Operating Charges definition

Operating Charges means any amounts charged in respect of the operation of an investment account of a client, including service charges, administration fees, safekeeping fees, management fees, performance fees;
Operating Charges means the operating costs of the village. This includes but is not limited to:

Examples of Operating Charges in a sentence

  • Landlord’s liabilities and obligations with respect to refund of the security deposit or overpayments by Tenant of Real Estate Taxes or Operating Charges, if and to the extent required by the provisions of this Lease, shall survive the expiration or earlier termination of this Lease.

  • Within one hundred twenty (120) days after the end of each calendar year, or as soon thereafter as is feasible, Landlord shall submit a Reconciliation Statement for Operating Charges.

  • For Firebombing aircraft capable of self-filling by scooping water, Operating Charges will be payable for the period of time that the Aircraft is scooping during authorised flights, whether or not any part of the Aircraft is in contact with surface water.

  • For the purpose of accounting and invoicing as provided in clause 5 of Schedule 3, Operating Charges will be calculated in decimal hours to the nearest one hundredth of an hour or better (i.e. with a precision of two decimal places or better).

  • Operating Charges for Fixed Wing aircraft will be due and payable to the Contractor for that period of time, between point of take-off and point of landing for each flight, that has been authorised by NAFC or a Member as measured by an automated device as set out in clauses 5 and 6 of Schedule 5.


More Definitions of Operating Charges

Operating Charges means all expenses incurred in the operation, maintenance, and repair of the Leased Premises , including the following: (1) water, electricity, and other utility charges of every type and nature; (2) premiums and other charges for insurance and deductibles under such insurance policies; (3) any business, professional, and occupational license tax payable by the Lessee with respect to the Leased Premises; (4) any costs to comply with legal or insurance requirements applicable to the Leased Premises; and (5) any other expense incurred in maintaining the Leased Premises.
Operating Charges as defined in Clause 9.2;
Operating Charges means the sum of all direct and indirect costs and expenses of any kind or nature whatsoever incurred in connection with the management, operation, maintenance, repair, replacement and cleaning of the Building, the Land and the Common Areas. Commencing on the first day of the year following the Base Year and thereafter for the remainder of the Term, Licensee shall pay, as Additional Rent, Licensee’s proportionate share of the amount by which Real Estate Taxes for each year falling entirely or partially within the Term following the Base Year exceeds the Base Year Real Estate Taxes (hereinafter referred to as the “Real Estate Taxes Escalation”). As of the date hereof, Licensee’s Proportionate Share is agreed to be 30.25%.
Operating Charges means all costs and expenses incurred by Landlord in the ownership and operation of the Complex, including all of the following: (1) electricity, gas water, sewer and other utility charges with respect to the operation of Common Areas of the Complex; (2) premiums, deductibles, and other charges for insurance (including, but not limited to, property insurance, rent loss insurance and liability insurance); (3) all market rate management fees incurred in the management of the Complex; (4) all costs incurred in connection with service and maintenance contracts; (5) maintenance and repair expenses and supplies; (6) amortization (calculated on a straight-line basis over the useful life of the improvement), with interest at Landlord's cost of funds (or, if the improvement is not financed, at the prime rate reported in The Wall Street Journal) for capital expenditures which have been approved by Tenant or which are made by Landlord for the purpose of complying with legal or insurance requirements or that are intended to result in a net decrease in Operating Charges (hereinafter referred to as "Qualified Capital Expenditures"); (7) salaries, wages, benefits and other expenses of Complex personnel; (8) legal fees (except as excluded below), administrative expenses, and accounting, architectural and other professional fees and expenses; (9) costs of any service not provided to the Complex on the Commencement Date but thereafter provided by Landlord in the prudent management of the Complex; (10) charges for concierge, security, janitorial, char and cleaning services and supplies furnished to the Complex; (11) costs associated with the provision or operation of any common facilities and service amenities; (12) the cost of maintaining management, engineering and/or maintenance offices in the Complex; (13) any business, professional and occupational license tax paid by Landlord with respect to the Complex; (14) any personal property tax payable with respect to Landlord's property located at the Complex that is used in connection with the maintenance, repair, or operation of the Complex; and (15) any other expense incurred by Landlord in maintaining, repairing or operating the Complex.

Operating Charges means all expenses incurred in owning, operating, managing, maintaining and repairing the Building and/or the land on which it is located (the "Land"), including but not limited to: (a) Common area electricity, water, sewer and other utility charges; (b) insurance premiums; (c) management fees including, without limitation, salaries for on-site employees not above the level of building manager; (d) costs of service and maintenance contracts; (e) maintenance and repair expenses; (f) amortization of amounts under 5.2(i)(2), with interest at the published Wall Street Journal Prime Rate plus one percent (1%); (g) Real Estate Taxes; (h) charges or costs for janitorial services; (i) charges or costs to operate, maintain, or repair common or public areas or facilities of the Project, including charges or costs (1) to pay for landscaping in such common areas or facilities, (2) to pay for capital improvements (related to repairs and maintenance of the Project or to reduce Operating Charges, in which case such capital improvements will be depreciated over their usable life) in such common areas or facilities, (3) to pay for any transportation or means of transportation contemplated by any covenants or governmental requirements now or hereafter affecting the Building, and (4) to pay for any architectural review board or other administrative expenses; (j) any business, professional or occupational license tax payable by Landlord with respect to the Building; (k) reasonable reserves for replacements, repairs and contingencies with respect to common or public areas or facilities of the Project (not to include capital improvements except for those related to repairs and maintenance of the Project or to reduce Operating Charges, in which case such capital improvements will be depreciated over their usable life); (l) costs of decorating and landscaping the grounds and the common areas of the Building; and (m) any sales tax paid by Landlord with respect to goods and services in connection with the foregoing. Operating Charges shall not include: principal or interest payments on any mortgage, deed of trust or ground lease; leasing commissions; depreciation of the Building except as specified above; and the costs of special services or utilities separately charged directly to particular tenants of the Building. Current charge is $1.40 s.f. to be paid monthly along with the rent.
