Any Equipment picked-up, received, dropped-off or delivered by a Vendor designated carrier or a representative of a Vendor designated carrier or coming under the direct or indirect control of the Vendor designated carrier shall be subject to the terms and conditions of this Agreement and any such third party shall be deemed to have authority on behalf of the Vendor to execute an EIR.

Maintenance and Repair Services. Throughout the Term, Lessor shall keep the Garage Site and all of its mechanical systems in good, clean and safe condition and repair and for the good of the general public. The Lessor shall be responsible for coordinating all preventive, routine, and other appropriate maintenance and repairs for the Garage Site. In regards to, just the Garage Site, this is a gross lease and Lessor shall be responsible for any and all maintenance and repair services and costs to maintain the Garage Site.

Maintenance and Repair Services. Owner hereby authorizes Manager to be exclusively responsible for providing Routine Maintenance and Non-Routine Maintenance (as each term is defined below) (together, “Maintenance Services”) for the Unit and accordingly hereby retains Manager to provide such services and authorizes Manager to retain any other third party authorized at Manager’s sole discretion to provide such services. Major maintenance services which require skilled labor, tradespeople or other subcontractors shall not be performed by Manager, and may be secured through Manager on behalf of Owner under separate contract, and will include a 15% administration fee payable to Manager.
