Horizontal Control Plans.  A-E shall prepare one (1) set of on-site horizontal control, striping and signage plans, based on the final approved site plan.  The horizontal control plans will provide calculated site line work of proposed building, landscape/planter curbs and parking areas. Hydrology and Hydraulic Report  In conformance with the requirements of the local governing agency, A-E shall prepare one (1) on-site hydrology report for the proposed project in accordance with the county Hydrology Manual. The hydrology report shall analyze the existing and proposed drainage patterns and quantify the tributary flows to proposed drainage facilities.  A hydrology and hydraulic report will be prepared for submittal to the local governing agency to support the proposed on-site drainage design, as shown on the precise grading and drainage plans. The report will include a hydrology map and hydraulic calculations. Sanitary Sewer Improvement Plans  No sanitary facilities are planned for the expansion and there are no know sanitary sewer conflicts within the expansion area. This work is excluded at this time. Water Improvement Plans  A-E shall prepare one (1) set of on-site water improvement plans illustrating the fire and irrigation service required for project site in accordance with the local governing agency criteria. The proposed on-site water will connect to the existing public water system. The on-site water improvement plan shall be prepared in plan view only and profiles are excluded.  The on-site fire protection system shall include piping, detector check valve, fire department connection, post indicator valve, and fire hydrant(s), if required. Fire service lateral shall be designed to within five feet of proposed building.  A-E shall include a design for separate water meter connections if required for the irrigation service. Meter location shall be coordinated with the Landscape Designer.  A-E shall design any and all required hydrant locations along the site frontage.  No extension of the water network is anticipated and is not included in this proposal. Water Quality Management Plan (WQMP)  A-E shall prepare one (1) Water Quality Management Plan (WQMP) for the project, based on the requirements of the County of Orange. Horizontal Control Plans. Develop an accurate base plan based on the approved Refined Master Plan (by SDG) as the basis for design and preparation of the Horizontal and Vertical Control Plan that will indicate horizontal and vertical survey controls per the City-provided site survey topographic map, horizontal dimensions, offsets, line and curve data, and other pertinent information required for the layout and staking of the proposed facilities.

  • Quality Control Plan Within forty five (45) days after the design development documents are approved, the Design-Builder shall develop a quality control plan for the Project (the “Quality Control Plan”). A draft of the Quality Control Plan shall be submitted to the Department and shall be subject to the Department’s review and approval. The Quality Control Plan shall be tailored to the specific products/type of construction activities contemplated by the GMP Basis Documents, and in general, shall include a table of contents, quality control team organization, duties/responsibilities of quality control personnel, submittal procedures, inspection procedures, deficiency correction procedures, documentation process, and a list of any other specific actions or procedures that will be required for key elements of the Work.

  • Final Plans No later than thirty (30) days following the approval of the Preliminary Plans, Tenant shall submit to Landlord a proposed set of Final Plans for approval by Landlord. Landlord’s approval of such proposed Final plans shall not be unreasonably withheld, conditioned or delayed, provided that (a) the Tenant Improvements, as set forth on such plans, comply with all applicable governmental laws, codes, rules, and regulations, and (b) such plans are sufficiently detailed to allow construction of the Tenant Improvements in a good and workmanlike manner. Landlord shall advise Tenant of Landlord’s approval or disapproval of the proposed Final Plans. If Landlord disapproves any aspect of the proposed Final Plans, Landlord shall so notify Tenant and specify how any such disapproved item may be made acceptable to Landlord. The proposed Final Plans shall then be revised and re-submitted to Landlord and Landlord and Tenant shall agree upon and sign the Final Plans as soon as reasonably practicable. The proposed Final Plans will be deemed to be complete and become the Final Plans upon execution thereof by Landlord and Tenant, and thereupon such Final Plans shall be deemed to be a part of this Lease and incorporated into this Lease by reference. Approval by Landlord of the Final Plans shall not be a representation or warranty of Landlord that such plans are adequate for any use, purpose, or condition, or that such plans comply with any applicable law or code, but shall merely be the consent of Landlord to the Final Plans. All changes in the Final Plans must receive the prior written approval of Landlord, and in the event of any such approved change, Tenant shall, upon completion of the Tenant Improvements, furnish Landlord with an accurate, reproducible “as-built” plan of the Tenant Improvements as constructed.

  • Flexible Working Arrangements 16.1 The Act entitles specified Employees to request flexible working arrangements in specified circumstances.

  • Construction Plans Tenant shall prepare final plans and specifications for the Tenant Improvements that (a) are consistent with and are logical evolutions of the Approved Schematic Plans and (b) incorporate any other Tenant-requested (and Landlord-approved) Changes (as defined below). As soon as such final plans and specifications ("Construction Plans") are completed, Tenant shall deliver the same to Landlord for Landlord's approval, which approval shall not be unreasonably withheld, conditioned or delayed. All such Construction Plans shall be submitted by Tenant to Landlord in electronic .pdf, CADD and full-size hard copy formats, and shall be approved or disapproved by Landlord within ten (10) business days after delivery to Landlord. Landlord's failure to respond within such ten (10) business day period shall be deemed approval by Landlord. If the Construction Plans are disapproved by Landlord, then Landlord shall notify Tenant in writing of its objections to such Construction Plans, and the parties shall confer and negotiate in good faith to reach agreement on the Construction Plans. Promptly after the Construction Plans are approved by Landlord and Tenant, two (2) copies of such Construction Plans shall be initialed and dated by Landlord and Tenant, and Tenant shall promptly submit such Construction Plans to all appropriate Governmental Authorities for approval. The Construction Plans so approved, and all change orders approved (to the extent required) by Landlord, are referred to herein as the "Approved Plans."
