WHEN WE MAY ENTER. If you or any guest or occupant is pres- ent, then repairers, servicers, contractors, government repre- sentatives, lenders, appraisers, prospective residents or buy- ers, insurance agents, persons authorized to enter under your rental application, or our representatives may peacefully enter the apartment at reasonable times for reasonable business pur- poses. If nobody is in the apartment, then any such person may enter peacefully and at reasonable times by duplicate or master key (or by breaking a window or other means when necessary) for reasonable business purposes if written notice of the entry is left in a conspicuous place in the apartment immediately after the entry. Law officers with a search or arrest warrant or those in hot pursuit may be allowed to enter. We are under no obligation to enter only when you are present, and we may, but are under no obligation to, give prior notice or make appointments.

WHEN WE MAY ENTER. You shall not unreasonably withhold consent for us to enter the unit in order to inspect the unit, make necessary or agreed repairs, decorations, alterations or improvements, supply necessary or agreed services or exhibit the unit to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors. We may enter the unit without your consent in the event of an emergency or if you have submitted a verbal or written work order request. Unless impractical, or we have received a request for maintenance or repairs by you or any occupant, we will give you 24 hours written notice of routine maintenance (not requested by you or any occupant) to be performed in the unit. We will give you written notice no less than 24 hours before the application of pesticide at the unit unless you agree to a shorter notice period. If you have requested us to apply pesticide in the unit, we are not required to give you written notice. If you are concerned with specific pesticides, you must notify us in writing no less than 24 hours before the scheduled pesticide application. Resident agrees to notify owner in writing of any anticipated extended absences from the apartment, an extended absence being defined as an absence of 7 days or more, not later than the first day of the extended absence. Resident further agrees to keep utilities on and adequate heat and A/C (if applicable) in the unit during any extended absence from the apartment. If the resident fails to comply with such notice requirement, the resident shall indemnify the owner for any damages resulting from such absence. The owner may, during any extended absence, enter the rental unit as is reasonably necessary for inspection, maintenance, and safekeeping after providing 24 hours notice.

Written notice of entry will be left in a conspicuous place in the Apartment immediately after the entry. If entry is made responding to your request to make repairs, to perform routine maintenance on the Apartment, pest control, remove health or safety hazards, allowing law enforcement access under valid right of law or statute, showing the Apartment to prospective tenants or to public and private inspectors, exercising contractual lien rights or removing abandoned property, and for any other purpose not listed we will give you 24 hour notice of our intent to enter as much as reasonably possible based on circumstances.
WHEN WE MAY ENTER. Owner or his agent shall, at reasonable times, be permitted to enter the premises to inspect the property and condition thereof, to show the property for sale, and for 30 days before the expiration of this Agreement to keep a rent or sale sign displayed on the premises and show the property for rent or sale. The Resident agrees that the Owner, his agents or employees, or the employees of any contractor, utility company, or governmental agency, shall have the right to enter the premises and make inspections thereof or repairs thereto at any reasonable time and at any time in an emergency. Should a repair person be denied entry, there will be a $100 rescheduling fee charged to Resident. If you or any guest or occupant is present, then repairs, services, or our representative may peacefully enter the residence at reasonable times for the purposes listed in (2) below. If nobody is in the residence, then repairs, services, or our representatives may enter peacefully and at reasonable times by duplicate or master key if: (1) written notice of the entry is left in a conspicuous place in the residence immediately after the entry and (2) entry is for: responding to your request; making repairs or replacement, estimate repair or refurbishing costs, performing pest control; doing preventive maintenance; changing filter(s); testing or replacing smoke detector batteries; retrieving unreturned tools or appliances; preventing waste of utilities; leaving notices; delivering, installing, reconnecting, or replacing appliances, furniture, equipment, or security devices; removing or re-keying unauthorized security devices; removing unauthorized window coverings; stopping excessive noise; removing health or safety hazards (including hazardous materials) or items prohibited under our rules; removing perishable foodstuffs if your electricity is disconnected; removing unauthorized or dangerous animals; retrieving property owned or leased by former residents; inspecting when immediate danger to persons or property is reasonably suspected; allowing entry by a law enforcement officer with a search or arrest warrant, or in hot pursuit; showing the property to prospective residents (after move-out or vacate notice has been given) or showing the property to government inspectors, fire marshals, lenders, appraisers, contractors, prospective buyers, or insurance agents.

WHEN WE MAY ENTER. You shall allow us access to the Premises and we shall have the right to reenter the Premises at all reasonable times for any legitimate or necessary purpose which we determine in our sole discretion, including but not limited to, inspecting, providing necessary services, making necessary repairs or improvements, and showing the Premises to prospective residents or to other persons having a legitimate or necessary interest. We shall always have the right to reenter the Premises without notice, with your consent or request. Absent consent or request from you, we may reenter with notice when practical, and without notice when impractical, or with required legal notice if applicable. Any entry by us shall not constitute an eviction in whole or in part, at any time, nor shall we be liable to you for any inconvenience or discomfort, and Rent shall not xxxxx during any period that we reenter.
