REPAIR; MAINTENANCE. Make, cause to be made, and/or supervise repairs, improvements, alterations and decorations to the Property; purchase, and pay bills for, services and supplies. Broker shall obtain prior approval of Owner for all expenditures over $ for any one item. Prior approval shall not be required for monthly or recurring operating charges or, if in Broker's opinion, emergency expenditures over the maximum are needed to protect the Property or other property(ies) from damage, prevent injury to persons, avoid suspension of necessary services, avoid penalties or fines, or suspension of services to tenants required by a lease or rental agreement or by law, including, but not limited to, maintaining the Property in a condition fit for human habitation as required by applicable law.

REPAIR; MAINTENANCE. The Contractor’s service response process shall ensure that all maintenance and repairs requested by a JBE are responded to via telephone within two (2) business hours of receiving the request to determine the urgency of the issue and resolution and determine the need for technical onsite visits, if any. Based on that communication, the Contractor shall be able to schedule technical onsite visits within three (3) business days or less, unless otherwise agreed to by the JBE.
REPAIR; MAINTENANCE. The Chamber shall be responsible for all repairs unless damage is deliberate by tenant. In this case, the Tenant shall be responsible to pay for any repairs the Chamber shall make.
REPAIR; MAINTENANCE. The Borrower shall (i) promptly repair, restore, replace or rebuild any portion of the Premises which may be damaged or destroyed whether or not Insurance Proceeds (as hereinafter defined) are available or sufficient for that purpose; (ii) keep the Premises in good condition and repair, free from waste; (iii) pay all operating costs and expenses of the Premises when due; (iv) comply with all legal requirements applicable to all or any portion of the Premises, or the use and occupancy, thereof (subject to the right of the Borrower to contest the enforceability or applicability of any such legal requirements in good faith, diligently and at its expense by appropriate proceedings which shall not subject the Borrower or the Agent and/or Banks to any risk of civil or criminal liability and which shall operate during the pendency thereof to prevent the imposition or foreclosure of any lien upon, or any interference with the availability, use or occupancy of, the Mortgaged Property or any part thereof), and observe and comply with any conditions and requirements necessary to preserve and extend any and all rights, licenses, permits (including without limitation zoning variances, special exceptions and nonconforming uses), privileges, franchises and concessions that are applicable to all or any portion of the Premises or the use and occupancy thereof; (v) refrain from any action, and correct any condition known to Borrower, which would materially increase the risk of fire or other hazard to the Premises or any portion thereof; and (vi) cause the Premises to be managed in a competent and professional manner.
REPAIR; MAINTENANCE. Buildings and Fences for minor repairs: Owner will furnish all materials and Operator will provide the labor at no charge. New Fence: Owner to furnish all materials and one-half of the cost of labor. Operator to provide one-half of the labor and all of the equipment to construct fence. Owner will pay 100% of the cost to clear fence row when necessary.

REPAIR; MAINTENANCE. LESSEE undertakes to pay the LESSOR the missing item(s) and the major damages caused due to negligence or carelessness of USER. LESSEE shall also immediately report to LESSOR, any breakdown of any other leased electrical equipment, in order that LESSOR may repair such equipment; the cost of such repair shall be paid by LESSOR, with exemption with such breakdowns caused due to evident mistreatment negligence of LESSEE.

Prior approval shall not be required for monthly or recurring operating charges, or if in MYR’s opinion, emergency expenditures over the maximum are needed to protect the Property or other Property(ies) from damage, prevent injury to persons, avoid suspension of necessary services avoid penalties or fines or suspension of services to tenants required by a lease or rental agreement or by law. MYR shall not advance MYR’s own funds in connection with the Property or this Agreement.
REPAIR; MAINTENANCE. Mortgagor shall (i) maintain, repair, restore, replace or rebuild any portion of the Land, Improvements, and Property which may be damaged or destroyed; (ii) keep the Land, Improvements, and Property in good condition and repair, free from waste; (iii) pay all operating costs and expenses of the Land, Improvements, and Property when due; (iv) comply with all applicable statutes, ordinances, rules, regulations, codes, orders, requirements, directives, binding written interpretations and binding written policies, rulings, and decrees of all local, municipal, state and federal governments, departments, agencies, commissions, boards or political subdivisions (“Laws”), observe and comply with any conditions and requirements necessary to preserve and extend any and all rights, licenses, permits (including without limitation zoning variances, special exceptions and nonconforming uses), privileges, franchises and concessions that are applicable to all or any portion of the Land, Improvements, and Property or the use and occupancy thereof; (v) refrain from any action, and correct any condition known to Mortgagor, that would materially increase the risk of fire or other hazard to the Land, Improvements, and Property or any portion thereof; and (vi) cause the Land, Improvements, and Property to be operated in a competent and professional manner.
