting papers typing, filing, duplicating, punching cards or tapes, machines calculations, drawing of matter for publication and editorial preparation of matter for publication.

  • Parking Structure means a Building, or any part thereof, principally used for the parking of motor vehicles;

  • Operation and Maintenance or “O&M” shall mean all activities required to operate, maintain, and monitor the effectiveness of the RA as specified in the SOW or any EPA-approved O&M Plan.

  • Deferred Maintenance means improvements necessary for continued operations which do not improve productivity or alter the process technology.

  • Emergency Maintenance means any period of maintenance for which, due to reasons beyond its reasonable control, Sprint Convergence is unable to provide prior notice of.

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Common Areas is defined as all areas and facilities outside the Premises and within the exterior boundary line of the Project and interior utility raceways and installations within the Unit that are provided and designated by the Lessor from time to time for the general non-exclusive use of Lessor, Lessee and other tenants of the Project and their respective employees, suppliers, shippers, customers, contractors and invitees, including parking areas, loading and unloading areas, trash areas, roadways, walkways, driveways and landscaped areas.

  • Parking Area means the area designated as a permitted parking area and a special parking area by the Road Traffic (Permitted Parking Area and Special Parking Area) (Angus Council) Designation Order 2017; and “permitted parking area” and “special parking area” are to be read accordingly;”; and
