Xxxxxx’x Insurance. Lessor agrees to purchase or to cause the Property Manager to purchase in advance, and to carry in full force and effect during the Lease Term: (i) “All risk” property insurance coverage on the Project, exclusive of the leasehold and other improvements of the owners and tenants in the Project, in such amount as Lessor deems prudent, (ii) commercial general liability insurance covering the Project, in a combined single limit amount of at least $1,000,000, and written on an “occurrence” basis, and (iii) rent loss insurance with respect to the Premises with respect to such exposures and perils in an amount equal to the Rent payable hereunder for a period of not more than twelve (12) months. Tenant shall reimburse Lessor for the premiums and other expenses of maintaining such policies as additional rent if such costs and expenses are not otherwise included in Operating Costs.

Xxxxxx’x Insurance. Nothing in this Section shall prevent the taking out of policies of blanket insurance, which may cover real and/or personal property and improvements in addition to the Leasehold Improvements; provided, however, that in all other respects each such policy shall comply with the other provisions of this Section 9.
Xxxxxx’x Insurance. Lessor agrees that during the term of this Agreement it shall keep and maintain insurance covering any environmental contamination that may be caused, in whole or in part, by Lessor, in such amounts as are determined to be reasonable in the sole discretion of the Lessor and the Airport Director. Xxxxxx’x Insurance. The Employer shall pay a principal sum of fifty thousand dollars ($50,000) to an eligible employee who is feloniously assaulted in the course and scope of employment for injuries resulting in death, dismemberment or permanent total disability that prevents the employee from returning to the job of injury. This payment would be in addition to benefits to which the employee would be entitled under the workers compensation laws of the state. For employees claiming dismemberment or a permanent total disability, eligibility for the assault benefit will be dependent upon the Washington State Department of Labor and Industries impairment and disability rating.
Xxxxxx’x Insurance. Tenant bears the risk of loss for all personal property kept in the Premises or anywhere in the Facility. Landlord will not be responsible for any damage to, or loss of, Xxxxxx’s personal property. Tenant is strongly encouraged to get rental insurance or similar insurance to cover any loss or damage to personal property.
Xxxxxx’x Insurance. Xxxxxxx shall carry and maintain property and liability insurance throughout the construction of the Project and the Term of the Lease and Operating Agreement, as may be reasonably required by TCHC. Xxxxxxx shall maintain liability insurance in the amount of Ten Million Dollars ($10,000,000) naming TCHC as an additional insured and providing a waiver of subrogation. Xxxxxxx shall provide an insurance certificate confirming the foregoing to TCHC. The insurance policies required to be obtained and maintained by Xxxxxxx shall be primary and shall not call into contribution any insurance available to TCHC to the extent of the coverage contemplated in this agreement. Xxxxxxx may purchase and carry property insurance relating to the Art Installations at its expense, but shall not be obligated to do so but shall carry liability insurance with respect to the Art Installations.
Xxxxxx’x Insurance. (a) Xxxxxxx at its expense will secure and keep in force at all times during the Term and while Services are being performed under this Agreement, the following insurance coverages and their respective minimum limits:

Xxxxxx’x Insurance. Lessor shall obtain and keep in force during the term of this Lease a policy or policies of insurance covering loss or damage to the Premises (which may include earthquake and/or flood insurance), in the amount of the full replacement value thereof. Lessee shall pay to Lessor its Pro-Rata Share of the cost of said insurance (including deductibles) within twenty (20) days of Lessee’s receipt of Lessor’s invoice demanding such payment. In no event shall the annual premium for earthquake insurance be more than one and on-half (1-1/2) times the premium for the property insurance. Lessor shall also carry, on the Project, during the term, Commercial General Liability Insurance with an insurance company who carries a financial rating of not less than “A-VII”, as designated in the most current Best’s Insurance Reports, providing coverage of not less than Five Million Dollars ($5,000,000.00) in combined Bodily Injury and Property Damage Liability.
Xxxxxx’x Insurance. Xxxxxx shall maintain and furnish to BPT proof of casualty and liability insurance in a minimum amount of One Million Dollars and No cents ($1,000,000.00) combined single limit for bodily injury or death of person(s) and property damage arising out of a single occurrence. Xxxxxx shall furnish proof of insurance evidencing the aforesaid coverage upon BPT's written request.
Xxxxxx’x Insurance. Lessor agrees during the Term to carry fire ------------------ and extended coverage insurance, including, at Lessor's election, damage from earthquake and/or flood, insuring Lessor's interest in the premises for the full replacement cost thereof, as well as comprehensive general liability insurance, or other comparable coverage insuring Lessor and such parties as Lessor shall elect, or be required, to provide such coverage. Lessor shall have no obligation to insure against loss by Lessee to Lessee's leasehold improvements (i.e., the Lessee ---- Improvements) or alterations, fixtures, furniture, or other personal property in or about the premises occurring from any cause whatsoever, and Lessee shall have no interest in the proceeds of any insurance carried by Lessor. Lessor shall have the right to carry any additional insurance as Lessor reasonably shall require, including, without limitation, business interruption insurance.
