Phase I Improvements. RFA shall construct no less than 1.35 parking spaces per apartment unit for Phase I as shown on the Revised Development Plan, the entire Loop Road, as well as any other improvements described below and/or as otherwise noted on the Revised Land Development Plans (as may be modified during the PLDRP) as Phase I improvements. During Phase I, RFA shall also (i) remove 3,000 s.f. of cast-off railroad ballast and replace the same with green space and (ii) rough grade and seed the Phase II area.
Phase I Improvements. The first phase of the Initial Improvements (“Phase I Improvements”) covers the renovation of the Premises into dance studios, rehearsal and performance facilities, classrooms, offices, common use areas, and building systems to provide for the relocation of the Sacramento Ballet into the building. Lessee shall commence Phase I Improvements within 24 months of the Effective Date and complete the Phase I Improvements within 48 months of the Effective Date of this Lease.
Phase I Improvements. Landlord shall endeavor to achieve final completion of the Building lobby, main corridors and the Project amenities identified as the Phase I Improvements on Schedule A attached hereto and incorporated by April 1, 2018.
Phase I Improvements. A. The Redeveloper shall construct on the Project Site within the time limits sets forth in this Agreement, the Improvements (“Phase I Improvements”) more particularly described in Section 2.1(B) below; together with surface and/or structured parking and circulation space, and appropriate landscaping and pedestrian and vehicular circulation areas, which shall be developed and constructed in accordance with the Conceptual Master Site Plan, the Redevelopment Plan and the Plan Requirements.
Phase I Improvements. Construction of the Phase I Improvements on the Project Site shall be commenced by the Redeveloper within ninety (90) days after all of the above approvals set forth in this Article III have been obtained for the Phase I Improvements and shall be completed (as evidenced by Certificate(s) of Completion issued by the Agency) within thirty six (36) months after all such approvals have been obtained.
Phase I Improvements. Developer shall construct, at its sole cost and expense, on a mutually agreed upon portion of the Property, the legal description for which shall be determined upon approval of the DRI Level III Site Plan and attached hereto as Exhibit D (“Phase I Parcel”) a minimum of 150,000 total square feet (excluding parking) in improvements (“Phase I Improvements”). The Phase I Improvements shall include approximately (a) 50,000 square feet to be occupied by FSU for use by FSU’s Film School for its major focused on emerging motion picture media and for its Torchlight Program (“FSU Improvements”); (b) 50,000 square feet for DDI for an educational program committed to digital technology, and (c) 50,000 square feet for a DDH production facility. For any additional leasable space in Phase I, if any, Developer shall use commercially reasonable efforts to recruit and secure tenants that are connected to the digital media or entertainment industry.
Phase I Improvements. To the best of Xxxxxx'x Knowledge, Kaiser has satisfied its obligations in all material respects under Section 6.4 ("Covenants of Kaiser - Phase I Improvements") of the Contribution Agreement. In addition, to the best of its knowledge, upon the Closing of the Transactions, Kaiser will have satisfied any known obligations to the Company and the General Partner under the Contribution Agreement and the Erie Lease Agreement and with respect to the Landlord's Work (as defined in the Erie Lease Agreement).
Phase I Improvements. The Completion Date under the Loan Agreement is hereby extended to October 31, 2002. The Phase I Improvements were substantially complete on or about October 28, 2002.
Phase I Improvements. All improvements and structures within Phase I other than the Premises now or at any time hereafter constructed and/or situated within Phase I during the Term of this Lease, and any and all replacements, additions and substitutions thereto, including (a) all on-site improvements, including approximately 675 parking spaces (inclusive of up to approximately 262 parking spaces within a parking deck), which parking spaces include a total of 240 covered stalls located within the parking deck and under parking canopies), parking lot lighting, driveways, landscaping and a water feature, site signage, onsite grading, access roads paving, curbs, directional signs, other governmentally required improvements, underground electrical lines, telephone lines, water lines, sewer lines and other utility lines, and screen walls, and (b) all off-site improvements, including, but not limited to, offsite grading, offsite road improvements (including sidewalks, medians, crosswalks and landscaping), offsite water and drainage systems, offsite lighting, offsite underground electric, telephone, water, sewer and other utility lines and other offsite improvements for the benefit of Phase I.
Phase I Improvements. The renovation to the existing Theater Property currently under construction, infrastructure replacement and drying in the shell of the new construction component as more particularly described in the Construction Contract for Phase I.
