COMPLETION OF THE PREMISES. The Tenant shall be responsible for all work required by the Tenant to complete the Premises for occupancy including the installation of all telephone, computer and special communications equipment, wiring and fixtures. Any work for which the Tenant is responsible shall be designed, performed and completed subject to the Landlord's approval, not to be unreasonably withheld, it being agreed that such work shall be completed within the Fixturing Period.
COMPLETION OF THE PREMISES. 5.1 Landlord shall deliver possession of the Premises to Tenant on the Commencement Date, vacant, broom clean and with the Landlord’s Work Substantially Complete (as defined in the Work Letter). Except for the Landlord’s Work (including, without limitation, any Punch List Items or latent defects), Landlord shall have no obligation for completion or remodeling of the Premises, and Tenant shall accept the Premises in their “as is” condition on the Commencement Date. Notwithstanding the foregoing, Landlord represents and warrants that all building systems constituting part of Landlord’s Work shall be in good working condition, order and repair as of the Commencement Date. Promptly after the Commencement Date, Landlord and Tenant agree to execute a Commencement Certificate in the form attached hereto as Exhibit C setting forth the exact Commencement Date and Expiration Date.
COMPLETION OF THE PREMISES. 5.1 Provisions regarding completion of the Premises are set forth in the attached Work Letter. "
COMPLETION OF THE PREMISES. 7.1 Tenant is accepting (a) the 37th Floor Premises on the Lease Commencement Date as to said Premises in “as is” but “broom clean“ condition with existing lighting, sprinkler and HVAC systems in working good order on said date for general office uses but not necessarily adequate for Tenant’s specific intended use of the Premises beyond general office uses, and (b) the 25th Floor Premises on the Lease Commencement Date as to said Premises in “as is” condition on that date without any Landlord’s Work required to be performed by Landlord on or before that date.
COMPLETION OF THE PREMISES. 3.1 All work involved in completion of Lessor’s Work and the Leasehold Improvements shall be paid for by Lessor (applying Lessor’s Contribution thereto), and shall be carried out by the Project Contractor in accordance with the Construction Documents and under the sole direction of Lessor. Lessee shall cooperate with Lessor and Project Contractor to promote the efficient and expeditious completion of such work.
COMPLETION OF THE PREMISES shall be certified to Tenant in writing by Landlord or its agent, and the delivery of such certificate of completion to Tenant shall constitute delivery of possession of the Premises hereunder. Tenant, its agents, servants and contractors, prior to the delivery of possession of the Premises, shall have the right to enter upon the Premises, for the purpose of taking measurements or making Tenant's improvements therein, but for no other purposes; provided, however, that such entry shall not interfere with or obstruct the progress of the work being done by Landlord.
COMPLETION OF THE PREMISES. 3.01 Landlord's Work. Landlord, subject to delays beyond its control, --------------- agrees to perform its obligations with respect to the Premises as provided for in this Lease and the Work Letter.
COMPLETION OF THE PREMISES. Tenant shall accept the Leased Premises in its “as is” condition. Landlord shall not be deemed to have made any representations or warranties with respect to the suitability of the Leased Premises for Tenant’s use, or otherwise, and shall have no other obligation for the completion of the Leased Premises. By taking possession of the Leased Premises, Tenant shall be deemed to have agreed that the same is in good order, repair, and condition, and satisfactorily completed in accordance with Landlord’s obligations hereunder.
COMPLETION OF THE PREMISES. The Work Agreement sets forth, among other things, Landxxxx'x xnd Tenant's agreement regarding improvements if any, to be made to the Premises. Any work required by Tenaxx xx provided for in said Exhibit "D" shall be performed within the provisions and according to all standards of said Exhibit "D".
COMPLETION OF THE PREMISES. 5.1 Landlord shall advise Tenant of the earliest date on which Tenant may enter the Premises (the "Delivery Date") for commencement of Tenant's Work. Landlord agrees that as of the Delivery Date Tenant may commence Tenant's Work in the Premises subject to the provisions of the Work Letter. Commencing on the Delivery Date, Tenant agrees that all terms and provisions of this Lease shall be in
