MAINTENANCE, REPAIRS, AND IMPROVEMENTS. ______During (name) ______________________________ exclusive occupancy of the residence, he/she shall maintain the residence in good condition, normal wear and tear excepted, and shall be solely responsible for all costs of maintenance, repairs, or improvements in the amount of $__________________, or less. MAINTENANCE, REPAIRS, AND IMPROVEMENTS. A. The Co-op agrees to maintain common areas and grounds in a decent, safe and sanitary condition in conformity with the requirements of local building codes, state law, and to pay or provide for the payment of all loans, taxes, assessments, and insurance on the premises. (The Co-op will not, however, provide insurance on member's personal property.)
MAINTENANCE, REPAIRS, AND IMPROVEMENTS. Company, in its sole discretion, reserves the right to suspend the Services, or any part thereof, at any time for the purpose of carrying out or implementing maintenance, repairs, or improvements, provided that Company gives at least 24 hours prior written notice to the Customer and Company uses reasonable efforts to minimize the disruption to the Services.
MAINTENANCE, REPAIRS, AND IMPROVEMENTS. The Lessor shall deliver the premises in mint condition and complete with the necessary utilities required by law. The Lessee shall be responsible for the maintenance and repairs of the Premises’ utilities and its fixtures, including the payment of its bills. The Lessee shall not make any alterations, modifications, and improvements without the consent of the Lessor. A written request should be submitted to the Lessor before making such improvements. Any damages in the Premises caused by normal wear and tear, which severely affects the safety of the Lessee, throughout the lease term shall xxxxx or adjust the rent until the premises are restored to its original condition. Damages to the premises beyond normal wear and tear shall be the sole responsibility of the Lessee, including the expenses for its repairs.
MAINTENANCE, REPAIRS, AND IMPROVEMENTS. (a) Lessor shall not be required to make any repairs, alterations, additions, or improvements to or upon said leased premises during the term of this lease, except only those hereinafter specifically provided for; the Lessee hereby agrees to maintain and keep said leased premises, including heating system, wiring, doors, windows, plumbing, and drain pipes to sewers, in good order and repair during the entire term of this lease at Lessee’s own cost and expense; Lessee further agrees that it will make no alterations, additions or improvements to or upon said leased premises without the written consent of Lessor first being obtained.

During the term of this Lease, Lessor shall maintain and repair the parking lot, yard and exterior of the building of the Leased Premises, but Lessor shall have no obligation to make any other repairs or to maintain any other portion of the Leased Premises. Lessee accepts such premises "as is" on the commencement date of this Lease. If Lessor elects to make any repairs or improvements to the Leased Premises, the rent as discussed in Section 2 hereof may be increased in proportion to the amount the Leased Premises have increased in value because of such repairs or improvements. Except as otherwise provided herein, Lessee agrees to keep and maintain the Leased Premises and all equipment and appurtenances affixed or used in connection with the Leased Premises in good and substantial repair and to make all repairs promptly when needed so as to maintain the Leased Premises in the same condition and state of repair as existed at the commencement of this Lease. Lessee further agrees at its own cost and expense to comply with all orders, rules, regulations and requirements of every kind and nature relating to the Leased Premises, now or hereinafter in force and effect, of the Federal, State, Municipal or other governmental authorities, applicable to Lessee's use and occupancy thereof. Lessee agrees to indemnify and save harmless the Lessor from and against any and all judgments, decrees, penalties, costs and expenses, by reason of any non-compliance.

Maintenance, repairs and improvements to the Road shall include without limitation such work as is reasonably necessary to maintain road surface(s), bridge and culvert supports, road edges and road drainage in good repair and to support safe use of the Road. Maintenance may also include the removal or stabilization of trees, plants or other environmental conditions that could or do impact Road integrity, safety, use or access.
